Queens’ huge ‘ World’s Fare’ food festival announces half of its 100 vendors

On April 28th and 29th CitiField will be transformed into a modern, food-centric take on the 1964 New York World’s Fair. The World’s Fare wants guests to experience "diversity through cuisine," which they'll accomplish with 100+ food vendors from more than 100 cultures (there will also be an international beer garden, live music, and art), and now Eater has the scoop on the first 50 of these participants, which includes old-time Jewish bakery Orwashers, social venture and Bengali pop-up Jhal NYC, Japanese vegetable pancake purveyor Oconomi, Australian restaurant the Thirsty Koala, and Brazilian chocolate shop Brigadeiros.

Halletts Point’s first rental tower gets new renderings, launches affordable housing lottery

Less than a month after we got a first look at 10 Halletts Point, the first of seven buildings that will open at the Durst Organization's $1.5 billion Astoria mega-development, the Dattner Architects-designed tower is making headlines on multiple fronts today. Not only did a teaser site go live for the 405-unit rental tower, with even more new renderings, but the affordable housing lottery launched for the project's 81 below-market-rate apartments. These range from $947/month studios to $1,414/month three-bedrooms, all of which are reserved for households earning 60 percent of the area median income.

MoMA PS1’s Young Architects Program winner adds elements of ‘Hide and Seek’ to summer courtyard

The Museum of Modern Art and MoMA PS1 have announced that the 2018 winner of their annual Young Architects Program is 'Hide & Seek' by Jennifer Newsom and Tom Carruthers of Dream The Combine, in collaboration with Clayton Binkley of ARUP. Opening in June, the winning construction, a "responsive, kinetic environment that features nine intersecting elements arrayed across the entirety of the MoMA PS1 courtyard" will serve as a backdrop for the 21st season of Warm Up, MoMA PS1’s outdoor seasonal music series.

The second phase of Hunters Point South Park will be ready for visitors by summer

Long Island City is getting five more glorious acres of waterfront park space, with the city expected to complete Hunters Point South Park in the coming months. The second phase of the park, which stretches below 54th Avenue and wraps around Newtown Creek, is nearing completion after three years under construction, according to LIC Post. The city's Economic Development Corporation says the opening date will come by late spring or early summer, so New Yorkers will have a whole new outdoor amenity to enjoy when the weather warms up.

Subway stations on the Upper West Side and Astoria to temporarily close this spring

Thousands of straphangers on the Upper West Side and Astoria will have to rethink their daily commutes come spring, as the Metropolitan Transportation Authority plans on closing some stations for up to six months for repairs and upgrades. The station makeovers fall under the MTA's Enhanced Station Initiative, a plan to improve the reliability and customer experience inside the subway system. Planned enhancements include installing digital countdown clocks at subway entrances, glass barriers, LED lighting and adorning station walls with artwork.

Before its summer kickoff, new renderings for Halletts Point’s first rental

The first of the Durst Organization's seven-building, $1.5 billion development on the Astoria waterfront got new renderings this week, months ahead of its scheduled opening. As Curbed NY learned, the developer said leasing will launch for the two-tower 10 Halletts Points this summer. The first building to open on the Halletts Point campus, the tower will feature 405 apartments, of which up to 25 percent will be affordable.

The city will produce 500 affordable apartments across 87 hard-to-fill vacant lots

An announcement Tuesday by the New York City Department of Housing Preservation and Development (HPD) gave lower-income New Yorkers lots to look forward to–literally. HPD Commissioner Maria Torres-Springer announced that nine development teams would be creating 490 affordable apartments and homeownership opportunities on 87 vacant lots through the department's New Infill Homeownership Opportunities Program (NIHOP) and Neighborhood Construction Program (NCP). The programs were designed specifically to unlock the potential of vacant lots long considered too small or irregular for traditional housing with innovative smaller homes, and develop more affordable housing on lots long used for parking at existing housing complexes. This latest round of development is the third and final in a series: The program has already seen the construction of over 600 affordable homes on 81 lots.

World’s Fair fountains in Flushing Meadows will get a $5M revamp

More than 50 years after the 1964-65 World's Fair was held in Flushing Meadows Corona Park, the fountains leading up to the iconic Unisphere will be returned to their former glory. amNY first got word that the currently dilapidated Fountain of the Fairs would undergo a $5 million renovation next year. Renderings from Quennell Rothschild & Partners show a Fog Garden, a walkway filled with misting fountains, as well as a children's water park and another plaza for outdoor performances, all of which will be lined with new landscaping and seating.

Experience "diversity through cuisine" at CitiField this spring at an event paying homage to the iconic 1964 New York World's Fair. Dubbed the World's Fare, the event will feature over 100 food vendors from more than 100 cultures, as well as live music and art (h/t QNS). How NYC’s 2012 Olympic Village would have transformed the Queens waterfront

With the 2018 Olympic Winter Games in PyeongChang, South Korea kicking off in just two days, we can't help but think what an incredible 17 days it would have been if they were here in New York City (logistical concerns aside). The city came closest in 2004 when it was chosen by the International Olympic Committee (IOC) as one of the five finalists to host the 2012 Olympics. London, Paris, Moscow and Madrid were the other four. Splashy renderings planted 27 venues across all five boroughs, New Jersey and Long Island, but the winning, and perhaps most eye-catching, proposal was the Olympic Village in Long Island City's Hunter's Point South by Thom Mayne's Morphosis.

The plan to turn an early 1900s Ridgewood townhouse into a two-family home was also an opportunity for the Manhattan design firm White Arrow to design bold, modern interiors throughout. The two-story townhouse is now configured with an upper-level owner's level, and a rental unit on the ground floor. Affordable senior housing lottery now open in new Corona, Queens passive house building

Rendering via HANAC 46 newly-constructed affordable units at the HANAC Corona Senior Residence at 54-17 101st Street in Corona, Queens are now available via the city's affordable housing lottery. According to QNS, it will be the first affordable senior housing structure in the United States to meet the Passive House Institute design standards and the first affordable housing complex in Corona in three decades. Individuals or households that have at least one household member who is 62 years of age or older and who earn between $0 and $38,200 annually are eligible to apply. Five percent of units will be set aside for mobility-disabled applicants and two percent for vision- or hearing-disabled applicants.

This freestanding Tudor home at 310 Burns Street was original to the master plan designed by Grosvenor Atterbury of the model housing community Forest Hills Gardens. As the Long Island City skyline continues to grow, so does the list of amenities developments are offering residents in the booming Queens neighborhood. New renderings of the massive, three-tower, 1,871-unit rental complex, Jackson Park, reveal extravagant luxuries like two swimming pools, a gaming area, a full-size basketball/volleyball and squash court, and much more, as the New York Post reported. With move-ins expected in January, leasing has officially begun at the Tishman Speyer-complex, with net rents starting at $1,915 per month studios, $2,335 per month one-bedrooms, $3,555 per month for two-bedrooms, $4,745 per month for three-bedrooms and $7,310 per month for four-bedrooms.

Second phase of Hunters Point South development moves forward with 960 affordable unit proposal

Plans to redevelop Hunters Point South, a project first proposed by former Mayor Michael Bloomberg, is finally making some headway. The city’s Department of Housing Preservation and Development and the Housing Development Corp. on Thursday selected a proposal that will bring a 1,120-unit apartment complex, with 80 percent of them permanently affordable, to the southern tip of the Long Island City neighborhood. According to the Wall Street Journal, the $500 million, two-tower project is being developed by Gotham and RiseBoro Community Partnership Inc.

Anable Basin proposal envisions a massive mixed-use district along the Long Island City waterfront

The plastics company, Plaxall, announced on Tuesday a massive rezoning proposal to allow for a mixed-use district in Anable Basin, the area surrounding a 149-year-old inlet located in Long Island City. Since founding the company more than 70 years ago, the Plaxall family has purchased and rehabilitated properties in the neighborhood and currently manages over one million square feet of space. Achieved through rezoning, the proposal calls for 335,000 square feet for industrial uses, 4,955 housing units with 25 percent of them affordable, a 700+ seat public school and a new, elevated promenade. If the rezoning is approved, construction is anticipated to begin in 2020 with a completion date in 2034, but no official timeline has been set.

The Urban Lens: ‘All the Queens Houses’ tells the story of NYC’s most diverse borough

6sqft’s series The Urban Lens invites photographers to share work exploring a theme or a place within New York City. In this installment, Rafael Herrin-Ferri shares a portion of his photographic survey “All the Queens Houses.” Are you a photographer who’d like to see your work featured on The Urban Lens? Spanish-born architect, artist, and Sunnyside resident Rafael Herrin-Ferri began photographing Queens' low-rise housing stock back in 2012 after being struck by the borough's unique combination of attached and detached houses and small apartment buildings. Inspired by the fact that Queens is one of the most ethnically and linguistically diverse places in the world, Herrin-Ferri wanted to capture the "layers of culture and the blending of neighborhoods" through these eclectic houses. Fast forward five years and 5,000 photographs and his work is now the focus of an Architectural League of New York exhibit "All the Queens Houses," which features 273 snapshots of individual houses in as many as 34 neighborhoods. Ahead, see Rafael Herrin-Ferri's favorite of the bunch and hear from him on how he got into the project and why he loves Queens.

The mixed-use rental at 11-06 31st Drive, called the Vernon Tower despite being just eight-stories, sits directly across from Socrates Sculpture Park and just a few blocks from the Noguchi Museum and waterfront promenade. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units ranging from $867/month studios to $1,123/month two-bedrooms.

Amenities at this spacious housing complex located at 147-36 94th Avenue include on-site laundry, playroom, an outdoor courtyard, fitness center, yoga room and a rooftop terrace. Qualifying New Yorkers earning 50, 60, 120, 130 and 165 percent of the area median income can apply to units ranging from a $707 per month studio to a $2,611 per month two-bedroom.

First 5Pointz-replacing tower tops out in Long Island City

The first tower of the controversial rental complex in Long Island City, 5Pointz, has officially topped out, although not without some roadblocks. Once an art studio and exhibition space, known for its vibrant graffiti-covered warehouse, the complex was whitewashed of its iconic murals in 2013, making way for the new development. Now, four years and several lawsuits later, construction of the development at 22-44 Jackson Avenue continues to chug along, with its first and tallest tower topping out this week. As CityRealty discovered, David Wolkoff's 1.4 million-square-foot plan calls for a 47-story tower and a 41-story tower, with 1,115 apartments total.
