Merchant’s House Museum files petition in court against construction of adjacent eight-story hotel

The Merchant's House Museum and its supporters filed a petition on Monday in New York Supreme Court against the construction of an eight-story hotel planned next door. The 186-year-old East Village home at 29 East Fourth Street belonged to hardware merchant Seabury Tredwell, who bought the 10,000-square-foot residence for $18,000 in 1832. The museum, which has been remarkably preserved since then, became the first property in Manhattan to be designated a New York City landmark in 1965. But landmark status does not guarantee protection from any adjacent construction projects. The museum is now taking legal action against the hotel project because, as its executive director, Margaret "Pi" Halsey Gardiner, told the WSJ: "It's not going to be able to survive construction next door, I guarantee you."

880+ affordable homes, new performing arts center and public space upgrades coming to Brownsville

A proposal to revitalize Brooklyn's Brownsville neighborhood was announced one year ago, with a plan to bring a seven-building housing development to the area unveiled last month. And on Thursday, city officials released more details about the massive project, with new renderings and updates on its progress. As part of the Brownsville Plan, the city's Department of Housing Preservation and Development will bring a new arts center and school run by a group from the Brooklyn Music School and a media lab run by BRIC, new retail and commercial space, and a rooftop greenhouse with locally sourced produce. Plus, two proposals were selected as the NYCx Co-Lab Challenge winners, a competition that sought to find ways to enhance the area's "nighttime experience."

This fall, 1,000 New Yorkers will perform an ‘opera’ on the High Line

For five consecutive nights from October 3-7, 2018 "The Mile-Long Opera: a biography of 7 o’clock," will bring together 1,000 singers from across New York for free performances on the High Line. The project is a collaboration between architects Diller Scofidio + Renfro and Pulitzer Prize-winning composer David Lang, with words and lyrics by acclaimed poets Anne Carson and Claudia Rankine. MTA set to hike fares next year, despite poor service and fewer riders

Metropolitan Transportation Authority officials announced Wednesday it will stick with its plan to increase fares and tolls that net four percent in 2019 and 2021 as the agency faces budget deficits in the coming years, the Daily News reported. The MTA said it expects to lose roughly $376 million over the next four years, or $90 million per year, due to a drop in ridership. Between 2016 and 2017, there was a loss of 69 million rides on the city's subway and buses. The fare hike would be the sixth since 2009 when the state legislature approved a plan that included increasing fares every other year.

Moby lists Westchester midcentury stunner for $1.3M with a promise to donate proceeds

Not only is Moby a singer/songwriter, DJ, photographer, vegan restauranteur, and animal rights activist, but he also has an eye for unique real estate. He formerly owned a whimsical replica castle in LA, and in March he dropped $1.24 million on a midcentury-modern stunner in Pound Ridge to be near his childhood home in Darien, Connecticut. Designed by Frank Lloyd Wright-disciple David Henken in 1956, the Westchester home has jaw-dropping mahogany interiors, floor-to-ceiling windows overlooking the woods and a quaint garden, and a swimming pool. But after realizing that he's still spending most of his time on the west coast, he re-listed the property for $1.3 million, according to Curbed. And in true Moby fashion, he took to Instagram to say that he'll be donating proceeds from the sale to animal rights causes and progressive political candidates.

Misty Copeland dances her way to an Upper West Side apartment for $3.1M

Ballet superstar Misty Copeland, the first black ballerina to become a principal dancer at the American Ballet Theatre, moved to the Upper West Side when she was just 17 years old to join the company. And it doesn't seem like she plans on leaving any time soon. The dancer and her husband, attorney Olu Evans, have bought a condo at 215 West 88th Street for $3.125 million. The three-bedroom home is located in the Merrion, a building erected in 1915 (h/t Real Estate Weekly).

Governor Cuomo announces plans for NYC’s next ‘food hall’ at LaGuardia Airport

Shake Shack, Irving Farm coffee, La Chula taqueria--these sound like your typical food hall staples, but this time they're not in a Brooklyn warehouse or a trendy new building, but in LaGuardia Airport. Governor Cuomo announced today the lineup of in-state food purveyors for Terminal B, which will open in phases starting later this year as part of his massive $8 billion overhaul of LaGuardia. When complete, the entire new airport will have a total of 50 new restaurants, shops, and services, many of which will be local small businesses.

Summer Streets is back! Starting August 4, New Yorkers can enjoy seven miles of car-free fun along Park Avenue, from Central Park to the Brooklyn Bridge. As part of the Department of Transporation's 11th annual event, activities will be offered on three Saturdays in August, from 7 am to 1 pm. Lottery opens for 160 affordable apartments near the High Line, starting at $702/month

The High Line and affordability don't typically go hand-in-hand, but the lottery opens tomorrow for a new, 160-unit affordable housing project at 425 West 18th Street, less than a block from the High Line. As part of a Bloomberg-era initiative to lease unused NYCHA land to private developers, the 18-story building took over the parking lot of the 1960s Fulton Houses complex. The low- and middle-income availabilities range all the way from $702/month studios to $3,216/month two-bedrooms, and amenities include a laundry room, bike storage, and outdoor space on the roof and first floor.

New map from NYC Planning displays all zoning and land use applications dating back to 1970

The Department of City Planning launched a new data tool on Tuesday that displays the status of all zoning and land use applications dating back to 1970. The Zoning Application Portal, or ZAP, provides the public an easy way to search through 28,000 projects and pending applications, 500 of which are currently in public review. "This online tool is the ultimate in planning and zoning transparency," Marisa Lago, director of DCP, said. "It’s fast, it’s easy, it’s intuitive. We hope that New Yorkers – residents, advocacy groups, property and business owners – take full advantage, and get more involved in planning for our city’s future."

Men of steel: How Brooklyn’s Native American ironworkers built New York

The Empire State Building. The George Washington Bridge. The United Nations. The Woolworth Building. 30 Rock. The Seagram Building. Lincoln Center. The Waldorf Astoria. Virtually all of New York’s most iconic structures were raised in part by Mohawk Native American ironworkers. Since 1916, when Mohawk men made their way to New York to work on the Hell Gate Bridge, ironworkers from two Native communities, Akwesasne (which straddles Ontario, Quebec, and New York State) and Kahnawake (near Montreal), have been “walking iron” across the city.

First look at ODA’s boxy condo coming to busy 14th Street corner

First renderings of ODA Architecture's 13-story tower planned for Greenwich Village reveal a Tetris-inspired, boxy design, YIMBY reported on Wednesday. Much like the firm's other projects, the facade of the building, located at 101 West 14th Street, will look like a series of sculpted, stacked boxes. Developer Gemini Rosemont has filed permits to convert the site which currently holds a former bank into condos with ground floor retail. There will be 45 condos total, with 21 of them duplexes.

Like many grand Manhattan properties in the neighborhood, this duplex penthouse atop a five-story townhouse at 57 East 73rd Street has an interesting past: It was once home to painter Marc Chagall (though another former Chagall residence nearby at 4 East 74th Street has attracted a bit more buzz in recent years, especially since Michael Jackson lived there in the 1990s). The 73rd Street townhouse has been divided into five condos since the artist's time. Astoria is getting a new food hall with outer-borough vendors

A new food hall is coming to the Astoria-Long Island City border in Queens, the Commercial Observer reported on Tuesday. Developer Vass Stevens Group is in the process of converting a former print shop, dollar store and restaurant supply store at 34-39 31st Street into a retail space with eight 2,000-square-foot storefronts. The interiors of the single-story building have been demolished and renovations, which will add new glass storefronts and doors, are set to begin soon.

MTA says Uber use is the cause of NYC subway and bus ridership drop

According to the Wall Street Journal, the MTA has presented data showing that lower New York City mass transit use numbers matched up with an uptick in taxi and ride-hailing trips. Even as the city's population grows, subway and bus ridership has been declining. New York City Transit Executive Vice President Tim Mulligan explained in a presentation Monday how dips in weekday subway ridership between 2016 and 2017 coincided with increased use of taxi and for-hire vehicles.

In this installment, we’re touring the showroom-apartment of Tribeca's Vipp, a third-generation Danish company. Want to see your business featured here? Get in touch! Nearly 80 years ago in Denmark, Holger Nielsen designed a trash can with a pedal for his wife Marie's hair salon. Despite having no intention of selling it, demand grew for Nielsen’s sleek, and hygienic, trash bin and it became a fixture in Danish clinics, and later home use, over the next several decades. Nielsen called the bin “Vipp,” Danish for tilt, which describes the lid's movement. In 2009, the design was accepted into the permanent design collection at MoMA. Today, Vipp is a third generation family-owned company run by Nielsen’s daughter, Jette Egelund, and her two children Kasper and Sofie. In addition to its classic bin, Vipp now offers a wide range of lifestyle products, from entire kitchens and bathrooms to tableware and lighting. Based in Copenhagen, Vipp came to the United States four years ago and opened a showroom in Tribeca. Sofie Christensen Egelund, along with her husband and business partner Frank Christensen, turned the showroom into their actual apartment, outfitted with Vipp products. The designer-couple gave 6sqft a tour of their live-work space and Sofie talked to us about the company's design DNA, the move from Denmark to Manhattan and what it's like to work together as a married couple.

Cuomo called out for ‘extravagance’ in adding $30M worth of blue and gold tiles to East River tunnels

Gov. Andrew Cuomo reportedly ordered the MTA to spend an extra $20-30 million to add blue and gold stripes–the state's color scheme–to the white tiles that line two of the city's tunnels beneath the East River. According to the New York Post, the already cash-strapped agency was ordered to add the blue and gold details to the white tiles being used to reline the Brooklyn-Battery and Queens Midtown tunnels in Superstorm Sandy repairs, even though the funds are sorely needed for station and other infrastructure repairs. According to a construction exec, “The white tile had already been ordered, but he insisted that [the walls] be in the state colors."

Amazon launches same-day delivery from Whole Foods in Brooklyn and Lower Manhattan

You can now have all of your organic needs met within as little as an hour--without waiting in line. Amazon launched on Tuesday "ultrafast" same-day delivery from Whole Foods Market in 24 cities, including Lower Manhattan, Brooklyn and select areas of Long Island. The service, for Prime members only, began earlier this year and will continue to expand to more neighborhoods in NYC and in the country throughout 2018. "Today’s announcement is another way that we are continuing to expand access to our high-quality products and locally-sourced favorites," Christina Minardi, executive vice president of operations for Whole Foods Market, said in a statement.

MTA to launch 14th Street Select Bus Service to help move 50K more daily riders during L train shutdown

Via Wikimedia The Metropolitan Transportation Authority (MTA) and the New York City Department of Transportation (NYCDOT) have announced that Select Bus Service will be available to riders on 14th Street in Manhattan as of January 6, 2019 ahead of the planned April 2019 L train tunnel closure for repairs to due to damage from Hurricane Sandy. The M14 is expected to become the busiest bus route in the nation during the shutdown, with more than 50,000 additional daily riders expected to move above ground along 14th Street. According to NYC Transit President Andy Byford: "Launching Select Bus Service on 14th Street is a critical part of a multi-faceted service plan to keep thousands of customers moving safely and efficiently as they commute crosstown."

In 1923, scientists thought flying cars would solve NYC’s traffic snarls by 1973

East Hamptons’ mortality-fighting Bioscleave House could be yours for $2.5M

In East Hampton, the mortality-fighting Bioscleave House (aka the Life-Span Extending Villa) has returned to the market for the second time in its existence and is asking $2,495,000. Combination experimental art installation and dwelling, the 52-colored Cubist four-bedroom was commission by Italian art collector Angela Gallman from the late design duo Arakawa and Madeline Gins for $1.25 million in 2007, according to Curbed. As 6sqft previously explained, "the duo’s design philosophy is to combat mortality by creating architecture that makes people use their bodies in unexpected ways, challenging them to maintain equilibrium, in turn stimulating their immune systems."

East Village Target’s CBGB odes get mixed reviews

Target officially opened its first store in the East Village on Saturday, to mixed reviews from locals. During its grand opening, the chain recreated the storefront of CBGB, a famous punk rock club where the Ramones, Patti Smith and Blondie played, with a red-and-white awning that reads "TRGT." Located on 14th Street and Avenue A, the design included red newspaper boxes similar to old ones of the Village Voice paper, fake fire-hydrants and a temporary facade made to look like the housing tenements of the Village in the 1970s and 1980s. Jeremiah Moss, the author behind the Vanishing New York blog, called the new store "the most deplorable commodification of local neighborhood culture I've ever witnessed." As of Monday, the CBGB-themed storefront is no longer up.

One year and $300M in repairs later, on-time subway rates are still awful

Photo via rhythmicdiaspora on Flickr Despite spending over $300 million on system repairs over the last year, the New York City subway is showing little improvement, with its on-time rate just around 65 percent during the weekday, the New York Times reported. Last summer, after a train derailed at 125th street and left 30 people injured, Gov. Andrew Cuomo declared a state of emergency for the Metropolitan Transportation Authority. And while the MTA and its chair, Joseph Lhota, unveiled an $800 million action plan to fix the subway, and new NYC Transit Chief Andy Byford later laid out an aggressive plan to modernize the system, the subway's "summer of hell" seems far from over.

Scrabble is played in 22 languages around the world, but it was invented in Jackson Heights, Queens

"Secret" details hidden in plain sight are pretty much the rule in New York City, and the “Scrabble” street sign in Jackson Heights is a fine example. The letters that make up the sign marking 35th Avenue where it meets 81st Street in the neighborhood’s historic district are–if you look more closely than you’d ever really look at a street sign–accorded numbered points below each letter, Scrabble tile-style. The sign honors the fact that the beloved geeky pastime–according to Hasbro, three out of every five American homes harbor a Scrabble board–was invented right here in Queens by the Poughkeepsie-born Alfred Mosher Butts in 1931. Butts was an architect, and as history tells us, an architect generally needed to find an alternate way to keep busy during the Great Depression.

Despite concerns over an apartment glut, developers are racing to send 60- and 70- story towers skyward, including the Durst Organization's Queens Plaza Park, United Construction's Court Square City View Tower, and Stawksi Partners' 43-30 24th Street. A newcomer to this party is a mixed-use tower from Dynamic-Hakim and Property Markets Group (PMG) set to rise at 42-50 24th Street, CityRealty reports.

See photos from Karla and James Murray’s ‘Storefront’ project on NYC’s mom and pop stores

6sqft has been closely following the progress of photographers James and Karla Murray‘s Seward Park art installation “Mom-and-Pops of the LES,” featuring four nearly life-size images of Lower East Side business that have mostly disappeared. The pair, who have spent the last decade chronicling the place of small neighborhood businesses in 21st century New York City, was chosen for the public art project by Art in the Parks UNIQLO Park Expressions Grant Program and ran a wildly successful Kickstarter campaign to raise funds for the wood-frame structure’s build out. James and Karla will be having a free public exhibition of their photography for "Store Front: The Disappearing Face of New York" at The Storefront Project (@thestorefrontproject) at 70 Orchard Street from July 25-August 12, 2018, with an opening reception on Wednesday, July 25th from 6-9 PM.

Development dispute over P.S. 64 in the East Village continues, two decades later

P.S. 64  in 2013, courtesy of GVSHP Twenty years ago, on July 20, 1998, Mayor Rudy Giuliani sold former Public School 64 on the Lower East Side, then home to the Charas-El Bohio Community and Cultural Center, to a developer, despite opposition from the building’s occupants and the surrounding community. The decision and the building remain mired in controversy to this day. Community groups and elected officials will hold a rally in front of the building at 605 East 9th Street on Friday at 6 pm to mark the 20th anniversary of the sale and to call on Mayor Bill de Blasio to return the building to a community use.

Design unveiled for Central Park’s first statue dedicated to real women

Coinciding with the 170th Anniversary of the Seneca Falls Women's Rights Convention, members of the Elizabeth Cady Stanton and Susan B. Anthony Statue Fund unveiled on Thursday the official design of the first statue of non-fictional women in Central Park. Designed by Meredith Bergmann, the sculpture includes both legible text and a writing scroll that represents the arguments that both women -- and their fellow suffragists -- fought for. There is also a digital scroll, which will be available online, where visitors are encouraged to join the ongoing conversation. The sculpture of Stanton and Anthony will be dedicated in Central Park on August 18, 2020, marking the 100th anniversary of the passage of the 19th Amendment, which granted women the right to vote nationwide.

NYC added 32,000 affordable homes this year, setting a new construction record

Via Pixabay New York City financed more than 32,000 affordable homes in the last fiscal year, Mayor Bill de Blasio announced on Thursday. This breaks the record set by former Mayor Ed Koch in 1989 and sets a record for most new construction with 9,140 affordable homes. But with the additional units come additional costs: The city's investment in the housing plan grew from $1 billion in fiscal year 2017 to $1.6 billion this year.

Second Avenue Subway’s next phase won’t be done until 2029

According to new documents, the next leg of the extension of the Q line to 125th Street that comprises the second phase of the Second Avenue Subway will be done in 2029, the Daily News reports. And that completion date only holds if work is begun on time, in mid-2019, according to the same document from the Metropolitan Transportation Authority and the Federal Transit Administration. The expected phase two completion date is nearly a decade after Governor Andrew Cuomo opened the first section of the project in 2017. That 2029 date refers to the time all construction equipment has left the site; MTA officials hope to begin running trains through the tunnels, bringing vital service to Harlem, in 2027.
