Portuguese-born architect/artist Luis Da Cruz bought the run-down brownstone at 532 West 148th Street in 2006 for $995,000. He then embarked on a complete renovation, turning the three-family home into his own personal playground. Cruz beautifully restored original features of the 1920 house like carved wood stairways and railings, gorgeous moldings, five fireplaces, beamed ceilings, and exposed brick walls. But on that historic canvas he overlaid his signature art pieces made with repurposed objects and decorated the space in an industrial/Victorian mash up. Luis also used the townhouse, dubbed Musée Maison (aptly, Museum House), as his studio and workshop and often hosted art shows there (including trapeze shows in which he participated) where all of the work was for sale. He's now put the 3,500-square-foot Hamilton Heights house on the market, asking $2.5 million.

Nearly all New York City residential buildings will have to containerize trash

New York City's ambitious plan to prevent garbage from piling up on streets and sidewalks has a new target: residential properties. Mayor Eric Adams and Department of Sanitation Commissioner Jessica Tisch on Wednesday announced all buildings with nine or fewer apartments will be required to place their garbage in a secure container starting in 2024. This covers 765,000 buildings in the city, or 95 percent of all residential properties across the five boroughs.

All NYC businesses required to containerize trash

Roughly 20 million pounds of trash will be tucked away in containers instead of in trash bags piled up on New York City sidewalks next year. As part of the latest effort to curb the city's rat problem, all businesses will be required to put garbage in lidded containers beginning next March, Mayor Eric Adams announced Tuesday. About 25 percent of the city's businesses, including restaurants and grocery stores as well as chain businesses, are currently mandated to containerize trash; when the newest proposed rule takes effect, the requirement will apply to 100 percent of businesses.

Three buildings across the city with significant ties to the history of jazz are New York City's newest individual landmarks. The Landmarks Preservation Commission (LPC) on Tuesday voted to designate Minton's Playhouse in Harlem, the former Queens home of Dizzy Gillespie, and a Hamilton Heights apartment building where jazz greats Duke Ellington and Noble Lee Sissle once lived. The three buildings not only have vital ties to jazz music but stand out for their architectural significance, according to the commission.

A housing lottery opened this week for 38 mixed-income apartments at a new residential development in Brooklyn. Located at 963 Atlantic Avenue in Clinton Hill, the nine-story building contains 124 units and an assortment of amenities for tenants, including an open-air roof deck. New Yorkers earning 80 and 130 percent of the area median income, or between $58,115 annually for a single person and $187,330 for a household of five, can apply for the units, priced between $1,576/month for studios and $2,850/month for two bedrooms.

A housing lottery opened this week for 108 apartments at a new senior housing development in Brooklyn. Located at 381-401 Chester Street in Brownsville, Simba Simbi Seniors is an eight-story apartment building offering senior residents comfortable homes and a wide variety of amenities. Applicants must have at least one household member who is 62 years of age or older, qualifies for Section 8 benefits, and earns no more than $60,050 annually. Eligible New Yorkers will pay 30 percent of their income for the available studio and one-bedroom apartments.

A building that once operated as an illegal hotel and has been converted into affordable housing for seniors opened a lottery on Friday for 53 apartments. Located at 117 West 79th Street, Park 79 Apartments is a 100 percent affordable housing development with 77 rent-stabilized studio apartments for seniors earning at or below 50 percent of the area median income (AMI), including 24 homes for formerly homeless New Yorkers. Residents, who must be aged 62 years or older to qualify, will pay only 30 percent of their income in rent.

With ties to the Harlem Renaissance, Dorrance Brooks Square is designated a historic district

The Landmarks Preservation Commission on Tuesday voted to designate the Dorrance Brooks Square Historic District, an architecturally intact area of Harlem associated with notable Black Americans. The district is anchored by Dorrance Brooks Square, a small park named for a member of the Harlem Hellfighters who died in active combat during World War I. When it was dedicated by the city in 1925, the square became the first in New York City to honor a Black serviceman. The historic district designated on Tuesday is the first in the city to be named after an African American, according to the LPC.

15 public pools will start reopening in NYC

Just in time for the end of the current heatwave, New York City will reopen 15 of its free, public swimming pools. Eight pools will open this Friday, July 24, and the rest will reopen on Saturday, August 1. The Parks Department says that all pool-goers must maintain social distance and wear face coverings at all times when not in the water.
