Revealed: Brack Capital’s 90 Morton Street Condo Conversion to Have Terraced Penthouses

Here's our first look at Brack Capital's condominium conversion 90 Morton Street, also known as 627 Greenwich Street. The former printing building was built in 1911 and sits where the commercial lofts of Hudson Square (West Soho) scale downward into the West Village. Brack, headed by Isaac Hera, purchased the 120,000-square-foot corner building for $105 million in late 2014, and in September, the team submitted a $326 million offering plan to the office of the New York Attorney General. Building permits filed for the long-stalled conversion project last summer detail a 35-unit (29 condos) building that will remain 12 stories. It will only gain 1,649 square feet of construction floor area, and it appears its upper floors will be reconfigured into a succession of terraced penthouses. Though the architect of record is listed as Isaac & Stern Architects, the projecting volumes of the upper stories remind us of the work of Eran Chen's ODA Architects. ODA served as the design architects for Brack's 15 Union Square West and the James Hotel in SoHo.

Cameron Diaz Unloads Her $4.25M West Village Pad in Less Than Two Months

The market may be in its winter slump, but that hasn't affected Cameron Diaz, whose West Village apartment has gone into contract after just 47 days, reports the Observer. The actress bought the two-bedroom home in 2008 for $2.95 million and then enlisted famed California-based designer Kelly Wearstler to outfit the pre-war condo with lots of gilding and luxe finishes. After purchasing a $9.5 million home in the Walker Tower two years ago and recently marrying musician Benji Madden, Diaz put the 12th Street residence on the market for $4.25 million last month.

Amoeba-Like Floorplans for Herzog & de Meuron’s 160 Leroy Revealed

When you work in the real estate field, looking at floorplans can get a bit monotonous–rectangular box, square rooms, maybe a patio if you're lucky. But every once in a while, you'll see some schematics that cause pause, like these amoeba-shaped floorplans at Herzog & de Meuron's 160 Leroy (h/t Curbed). The 15-story, glassy West Village building has 49 condos, ranging from a $2.6 million one-bedroom unit to a $25 million penthouse. Depending where they're located along the undulating facade, the interior layouts can be long and windy or compact and curving.

Supermodel Irina Shayk Lists Mod West Village Condo With Massive Shoe Closet for $4M

It looks like Sports Illustrated supermodel Irina Shayk and boyfriend Bradley Cooper may be shacking up. The Observer reports that the Russian-born beauty has listed her modern apartment at 166 Perry Street in the West Village for $3,995,000. She bought the 2,462-square-foot duplex for $1.96 million back in 2010 when she was dating soccer star Cristiano Ronaldo, but now she'll likely be joining Cooper on his house hunt. He most recently scoped out a sprawling $8.5 million spread at the Hubert in Tribeca, which, although quite attractive, lacks the massive shoe closet (and hidden stripper pole!) that Shayk currently has.

$1.7M West Village Co-op Feels Prim and Proper

Here's a co-op apartment that has everything in place, prim and proper as can be. It's a one-bedroom, two-bathroom unit that's located on the second floor of a West Village townhouse at 53 Horatio Street. The pre-war brick building, constructed in 1848, also looks pretty proper and stately, without any adornments or flourishes. That is carried to the interior, which has a nice but not extravagant design. The apartment was last listed in 2013 for $1,100,000, then sold soon after for $1,040,000. Two years later, the owners are looking to make a sizable profit with an ask of $1,699,000.

Construction Update: 100 Barrow Street Rises Above Street Level From St. Luke’s Churchyard

With the foundation finally laid, Toll Brothers' 100 Barrow Street has made its way above ground and will bring 35 brand new apartments to the West Village. The tower is being built on the site of a pre-existing parking lot on the full-block grounds of the Church of St. Luke in the Fields. While no demolition of existing structures or reduction of green space was necessary, the site does lie at the western edge of the Greenwich Village Historic District and across from the Archives Building, which is an individual landmark. Proceeds from the development will be used to fund the church's own new buildings, which include an expansion of its existing private school and the construction of a new mission where L.G.B.T.Q. homeless youth and under-served individuals can receive meals and shelter. The latter will also serve as a 24/7 drop-in center where people will be able to get a change of clothes and take showers.

10012 and 10013 Are NYC’s Most Prized Zip Codes

212 Fifth Avenue may be the considered the ultimate New York address, but zip codes 10012 and 10013 are the city's most coveted. Forbes has just released their annual list of the 500 Most Expensive ZIP Codes in the nation, and amongst the top zips were the two that make up parts of the West Village, Soho, Tribeca and the Lower East Side. However, 10012 and 10013 were the only New York City digits to break the top 10. California actually counted the most spots on the list this year, including #1. Is NYC passé?

Over the weekend, 6sqft brought you a listing for a charmingly historic upstate house that was once an Underground Railroad safe house. With its location on sprawling land in a small town, this makes sense, but even houses in bustling New York City played a role in the historic story. There was the 1830s historic mansion at 45 Grove Street, and there's this 1847 West Village townhouse at 95 Barrow Street. The Post reports that the home, now on the rental market for $21,900 a month, was a stop on the Underground Railroad. The three-bedroom residence retains its historic details in the form of exposed brick walls galore, wooden beamed ceilings, and original wide-plank pine floors. Buy Cameron Diaz’s Glam West Village Apartment for $4.25M

Considering Cameron Diaz is one of the highest paid actresses out there, we're not surprised that she decided to infuse her West Village apartment, now on the market for $4.25 million, with a healthy dose of Hollywood glamour. The Wall Street Journal, who broke the news that Diaz's West 12th Street residence will be hitting the market any day now, calls the pad "colorful." That seems to only hold true in the emerald green kitchen, but the rest of the home is full of gilding and luxe finishes. The actress bought the two-bedroom apartment in 2008 for $2.95 million, followed by a gut renovation courtesy of famed California-based designer Kelly Wearstler. Two years ago, she also bought a $9.5 million home in the Walker Tower. This, coupled with her recent marriage to musician Benji Madden, are likely the reason for the sale.

Blockbuster Greenwich Lane Closes Its First Sales, Each Eight Figures

The first of five of the city's priciest developments has finally started to cash in, with two eight-figure sales recorded at Greenwich Village's rising mega-development, The Greenwich Lane. As 6qft reported in April, the ginormous, block-eating condo complex located at 145 West 11th Street is anticipated to make between $1.4 to $1.7 billion dollars at sell out. The first two sales, which appeared in public filings released yesterday, are a five-bedroom 4,537-square-foot unit (#8) which closed at $19.53 million, and similarly another 4,529-square-foot five-bedroom (#4) that closed at $16.32 million.

Dramatically Angular West Village Penthouse Rental Wants $18K a Month

Whether Rogers Marvel Architects, designer of the dramatically-angled building atop which this 3,000-square-foot pad is perched, were inspired by the convergent lines of the Flatiron Building, had some tricky space issues to navigate, or just wanted to make a point, this triangular triplex at 1 Seventh Avenue South does its best to avoid looking like a contemporary interpretation of a ‘50s corner diner, and to some degree, succeeds. To be fair, the building conforms perfectly to its similarly-angled lot, undoubtedly no small feat. This high-floor haven offers three bedrooms, multi-floor terraces, a host of modern amenities (smart wiring, multi-zone heating and central air, to name a few) and the kind of big views–and neighborhood–that command big rents, so the $18K a month is no surprise. Though much of the apartment's decor and furnishings seem out of place for a glass-walled Downtown penthouse, as they say, there’s no accounting for taste. We don’t know if the rental is available furnished or mercifully emptied of its late-20th century Z Gallerie closeout haul, but with three floors and lots of outdoors, there's plenty of room, literally, for improvement.

Andy Cohen Picks Up Fourth Co-op in West Village Building, Is Now Neighbors With Sally Field

The "Real Housewives" franchise must be doing well, because Bravo brainchild Andy Cohen has picked up a fourth apartment in his West Village building, 2 Horatio Street. And his latest buy, a $900,000 studio, makes him next door neighbors with none other than Sally Field, reports Variety. According to the source, Cohen's other real estate holdings in the pre-war co-op include a high-floor studio that he bought in 2003 for an unknown sum, a not-contiguous two-bedroom unit on the same floor that he bought in 2010 (and which was photographed for the New York Times) and another two-bedroom, directly above the one previously mentioned, for which he shelled out $2.6 million in 2014. His most recent acquisition is directly next door to the 2014 pad. Though this sounds a bit like a game of Jenga, we're sure there's a method to the reality guru's madness.

Back in April, we reported that News Corp. and 21st Century Fox chairman Rupert Murdoch had listed his One Madison penthouse for a whopping $72 million. He had planned to live in the glassy triplex full time, but instead picked up a $25 million West Village townhouse. But now it looks like the billionaire has changed his mind yet again, putting the townhouse at 278 West 11th Street back on the market for $28.9 million, according to the Daily News.
