Apply for 34 affordable units in Long Island City’s new Watermark tower, from $908/month

While all of Long Island City seems to be undergoing development, one block in particular, Purves Street, remains the neighborhood’s most concentrated construction hub. Applications open Monday for 34 affordable units in one of these new builds, Watermark LIC (formerly Watermark Court Square) located at 27-19 44th Drive and 44-16 Purves Street. The 27-story building designed by Handel Architects offers 168 apartments and has 2,500 square feet of retail space. New Yorkers earning 60 percent of the area median income can apply for the below-market rate apartments that range from $908/month studios to $1,176/month two-bedrooms.

Five million dead in Queens: The history of New York City’s ‘cemetery belt’

You may have noticed when driving from Queens to Brooklyn that at some point you find yourself surrounded by a sea of headstones in every direction. The city's "cemetery belt"–reportedly visible from space–stretches for two and a half miles along the Queens/Brooklyn border and is so populous that there are more than twice as many dead people in Queens than living ones. Philip Johnson’s iconic New York State Pavilion to undergo $14.25M renovation

The iconic New York State Pavilion in Flushing Meadows-Corona Park is set to undergo a $14.25 million renovation funded by the city. As first reported by the Queens Chronicle, repairs of the monument will begin next spring, which will include some structural conservation work and electrical and architectural improvements. The pavilion, which was originally designed for the 1964 World’s Fair by Philip Johnson and Lev Zetlin, has been ignored for the past few decades, largely in part because of the city’s failure to find the money for repairs.

731-foot Long Island City skyscraper may briefly be Queens’ tallest building

With another skyscraper proposal approved, Long Island City moves one step closer to looking like a Manhattan copycat. The latest sky-high tower to get its site cleared and zoning approved sits in Court Square at 43-30 24th Street. As covered by CityRealty, the permits show this building, developed by commercial real estate firm Stawski Partners, will hold 921 condos and rise 731 feet, almost 75 feet higher than the borough’s current tallest building at One Court Square. And if it finishes before the Court Square City View Tower next door, set to rise 66 stories and become Queen's tallest, it will briefly hold that title.

Increased demand and new condos leads to record home sale prices in Brooklyn and Queens

Once enticing New Yorkers with their cheaper rents and mortgages, the outer boroughs of Brooklyn and Queens have set record sales prices during the first quarter of the year. As reported by Crain’s, Brooklyn had a record-setting median sale price of $770,000, more than 16 percent higher than last year. This was driven by an increase in sales activity, with nearly 50 percent more transactions taking place this quarter compared with the beginning of 2016. In Queens, the median sale price was $485,000, but one- to three-family homes set a new record with both average ($697,946) and median ($650,000) sales.

Astoria, Morningside Heights and Bay Ridge have highest turnover of rent-stabilized apartments

Scoring a rent-stabilized apartment is a big win in New York City, as these regulated pads usually offer rent at below-market rates and provide tenants more protections against landlords. While more than 925,000 rent-stabilized apartments still exist in the city, these units turn over at a faster rate in certain neighborhoods than others, and their availability continues to dwindle (h/t WYNC). According to a new report by the city’s Independent Budget Office (IBO), the neighborhoods of Astoria, Morningside Heights and Bay Ridge all have high concentrations of rent-regulated housing built prior to 1974 and therefore, higher rates of turnover compared to other parts of the city.

5Pointz graffiti artists whose work was destroyed will get a chance to face developer in court

Photo via Wikimedia Commons Starting with the news that the iconic graffiti-covered warehouse known as 5Pointz in Long Island City, Queens, visible from passing trains since its beginnings the 1990s as an artists' studio and exhibition space, was being razed and replaced by rental apartments, the building has been the subject of heated controversy. As 6sqft previously reported, in 2013 the complex was whitewashed of its colorful exterior murals under cover of night, and renderings surfaced for the rental towers that would replace it; as if to add insult to injury, the building's owner, Jerry Wolkoff of G&M Realty, revealed plans to use the name 5Pointz as a marketing angle for the new development. Several attempts were made at intervention–and prevention of a similar fate for artists' spaces since then. Now, the New York Times reports, a federal lawsuit filed by 23 5Pointz artists against Wolkoff, who ordered the art destroyed, is getting its day in court. On March 31, Judge Frederic Block of Federal District Court in Brooklyn ruled that the federal lawsuit against Wolkoff, who ordered the artwork destroyed–could have a jury trial, an incremental legal victory for the artists and a chance to confront Wolkoff in court to seek redress.

Rockaway Ferry to take off in May, one month ahead of schedule

Mayor de Blasio announced today that the Citywide Ferry Service, now officially named “NYC Ferry,” will be launching two routes on the first day of May: the new Rockaway Route and the existing East River Route. As DNA Info learned, the Rockaway route takes passengers from the new dock on Beach 108th Street to the Brooklyn Terminal, and then Wall Street’s Pier 11. Expect service on the South Brooklyn Route with stops in Bay Ridge, Sunset Park, Red Hook and Brooklyn Bridge Park to begin on June 1. The Astoria Route will be launched sometime in August and the Lower East Side and Soundview Routes have a launch date set in 2018.

Habitat for Humanity will build 48 affordable homes for New Yorkers

In New York City, and the rest of the country, it's becoming increasingly difficult to find affordable housing. To combat this, the Habitat for Humanity NYC announced a plan to build affordable houses for buyers in Brooklyn and Queens. The organization, aimed at constructing quality housing for families in need, will bring 48 units of affordable homes to these boroughs by redeveloping abandoned or foreclosed properties. Since most of these homes have been left vacant for decades, many are run-down and have negatively impacted the surrounding neighborhoods. As Brick Underground learned, the city’s Housing Authority first acquired these properties and then sold them to Habitat for Humanity at $1 each.

Queens Astoria Cove waterfront site on the market for $350 million ahead of expected 421-a renewal

A 2.2 million-square-foot mixed-use development site known as Astoria Cove, on nearly nine acres along the East River in Astoria, is seeking a buyer, asking $350 million, Crain's reports. The site hit the market in mid-March in anticipation of the reinstatement of the 421-a affordable housing tax credit program that had languished since its expiration over a year ago amid debates between the Real Estate Board of New York (REBNY) and unions on whether to require higher wages in certain cases. Alma Realty Corp. hired Cushman & Wakefield investment company to market the site; according to sales executive Bob Knakal, "We wouldn't have hit the market with Astoria Cove in the past 16 months because of the uncertainty around 421-a, but there's been a sense of optimism in recent weeks that 421-a will be back and with it, the land market will strengthen."

18th-century Dutch Colonial home, one of the city’s last, is for sale for the first time in 40 years

The Cornelius Van Wyck House in Douglaston, Queens, built in 1735 and both a New York City landmark and on the National Register of Historic Places, is now for sale asking $3.25 million (h/t Curbed). The home has been called New York City's "most impressive architectural remnant of the early Dutch Culture." In addition to its historic and architectural significance, it's located on Little Neck Bay and is one of the largest true waterfront properties in Queens. The home at 126 West Drive has been well-tended over the years, with many “interesting details of the Dutch period” still intact according to the property's 1966 landmark designation report.

Investor flips Trump’s childhood home for double what he paid, likely selling to Chinese buyer

When Manhattan real estate mogul Michael Davis bought Donald Trump's childhood home sight-unseen for just under $1.4 million in December, he had high hopes of flipping the Tudor-style residence in Jamaica Estates, Queens. Now, just three months later, the Times tells us that he's done just that, re-selling it at auction last week for $2.14 million, more than double the neighborhood average. Interestingly, the transaction was facilitated by lawyer Michael Tang who specializes in real estate investments made by overseas Chinese buyers. Tang told the Times in an email that he was unable to disclose the name or any other information about the buyer, whose identity is being shielded behind the newly created LLC "Trump Birth House."

The Urban Lens: Enter the vibrant world of New York City’s Sherpa community

In this installment, Leandro Viana presents his 'Sherpas' project, a series centered on the Sherpa community of Elmhurst, Queens. Are you a photographer who’d like to see your work featured on The Urban Lens? Get in touch with us at [email protected]. Queens is the second-most populous borough in New York City with well over two million inhabitants. Queens is also New York City's most diverse borough, boasting a population that is nearly 50 percent foreign-born with individuals hailing from over 100 different countries. In all, there are around 500 different languages spoken, some of which can be traced back to the most remote corners of the world. And within this cornucopia of culture are the Sherpa people. While the word Sherpa for many will recall scenes of mountaineers scaling the snowy peaks of the Himalayas, in recent years, more and more Sherpas have planted their flags in the much more level neighborhood of Elmhurst, Queens. Indeed, today there are nearly 3,000 Sherpas living in New York City, making for the largest population outside of South Asia. Ahead, Brooklyn photographer Leandro Viana shares his series documenting this unique group in their new land, spotlighting their efforts to preserve their language, religion, culture, and arts so far from home.

$1.8M Forest Hills home has an English garden, attic studio, and a unique history

It’s also more modern than you might think. In 1909, noted architect and urban planner Grosvenor Atterbury, employed with the firm McKim, Mead and White, was, with partner Frederick Law Olmsted, Jr. (son of the famous landscape architect) commissioned to plan a new community in Forest Hills, Queens. The result was one of the first–and most successful–uses of the prefabricated housing process that we’ve seen to date. These rarely-on-the-market homes–like this semi-detached brick townhome at 20 Ingram Street–have withstood the test of time, possessing both a timeless quality and, in this case, a fascinating sense of an early modern era long past but still somehow present in these unique rooms.

Astoria is NYC’s top ‘hood for millennials seeking roommates

Roommate app Roomi recently compiled data based on the 20 to 36-year-olds searching for someone with whom to split the rent, and the top neighborhood for this trend is Astoria. DNAinfo shared the analysis, which found that nearly 38 percent of Roomi's users looked for housing in the up-and-coming Queens 'hood, and each applicant in this area gets about 20 applicants, almost double all other neighborhoods.
