Madonna says in court papers that UWS co-op rules shouldn’t apply to her because she’s famous

"Express Yourself" is not a problem for Madonna when it comes to her real estate dramas. After getting caught posting fake "no parking" signs outside her Upper East Side mansion, she then sued the board of her Upper West Side co-op when they tried to enforce the rule that her children and staff can't use the apartment without her, the owner, present. The Post has now obtained court papers in which the diva asserts she should be exempt from the building rules since they knew she was a superstar when she moved there in 2004. "At that time, I was, and still am, a world-known performing artist... One West knew or should have known that I traveled extensively and owned other residences."

Revised Museum of Natural History Expansion files with LPC, preserves more park land

After first revealing its controversial $325 million expansion almost a year ago, the American Museum of Natural History has now filed plans with the Landmarks Preservation Commission to move ahead with the Jeanne Gang-designed project. Though, as the Wall Street Journal reports, there's been some changes, mainly those responding to the community's concerns over how much of the new Richard Gilder Center for Science, Education and Innovation will encroach on Theodore Roosevelt Park, a city-owned space near the back of the museum at 79th Street. The new curving Center will occupy one-quarter of an acre of the park, and two historic trees--a 125-year-old English elm and a 75-year-old pin oak tree-- will be preserved. Therefore, the public space leading into the museum will have better circulation and more gathering spaces.

Babe Ruth’s Former UWS Apartment Sells to ‘How I Met Your Mother’ Actress

Though this Upper West Side apartment doesn't look like much, it's certainly racking up the celebrity accolades. At the end of his career, from 1929 to 1940, Babe Ruth and his family owned the entire seventh floor at 345 West 88th Street. At the time it boasted 11 rooms, but it's since been divided into two units. One unit, 7B, hit the market for $1,595,000 last August; the other, 7F, listed in February for $1,175,000. According to the Observer, the latter has sold for $1,130,000 to former "How I Met Your Mother" actress Ashley Williams and her husband, producer Neal Dodson.

Apartment in Miles Davis’ Old Upper West Side Townhouse Sells for $500K

Just a couple months ago, an apartment in Miles Davis' old Upper West Side townhouse hit the market for $495,000, and the Post now reports that the charming one-bedroom has sold for $500,000 to "a woman who 'loves' the building’s jazz-music history." The jazz legend lived in the Renaissance Revival brownstone at 312 West 77th Street from roughly 1960 until he moved to LA in the mid '80s, often hanging out on the stoop with his neighbors and hosting other jazz greats like Herbie Hancock, Ron Carter, and Dizzy Gillespie. And it was here that he wrote the music for his albums "Kind of Blue" and "Bitches Brew." After he headed west, the home was divided into six apartments.

Lottery Opens for 50 Middle-Income Units at High-End Rental West End Towers

Most of the affordable housing lotteries that have been coming online through the city's portal have served low-income New Yorkers. The latest, though, has a higher income range, catering to middle-income tenants who earn 130 percent of the area median income, or $70,732 for an individual up to $117,700 for a family of four. The 50 available units are located at West End Towers, a luxury 1,000-unit rental at West End Avenue and 63rd Street, less than a block away from Riverside Park and just two blocks from Lincoln Center. The apartments range from $2,024/month studios to $2,611/month two-bedrooms.

Spotlight: Olympic Silver Medalist Tim Morehouse Hopes to Create a Fencing Hub on the UWS

The opening ceremonies for the 2016 Rio Olympics are a week away, and for many of us it's all about the swimming, gymnastics, and track and field. But for Tim Morehouse, the main event is fencing, a sport with three weapons (sabre, foil, and epee) that has tremendous depth internationally. In 2008, Tim was part of the US men's sabre team that won silver in Beijing, and in 2012 in London, he reached the quarterfinals in the men's individual sabre event. Four years later, Tim has transitioned from a competitor to a fencing ambassador, aiming to raise the sport’s profile in the United States. To accomplish this, he founded and runs Fencing in the Schools, a non-profit organization that teaches physical education teachers the basics of fencing so they can introduce it to their students - especially those who might otherwise not have the opportunity to try it - with the hope of a few of them wanting to take it beyond gym class. In November 2015, Tim continued his mission by opening his own sabre club on the Upper West Side. Though less than a year old, the club is already making a name for itself on 91st, as well as way beyond; at the recent United States Fencing Association's National Championships in Dallas, two of club's students medalled. 6sqft recently spoke with Tim to discuss the Olympics, starting his own club, and his goals of making fencing accessible to everyone.

Landmarks Tells BKSK Architects to Cut Height of Proposed Eight-Story UWS Resi Building

It's back to the drawing board for BKSK Architects, reports CityRealty.com. At yesterday's LPC meeting, architects Harry Kendall and Todd Poisson presented BKSK's proposal for a new seven-unit residential building at 466-468 Columbus in the Central Park West Historic District being developed by the Roe Corporation. The project would require the demo of an innocuous three-story brick building dating back to 1894 (the existing building facade was updated in 2006), replacing it with an even taller masonry building with a facade punctuated by terra cotta louvers and topped with a modern cornice. The building would also host two retail units on its ground floor and an eighth-floor setback that would give the penthouse a private terrace. While the LPC had no issue with knocking down the existing building, they were less keen on some of the other items.

Waitlist Opens For Studios at Upper West Side’s Trinity House, Starting at $432/Month

Trinity House is a 199-unit rental building at 100 West 92nd Street on the Upper West Side, just a block away from Central Park. It was built in 1968 by the Trinity School, which occupies the first three floors, as a Mitchell-Lama development. As 6sqft previously explained, this affordable housing program "was created in 1955 to provide affordable rental and cooperative housing to moderate- and middle-income families. These buildings are privately owned, but are under contract with New York state to keep prices affordable. Owners of these buildings receive tax abatements and low-interest mortgages." Back in 2013, Trinity House made headlines when the school received approvals from the city for a rent hike of up to 13 percent, more than three times the standard increase for rent-stabilized units that year. However, units have still remained affordable, and a 750-name waitlist has just opened for studio apartments that range from $432 to $503 a month for one- and two-person households earning between $17,263 and $90,625 a year.

After 14 Months, Demi Moore Reduces Price of San Remo Penthouse by $16M

Last April, Demi Moore listed her triplex penthouse at celeb-favorite the San Remo for a jaw-dropping $75 million. She bought the 7,000-square-foot, 17-room Central Park West residence in 1990 with ex-husband Bruce Willis and then proceeded to update it in a "Southwestern Mission motif dominated by cherry wood." But after 14 months on the market, The Real Deal reports that the actress has slashed the asking price by $16 million, bringing it down to $59 million.

Glenwood’s Newest Lincoln Center-Adjacent Tower Starts Leasing With Discounted Rents

When we last checked in on Glenwood Management's latest rental development at 175 West 60th Street, the 48-story, 533-foot tall building had just topped-out and launched its affordable housing lottery offering apartments priced as low as $566/month. Now, the team has jump-started leasing on the building's 205 market-rate residences. Dubbed The Encore—likely due to its proximity to Lincoln Center for the Performing Arts and the tower being Glenwood's second foray on Fordham University's Lincoln Square campus superblock (Hawthorn Park was the first)—the building is centrally positioned at the meeting of Midtown West and Upper West Side. According to Glenwood, occupancy for the upscale rentals will begin on July 1, and early lease-signors, for a limited time, can capture net-effective rents of $3,483/month for alcove studios, $4,790/month for one-bedrooms, and two-bedrooms starting at $7,297/month.

Late Portrait Artist Aaron Shikler’s UWS Co-op in the Iconic Studio Building Asks $7.8M

Late portraitist Aaron Shikler is best known for his classically gorgeous paintings of the American elite, most notably an official White House portrait of Jacqueline (then) Kennedy as First Lady and (posthumously) President John F. Kennedy as well as paintings of notables like Lady Bird Johnson, the Duchess of Windsor and the portrait of Ronald Reagan that appeared on Time magazine’s Man of the Year cover in January 1981. The Brooklyn-born artist and his wife, who died in 1998, lived at the standout Studio Building cooperative at 44 West 77th Street overlooking Central Park for over 50 years with their family. Shikler passed away last year at 93, and since ownership appears to have been transferred to the couple's two children in 2013, we'll assume they're the ones who have just put this classically grand three-bedroom Upper West Side co-op on the market for $7.795 million. Among the most thrilling of its many assets is the light-filled, enormous art studio where Shikler worked. The artist's fascinating paintings are visible throughout the apartment (though we doubt they're part of the deal).

The Upper West Side Readies For Two Synagogue-Replacing Condo Skyscrapers

The Upper West Side has proven to be one of the most difficult areas to build, with a growing amount of land area contained in historic districts and much of the remainder constrained by tight zoning regulations. Over the years, its protective residents have been involved in the city's most memorable development battles: fighting tooth and nail to reduce the scale of the Riverside South master plan; lessen shadows caused by the redevelopment of the New York Coliseum site (Time Warner Center); and more recently spearheading the downzoning of a 51-block swath of Broadway due to grievances caused by Extell's Ariel East and West towers. For the most part, the defensive strategy has allowed the neighborhood to retain much of its pre-war charms and human-scaled side streets. However, along its southern edge, where the buildings around Lincoln Center scale upwards to Midtown, zoning allowances are more generous. Two as-of-right towers are sure to ruffle some preservationists' feathers and are poised to be the neighborhood's biggest yet.

The Updated but Still-Funky UWS Penthouse Atop the 1920s Level Club Returns for $2.6M

The crimson Venetian plaster-dappled interior walls are gone, done in minimalist white emulsion; the tiger-skinned boho pasha’s palazzo decor has been swapped for restrained, contemporary pasha’s pre-war. The interior's more impetuous elements have likely been pared down so it doesn’t scare the hell out of anyone, but also to show off the home's enormous 25-foot arched windows, 360 degree views, and stylized 1920s architecture. The overall effect is loft-meets-Palm-Beach-mansion, and though it doesn't exactly say Upper West Side, it no longer says magic carpet warehouse—and it's certainly still unique.
