This $3.5M Tribeca apartment has the bones of a loft, the polished interiors of a mansion

This two-convertible-to-three-bedroom condominium at 58 Walker Street has all the credibility it needs as an authentic Tribeca loft, but wood-paneled walls, a marble-mantled fireplace and super-luxe details assure there won't be any need to sacrifice grown-up elegance. 13-foot ceilings, massive loft windows and exposed brick walls within a cast iron loft building frame a 1,927 square-foot home whose interiors were created by the design team of kureck/jones. An added rare-in-a-loft perk: There's a private terrace off the master bedroom.

100 Barclay: Restoring and reinventing a historic Tribeca landmark

This post has been sponsored by 100 Barclay. To learn more about available condos or to schedule a tour, visit the official 100 Barclay website. Finished in 1927, 100 Barclay is one of New York City's most pivotal structures. Designed by one of our country's most esteemed architects, Ralph Walker, while he was an associate at McKenzie Voorhees & Gmelin, the tower began construction in 1923, during a time marked by a dramatic shift in architecture and the beginning of the Roaring Twenties. Originally known as the Barclay-Vesey Building, the 32-story building ascends to a height of nearly 500 feet, which made it one of the globe's tallest towers upon completion. The voluminous building was also built as the largest telephone company building in the world, encompassing more than 1.2 million square feet of office and telecommunication space. Its Hugh Ferris-inspired massing, and nature-influenced ornamentation stands as a monument to man's prowess and the machine age, and is widely recognized by architects and historians to be the first Art Deco skyscraper, a prototypical example of the style in its finest form.

Alexander Wang’s swanky-meets-moody Tribeca Loft finds a buyer for $3.5M

In 2010, fashion designer Alexander Wang bought his Tribeca loft at 39 Worth Street for $2 million from former New York Times Style writer Holly Brubach. He then undertook a gut renovation with decorator Ryan Korban that resulted in an "industrial chic" space that embodies his love of black and his line's signature minimalist, urban vibes, as seen through details like a furry furniture, zebra rugs, leather pillows, and mirrored wall panels. Wang listed the 2,550-square-foot home for $3.75 million in May, and the Observer now reports that it's gone into contract for $3.5 million.

The interior space delivers all of the above plus just about every luxury detail an all-out renovation can confer, including half a dozen flavors of Italian marble, remote-controlled toilets, magical showers, a kitchen range the size of an SUV, and custom everything else you could possibly buy for $9.9 million.

Knicks player Lance Thomas scores $3.56M Tribeca condo

Nets players might be gobbling up Brooklyn real estate, but when it comes to the Knicks it's all about staying near MSG in Manhattan. Recently, both Sasha Vujacic and Kristaps Porzingis rented units in Midtown West's fitness-centric Sky, and Joakim Noah picked up a $6 million Chelsea penthouse. Now, forward Lance Thomas is settling down a bit farther south, as LLNYC reports that he dropped $3.56 million on a sprawling Tribeca triplex at 52 Lispenard Street, which makes sense since he recently inked a four-year, $27 million deal with the team.

Timber framed loft transformed to two-bedroom condo asks $2.75M in Tribeca

This two-bedroom apartment, at the condo 288 West Street in Tribeca, practically luxuriates in all its lofty details. The former timber frame loft building still retains much of its incredible interior, which has left this apartment decked out with ceiling beams, arched brick entryways, wood floors and high ceilings. It has just hit the market for $2.75 million after trying to sell earlier this year for $3.175 million.

Duplex penthouse with dramatic outdoor terrace and shower on the market for $14.9M

This Tribeca penthouse, at 39-41 North Moore Street, has been waiting patiently for a buyer. It first hit the market in 2012 for $21.5 million. In 2014, the price was down to $14.995 million. Now it's back, trying for $14.999 million. The sprawling apartment comes with 4,600 square feet of interior living space and 2,300 more square feet outside. The listing goes so far to call it "one of the city's most dramatic terraces." But when your terrace comes with an outdoor shower, outdoor kitchen, pergola and plenty of shaded seating areas, we'll admit that it's something to brag about.

Bethenny Frankel sells $7M Tribeca loft in just one day

Being a reality TV star and having a broker who's one as well certainly didn't hurt Bethenny Frankel's odds of selling her luxe Tribeca loft. In fact, the Wall Street Journal reports that "Million Dollar Listing" agent Frederik Eklund sold the condo in just one day for its asking price of $6.95 million. As 6sqft noted last week when the loft at 195 Hudson Street hit the market, Frankel bought the four-bedroom spread in 2011 for just under $5 million, then spent $500,000 furnishing and renovating it. But when she and ex-husband Jason Hoppy decided to part ways, the apartment became the most contentious part of the divorce, resulting in a very public, four-year legal battle. With the home finally off her hands, the “Real Housewives of New York City” star and outspoken founder of the Skinny Girl empire told the Journal, "I’m glad that the real-estate gods were looking out for me saying, ‘let’s give her a break.’”

Bethenny Frankel puts luxe Tribeca loft on the market for $7M now that divorce is finalized

Bethenny Frankel, "Real Housewives of New York City" star and outspoken founder of the Skinny Girl empire, finalized her divorce from ex-husband Jason Hoppy over the summer after four long years. Perhaps the most contentious part of the legal battle was that he remained in the Tribeca loft that she purchased in 2011 for just under $5 million while she hotel-hopped (she notoriously referred to herself as "the richest homeless person in Manhattan"). But things seem to be turning around for Frankel; she bought and renovated a $4.2 million Soho loft back in April 2015, and she's now finally listed the Tribeca condo for an impressive $6.95 million, reports Variety. The four-bedroom corner spread at 195 Hudson Street is cool and contemporary and boasts luxe details such as a 180-bottle wine fridge, decked-out closet/dressing room, and totally custom office (which made many an appearance on the Bravo reality show).

Tribeca live/work loft with an impressive great room hits the market for $2.5M

The great room in this live/work Tribeca loft, at 6 Varick Street, is the epitome of "sprawling." Spanning 1,418 square feet, it fits a kitchen, living room and dining area with space to boot. A bedroom has been carved into the corner, separated by shelving and a curtain. And the whole thing benefits from loft details like exposed wooden beams, white painted brick walls, hardwood floors and huge windows. All that space is now on the market for $2.5 million, after previously going up for rent two years ago.

The 4,400 square-foot penthouse at the River Lofts at 416 Washington Street in Tribeca that Gwyneth Paltrow and Chris Martin kept as a Manhattan landing spot before their conscious uncoupling has yet to find a buyer. The New York Post reminds us that Gwynnie's loft is still available, along with the 1,900 square foot apartment downstairs owned by restaurateur Reika Yo Alexander (her EN Japanese Brasserie is a celebrity fave, and fashion luminaries like Karl Lagerfeld and Alexander Wang have hosted events at the chic Izakaya), and that the two units might be consciously coupled in a stellar package deal.

After trade, Rangers star Derick Brassard lists $4.5 Tribeca condo a year later

After just a year, former New York Rangers center Derick Brassard has listed his condo at One York Street in Tribeca, reports the Observer. In 2014, the French-Canadian hockey star signed a $25 million, five-year contract extension with the Blueshirts, so it came as no surprise that he dropped $4.15 million on the sleek pad last September. But after a surprising trade to the Ottawa Senators, he's now put it back on the market for $4.35 million.

The five-bedroom triplex not only has luxurious interior details like floating concrete stairs and a limestone-clad master bath, but it boasts six outdoor terraces (perfect for setting up film crews).

Tom Brady and Gisele Pick Up a $20M Pad in Robert A.M. Stern’s 70 Vestry

Pre-deflategate, in 2013, Patriots quarterback Tom Brady and his supermodel wife Gisele Bündchen bought a sprawling apartment at glassy Flatiron tower One Madison. The following year, they put it on the market for $40,000 a month, and it rented out in just two days. But it looks like they'll soon be selling, as the Post reports that the power couple has picked up a $20 million+ pad at Robert A.M. Stern's forthcoming Tribeca project 70 Vestry Street. Though it's not confirmed which unit they acquired, sources say it's 5,000 square feet, on a high floor, and comes with a large terrace. Rumor also has it they chose the waterfront building because of the privacy that its covered porte-cochère entrance provides.

$4.5M Industrial Tribeca Loft Is Both Cavernous and Airy

The adjectives "cavernous" and "airy" don't usually go together, but a gut renovation at this Tribeca loft created an industrial-chic space that manages to feel bright and open while retaining its dark, underground moodiness. Located at the 19th century building 55 North Moore Street, the two-bedroom home boasts historic details like exposed wood ceilings, brick walls, and steel columns, along with more modern touches such as the amazing skylight made of frosted glass blocks. The loft last sold in 2004 for $1.78 million, and after the reno, the owners thought they could pick up a cool $10.6 million last year. The price has now dropped significantly to $4.5 million, however.

Rent Designer Erin Fetherston’s Fashionably Furnished Tribeca Loft for $23K/Month

A recent Observer article describing designer Erin Fetherston's Tribeca loft uses adjectives like "dreamy," "delicate," and "airy,"  all of which also describe the ethereal apparel collections she has designed both under her own label and in collaboration with big names like Target and Cosabella. It's fitting that this apartment, with its pale hues and spun-sugar decor, is located in Tribeca's Sugar Warehouse condominium building at 79 Laight Street. Ms. Fetherston has owned the unit since 2007, when she paid $4.33 million for the loft. She has been living with her husband and new baby in Los Angeles, so it's up to another fashionable New Yorker to enjoy the 3,555-square-foot home, furnished with “rare antiques” and “stylish furniture,” including couches from ABC Home and Bergère-style chairs. The three-bedroom loft has graced the pages of Vogue (also featured here on the designer's blog); it's now seeking a new tenant, asking $22,995 a month.

Tribeca Triplex With Original Keith Haring Mural Returns for $13M

This Tribeca triplex is a treasure for many reasons. Its size, for one; it occupies an insane 8,000 square feet of the classic, landmarked American Thread Building (among the first of Tribeca's luxury condo conversions) at 260 West Broadway. Possibly the most memorable reason is an original Keith Haring mural, made in 1978 during the late artist's days at SVA when the space was a student gallery, painted on a curving wall of the apartment’s main-floor entry gallery. Priced at a treasure-worthy $13 million, it isn’t the property’s first time to this rodeo. As with downtown Manhattan, this amazing loft has seen quite a few changes in the new millennium. The three-story unit was previously listed as #mais and #1/2C; the three story “maisonette” is TH1 in its newest incarnation.

Massive Maya Lin-Designed Tribeca Townhouse Gets Thumbs Up From Landmarks

While better known for its manufacturing buildings converted to retreats of discreet loft living, Tribeca is ushering in a mini-Gilded Age of mega-modern townhouses that are rising from the neighborhood's modicum of narrow lots. Yesterday, the Landmarks Preservation Commission approved Maya Lin Studio's design of a five-story, 20,000-square-foot single-family mansion at 11 Hubert Street that will use the structural bones of an existing three-floor commercial building and add more than 6,000 square feet of floor area throughout. The nondescript commercial structure is a vestige of a never-finished 1980's residential project that Lin, in collaboration with architects Bialosky + Partners, hope to rectify.

Tribeca Triplex Penthouse With Rooftop Hot Tub Swaps Astroturf for Ipe Wood and Asks $8M

When the tricked-out three-bedroom triplex atop 16 Warren Street sold in 2014 for $5.1 million after languishing on the market with a price that had unceremoniously tumbled from the then-brand-new condo's original 2008 ask of $9.175 million, “Million Dollar Listing New York” star Fredrik Eklund did the deal and shouted it from the (internet) rooftops. Fast forward a mere two years: The home's current owners have slid the sleek penthouse back onto the market for $7.995 million. That doesn’t seem out of line for a Tribeca penthouse, and it’s still lower than the 2008 ask, so perhaps the sellers want to be sure they don’t repeat the home’s last held-over performance. With 3,381 square feet of interior space (which looks like it's had a modernizing update), a terrace with views of the neighborhood's twinkling lights around every turn and a big hot tub a-bubbling on the fully-loaded rooftop deck (now with less astroturf, more ipe wood than in the earlier listing) we doubt they'll have to wait six years to make a sale.
