Handel Architects’ Luxurious ‘Amalfi’ Condo Tower Will Now Be Swanky Senior Living Pads

Here's a closer look at Handel Architects' design of a would-have-been condominium tower at 305 East 93rd Street, named The Amalfi. The five-parcel site located at the northeast corner of Second Avenue and East 93rd Street in Yorkville was slated to be developed by Merchants Hospitality until they recently bowed out to a senior living developer, Maplewood. Handel Architects' energetic design of staggering double-height windows, deeply set within a concrete frame was planned to rise a sheer 29-stories above Second Avenue. A lower four-story wing along 93rd Street would have been topped by an outdoor swimming pool. The tower's structural dynamism recalls the firm's recently finished rental tower, 170 Amsterdam on the Upper West Side, that flaunts a diagrid concrete exoskeleton. While the firm will remain the building's designers, it is unclear how much of the shown condominium design will be retained. Considering the project will now be re-tinkered for senior living, we're expecting a little less Amalfi and a bit more Fort Myers.

Historic Henderson Place Townhouse Asks $7.5 Million

Oh, how the times change. In the late 19th century, developer John C. Henderson began constructing an enclave of townhouses, designed by architectural firm Lamb & Rich, and intended for “persons of moderate means”. Today, one of those Yorkville homes is available for rent, asking $25,900 per month… or if you’d like to purchase it outright, $7.495 million. If you’re looking for remnants of 146 East End Avenue’s low-income housing past, you’re in for a disappointment. The result of a “painstaking” two-year gut renovation, this desirable dwelling only speaks the language of luxury. However, if there’s any city that knows how to preserve its history while providing modern amenities, it’s New York. The final result is a beautifully updated home that pays homage to its honorable past.

The New Upper East Side: Changes Are Coming Above 86th Street

There's been so much talk lately about how the Upper East Side is the next cool 'hood--this guy even says it's cooler than Brooklyn--and while that may be true (the neighborhood's got a Meatball Shop; is there really any use denying it anymore?), we have our sights set slightly farther north. The high 80's and 90's, clustered between Park and 1st Avenues, is a hot spot for young professionals who are looking for little more culture and a little less of the bro-tastic bar scene, as well as for just-starting-out families who want a community feel, but not the sky-high rents of Park Avenue and Museum Mile. A slew of new residential developments are popping up in the area, as are fun, independent restaurants and bars. And this piece of Manhattan offers almost just the same transportation convenience as the Upper East Side proper, but with lower rents and a calmer feel.

NYC Condos Designed by Pritzker Prize Winners

The Pritzker Architecture Prize is architecture’s most acclaimed honor. Since 1979, the award has been given away annually to honor one living architect whose built work demonstrates consistent and significant contributions to humanity and the built environment. New York City is home to structures built by 12 of the 36 past winners — ranging from Philip Johnson to I.M. Pei to this year's winner, Shigeru Ban — and currently holds 14 residential examples of their work. One other fascinating tidbit is that condos designed by Pritzker Prize winning architects are selling on average a whopping 44% higher (price/square foot) than those their respective neighborhoods, and 47.5% higher than the Manhattan market average.
