Affordable senior housing project next to Google’s new NYC headquarters moves forward

An affordable senior housing development in the West Village is moving forward. Jonathan Rose Companies and Atlas Capital Group last week announced they closed on financing for 570 Washington Street, a new development with 175 units of housing for seniors earning 50 percent of the area median income or less. Located next to Google's new Hudson Square headquarters, 570 Washington is the affordable housing component of the two-tower project 80 Clarkson, which will include over 100 luxury condos.

56 apartments for low-income seniors available in Inwood

56 affordable units designed for seniors are available at a new senior supportive housing project in Manhattan. Located at 37 Hillside Avenue in Inwood, the building offers senior residents social services, space to worship, and plenty of outdoor green space. Located within NYCHA's Sotomayor Houses in Soundview, Casa Celina includes 205 units for low-income seniors, with 30 percent reserved for formerly homeless New Yorkers, community facilities, and amenities, including a rooftop terrace. Applicants must have at least one household member who is 62 years of age or older, qualifies for Section 8 benefits, and earns no more than $60,050 annually. A new supportive housing complex for low-income families and formerly homeless seniors officially opened on the Upper West Side this week. Located at 145 West 108th Street, the West Side Federation for Senior and Supportive Housing's WSFSSH at West 108 provides 199 new homes for those in need and gives a new home to the Valley Lodge Shelter, a 110-bed development for homeless older adults. The 193,000-square-foot complex includes on-site supportive services and a wide variety of amenities for residents.

Lottery launches for 53 affordable studios for seniors at former illegal Upper West Side hotel

A building that once operated as an illegal hotel and has been converted into affordable housing for seniors opened a lottery on Friday for 53 apartments. Located at 117 West 79th Street, Park 79 Apartments is a 100 percent affordable housing development with 77 rent-stabilized studio apartments for seniors earning at or below 50 percent of the area median income (AMI), including 24 homes for formerly homeless New Yorkers. Residents, who must be aged 62 years or older to qualify, will pay only 30 percent of their income in rent.

De Blasio announces more testing and supplies for NYCHA residents, support for seniors

Six new coronavirus testing sites with a priority for residents of the city's public housing system will open starting this week, Mayor Bill de Blasio announced Wednesday. Community testing sites will open on Friday in Fort Greene, Mott Haven, and on the Lower East Side, with three additional sites opening next week at New York City Housing Authority buildings, including Jonathan Williams Houses, Woodside Houses, and St. Nicholas Houses. The news comes after Gov. Andrew Cuomo announced earlier this week a pilot program to bring on-site health services and more testing to NYCHA residents, beginning with eight developments across the five boroughs.

City seeks ideas for two 100 percent affordable senior complexes on NYCHA land

The city is looking to construct two affordable senior complexes with between 150 and 200 housing units each. The Department of Housing Preservation and Development on Friday released a request for proposals for two underused city-owned sites, one in the Bronx's Morrisania neighborhood and the other in Crown Heights in Brooklyn. The developments fall under Mayor Bill de Blasio's administration's "Seniors First" housing program, which aims to serve 30,000 senior households by 2026 through the creation and preservation of affordable housing.

Luxury senior housing set to open in Brooklyn Heights’ former Leverich Towers Hotel

A luxury senior housing community is coming to Brooklyn Heights at 21 Clark Street. Built in 1928 as the Leverich Towers Hotel (famous for hosting the Brooklyn Dodgers when they were in town for home games), the 16-story building was bought by the Jehovah's Witnesses in 1975 and used as a residence hall for about 1,000 local volunteers. The current project is being co-developed by Watermark Retirement Communities and Kayne Anderson Real Estate, who bought the building from the Witnesses for $200 million in 2017 and poured an additional $130 million into renovations across the 310,000 square-foot property. The revamped residences are on schedule to open in March with units starting at $10,000 a month, according to Commercial Observer.
