NYC’s ‘Open Culture’ program kicks off this weekend with outdoor performances

More than 100 streets in New York can become stages under the city's Open Culture program that launched this month. Modeled after the Open Streets and Open Restaurant initiatives that close some streets to cars and let restaurants set up creative outdoor dining seating, this new permit type allows ticketed, socially distanced performances, rehearsals, classes, and workshops to take place on blocks in every borough. Mayor Bill de Blasio this week said the first three performances under the program would take place on Friday, with events in Mott Haven, Williamsburg, and Harlem.

Tom Brady and Gisele Bündchen unload Tribeca condo for $37M

Tom Brady and Gisele Bündchen have long maintained a home in New York City, but now that the NFL quarterback has taken up with the Tampa Bay Buccaneers, they're consolidating a bit. As the Post first spotted, the couple has sold their Tribeca apartment for $36,800,000 million, according to property records. Brady and supermodel Bündchen bought the five-bedroom, 12th-floor pad in Robert A.M. Stern's 70 Vestry Street in 2018 for $25.5 million pad. Just last month, though, they bought a smaller unit on the same floor for $3.5 million, which will presumably now serve as their NYC pied-à-terre.

132-year-old Peter Luger decides to start taking online reservations

The world-famous steakhouse in the shadows of the Williamsburg Bridge will finally start accepting online reservations, amNY reports. Opened 132 years ago, Peter Luger is the third oldest steakhouse in New York City, best known for its dry-aged steaks. After installing a new phone system, the restaurant learned first-hand that many diners were experiencing hours-long wait times trying to get a reservation. In fact, they were receiving up to 6,000 calls each day.

Tribeca stays on top and Hudson Yards emerges as #2 on the city’s priciest neighborhood list

According to Property Shark's just-released ranking of New York City's most expensive neighborhoods, Tribeca once again takes the top spot in residential sales with a median price of $4.34 million. The bigger news is Hudson Yards, on the list for the first time as the city's second-costliest neighborhood in Q2 of 2019 at $3.86 million. Also notable was Little Italy, the city's third most expensive neighborhood, which saw median home prices increase by 153 percent over last year's numbers.

The new L-shaped residential building at 121 East 22nd Street represents Rem Koolhaas's architecture firm OMA's first ground-up Manhattan project; developers Toll Brothers City Living have released new photos of the eye-catching structure on the border between the Gramercy and Madison Square Park neighborhoods, highlighting its unique design. The new condominium residence is comprised of two blocks that straddle an existing tower, the 11-story School of the Future, constructed in 1915. The building's north tower has two interlocking planes that meet to form a distinct, three-dimensional corner. The 13-story south tower features an "undulating grid of punched windows" overlooking 22nd Street.

My 800sqft: Art curator Blair Russell brings Miami to Midtown with graffiti art and fluorescent finds

And for the other two weeks, Miami comes with him to his New York City apartment. The curator-creative has decked out his Midtown abode, located in a 1910 building formerly home to an upscale children's apparel store, with fluorescent colors, graffiti art, and international finds, all while mixing in a mid-century modern flair. Blair first bought his home on 35th and 5th one month after September 11, at a time when living next to the Empire State Building wasn’t exactly a selling point. “It used to be called the dirty 30’s when I moved here in 2002,” Blair told us. A self-described third-generation artist, Blair made a career in Florida by helping developers outfit South Beach properties with art. Later, with housing experience under his belt, he began converting abandoned buildings into affordable housing for local artists. Now with real estate further in his rearview mirror, Blair is focusing on traveling and curating art for clients. “Everything I’ve done, I do it for one to 10 percent of the population. If more than 10 percent like it, it’s probably not going to happen with me," he said. Madison Square Park Tower penthouse, now a triplex, back on the market for $77.7M

The penthouse atop the Flatiron District's tallest tower, Madison Square Park Tower at 45 East 22nd Street, has gained a floor and nearly doubled in price. The 7,000-square-foot duplex was listed in 2017 for $48 million. Now, Mansion Global reports, the stunning residence 777 feet above the ground has gained a floor, measures over 15,000 square feet and is about to return to the market at $77.7 million, making it one of the most expensive listings in the city.
