The founder of Design Development NYC (DD), Best & Co. and a new and experimental venture called Neue Atelier, Chip has managed to build a creative empire that, luckily for his busy clients, is a one-stop design/build shop that brings architecture, renovation and furnishings under one roof. We recently stopped by his Long Island City space where he gave us the grand tour of the studio.

A housing lottery launched this week for 150 middle-income apartments at a new mixed-use development in the Hunter's Point section of Long Island City. Located at 2-33 50th Avenue, Jasper is a 12-story building that offers residents a holistic living experience with state-of-the-art amenities and convenient access to a grocery store, restaurants, and other retail options on the ground level. New Yorkers earning 130 percent of the area median income can apply for the units, priced from $2,900/month studios to $5,039/month three-bedrooms.

Long Island City’s Skyline Tower is now the tallest outer-borough building

A tower on the rise in Queens just became the tallest building in New York City outside of Manhattan. Hitting the 63rd floor, Skyline Tower has officially surpassed in height its neighbor and previous record-holder, the 673-foot-tall Citigroup Building. Located at 23-15 44th Drive, the new Long Island City tower offers studio to four-bedroom homes, priced between $500,000 and $4 million. Upon its completion, Skyline Tower will reach 762 feet and contain roughly 800 condos.

Long Island City library may be evicted from Queens tower after Amazon debacle

Two months after mega-retailer Amazon announced it was walking away from a lease at One Court Square, a Long Island City library branch that occupies space on the ground floor of the 53-story Citigroup building is facing the possibility of eviction according to non-profit publication The City. The lease on the 3,200-square-foot One Court Square branch of the Queens Public Library expires on August 31. The library has paid an annual rent of $1 since the building opened in 1989 as part of a deal with Citigroup, whose lease on the space ends in May of 2020, but a spokesperson for the library has said that the building's owner has “indicated it is seeking market rent for the library space.” Last year, building owner Savanna was reportedly seeking $55 to $65 per square foot for space in the building.

Long Island City restaurant owner traveled to Seattle in an attempt to revive Amazon deal

The owner of a Long Island City barbecue restaurant flew to Seattle on Monday in an attempt to revive the city's deal with Amazon. Josh Bowen, who owns neighborhood joint John Brown Smokehouse, met with executives from the company for two hours, according to Qns.com. Earlier this month, Amazon announced it would no longer open a headquarters at the proposed waterfront location in Queens after facing resistance from local politicians and activist groups. During the meeting, the businessman asked if they would reconsider their decision to pull out of the project. Their response? "Never say never," the executives told him, according to Bowen.

Long Island City advocates want to obtain a city-owned building before Amazon takes over

Long Island City advocates are requesting ownership of a city-owned building that sits on land soon to be developed by Amazon for its second headquarters, as the Wall Street Journal first reported. The sprawling, block-long structure at 44-36 Vernon Boulevard currently houses offices related to the city's Department of Education along with over 1,000 staff members. For the past three years, local residents have asked for the building to be turned into a community facility. With all eyes on Long Island City due to Amazon's impending move there, advocates believe this is their last chance for the community to take over the property.

Long Island City’s Skyline Tower will be the first billion-dollar condo in Queens

Skyline Tower at 23-15 44th Drive in Long Island City, Queens, just got approved to begin sales, with a marketing plan that estimates a $1.088 billion sellout price, making the 66-story condominium the first in the borough to break the one billion mark, Bloomberg reports. The milestone isn't the only superlative for the building, formerly known as Court Square City View. The 778-foot tower is on a course to become the borough's tallest building.

Long Island City’s Jackson Park will feature two pools, full-size basketball court, and a 1.6-acre park

As the Long Island City skyline continues to grow, so does the list of amenities developments are offering residents in the booming Queens neighborhood. New renderings of the massive, three-tower, 1,871-unit rental complex, Jackson Park, reveal extravagant luxuries like two swimming pools, a gaming area, a full-size basketball/volleyball and squash court, and much more, as the New York Post reported. With move-ins expected in January, leasing has officially begun at the Tishman Speyer-complex, with net rents starting at $1,915 per month studios, $2,335 per month one-bedrooms, $3,555 per month for two-bedrooms, $4,745 per month for three-bedrooms and $7,310 per month for four-bedrooms.

Long Island City Rental Tower Will Offer Micro Units for ‘Gen Y Professionals’

Yesterday, 6sqft discussed how Long Island City's Purves Street is a hotbed of construction activity with no less than four residential towers underway along the 500-foot, one-block stretch. On a site situated between Thomson Avenue (where the pioneer condo Arris Lofts rises) and Court Square, Twining Properties has begun excavation work for a 27-story, 168-unit rental tower at 44-14 Purves Street. According to the developer's project page, the rental tower will be known as Watermark Court Square and is to offer "efficient apartment layouts designed for mobile professionals." The handsome albeit unremarkable design by Handel Architects is faced with grey brick and large windows. According to Department of Buildings filings, the ground-up, 302-foot-tall tower will rise along 44th Drive, while a two-story existing building will be rehabilitated along Purves.

Long Island City ‘Micro’ Units Will Have Three Bedrooms

To date, the city's biggest and most news-worthy micro housing complex, My Micro NY, has offered only studios, which makes sense considering a micro apartment is typically defined as encompassing less than 350 square feet. But the term "micro" is getting an expansion (figuratively and literally) in Long Island City, where a new rental complex will offer 57 two- and three-bedroom units ranging from 490 to 735 square feet, according to the Wall Street Journal. The project at 37-10 Crescent Street is being developed by Ranger Properties, whose managing principal Sheldon Stein said, "Our concept is we can offer really high-quality public amenity space, and better value with smaller private spaces, and bring the rental cost down."

Long Island City’s Hot New Park-Front Project Liv@ Murray Park North Set to Begin Sales

While Manhattan buyers typically pay a great premium for a park-front address, a single subway stop away in Long Island City, a new condominium aptly named Liv@ Murray Park North will begin sales with homes starting around $400,000. Developed by George Xu and Century Development Group, the six-story, 39-unit building will house a mix of studio, one- and two-bedroom apartments designed by Queens' own Raymond Chan Architects. Liv@ Murray Park North is located at 11-35 45th Avenue along the northern frontage of the 2.5 acre Murray Park/Murray Playground. Similar in size to downtown's Gramercy Park, the community jewel is LIC's largest green space not situated along the East River. The park is also across from the neighborhood's sole historic district and is positioned centrally between the area's two booming high-rise nodes–the master-planned Hunter's Point waterfront community and the Court Square-Queens Plaza business district.

Long Island City Tower Will Be Tallest Residential Skyscraper in NYC Outside of Manhattan

The tallest residential building in the outer boroughs is underway, and no, it's not going to be in boomtown Brooklyn, but rather along the rapidly evolving corridor of Queens Plaza in Long Island City. 42-12 28th Street will soar 57 stories from an 18,000-square-foot lot and will contain 447 luxury rental units. At its 635-foot projected height, it will be just 20 feet shy of the current outer borough tallest, One Court Square (the "Citi" building). Recently posted images on Goldstein Hill & West's revamped website reveal some new aspects of the project, including its ground-level street frontage and an "extensive" amenity package to include a swimming pool directly linked to an outdoor roof deck.

City landmarks Village row house with deep ties to Black history and theater

A Greenwich Village row house, dating back to before the Civil War and closely tied to Black history and one of the city's first "Off-Off-Broadway" theaters, is New York City's newest landmark. The Landmarks Preservation Commission on Tuesday voted to designate the Jacob Day Residence at 50 West 13th Street. The 1845 row house was home to Jacob Day, one of NYC's most successful 19th-century African American businessmen, and the 13th Street Repertory Company, one of the city's oldest Off-Off-Broadway theaters.

Penn Station needs expansion to boost train capacity, new report concludes

The only way to increase train capacity at Penn Station is to expand the Midtown Manhattan transit hub, a new report concludes. This week Amtrak, the Metropolitan Transportation Authority (MTA), and NJ Transit released "Doubling Trans-Hudson Train Capacity at New York Penn Station," an engineering feasibility study exploring four concepts to double train capacity without expanding the station's size. Ultimately, none of these proposals were found feasible, marking a shift in focus towards options that would increase Penn Station's footprint.

Project to protect Staten Island shores and restore marine life is complete

After over a decade of effort, a coastal resilience project designed to protect Staten Island shores with livable habitats for sea creatures is complete. Gov. Kathy Hochul on Friday announced the completion of Living Breakwaters, an $111 million project creating 2,400 feet of breakwaters to safeguard homes and businesses in Tottenville from future extreme weather events. The project features eight partially submerged structures that will break storm waves, decrease erosion, and serve as habitats for marine life.

15 of New York City’s most atmospheric outdoor dining spots

New York City's outdoor dining scene is once again about to change: Restaurants that did not apply for the city’s new outdoor dining program by the August 3 deadline will need to remove the by-now-familiar "dining sheds" that have occupied city streets and sidewalks since 2020. Largely as a result of recently approved new program guidelines and regulations, only about 15 percent of the 13,000 or so establishments with outdoor dining structures have applied to keep them, as 6sqft previously reported. ‘City of Yes’ housing plan approved by City Planning Commission

In a win for Mayor Eric Adams, the City of Yes housing proposal has cleared the first hurdle of the approval process. The City Planning Commission (CPC) on Wednesday voted 10 to 3 to approve Adams' City of Yes for Housing Opportunity plan, which aims to address New York City's housing shortage by creating more than 100,000 new homes over the next 15 years through a series of zoning changes. Now, the plan heads to the City Council, where a more contentious debate is expected, as some council members have already voiced opposition to several major proposed changes in their districts.

Adams directs NYC agencies to find city-owned land for potential housing development

Mayor Eric Adams is finding new ways of meeting his goal of building 500,000 new homes in New York City over the next decade. The mayor on Wednesday signed an executive order directing every city agency to determine if housing can be built on property it owns. As the New York Times first reported, this could mean constructing new homes on properties like underused parking lots or garages.

Inside the world of NYC birding: City wildlife is more than ‘just pigeons and cockroaches’

Angie Co’s favorite spots for birding in New York City are Prospect Park, Greenwood Cemetery, and Jamaica Bay, a wildlife refuge and National Park that’s host to over 325 species of birds, mostly migratory waterfowl. But it was in a community garden a few blocks from her Brooklyn home that her husband, also an avid birder (and one gifted in recognizing bird songs), spotted a bright yellow Kentucky warbler. Within minutes, birders descended on the park with cameras; they had gotten a rare bird alert on eBird. Co prefers not to sign up for alerts. "I like to be surprised and find birds myself," she said. "I don’t like to chase birds."

NYC ‘Summer Streets’ to return with longer hours for more car-free fun

New York City's "Summer Streets" program is returning next month with more time to enjoy car-free streets. The annual event closes several miles of street, allowing for fun outdoor recreation and activities on certain Saturdays. Previously only hosted in Manhattan, in 2023, the program was expanded to every borough. Not only will Summer Streets once again hit all five boroughs, but this year's event will also last longer, with streets closed for an extra two hours, from 7 a.m. to 3 p.m.

Reach the beach: Vintage subway trains will ride to the Rockaways and Coney Island this summer

Beach and boardwalk-bound New Yorkers can ride to the shore in vintage style this summer. The New York Transit Museum announced two "nostalgia rides" in July and August that will bring beachgoers to Coney Island and the Rockaways via R-19 train cars from the 1930s. Tickets, which cost $60 for adults, go on sale Friday, May 31.
