Be the first to reach Manhattan in this L train shutdown board game

In reality, the L train shutdown will be no fun for anyone, but in this satirical board game, the doomsday situation gets a playful twist. Bushwick Daily first spotted the Kickstarter campaign to raise funds for the game, which is called "Escape From Hell." After selecting a hipster character, players roll the dice and follow the path as they try to get from East New York to Manhattan by bus, ferry, bike, or alternate train service.

Washington Heights’ first food hall announces spring opening and vendors

Earlier this year, the Post called Washington Heights “the new Williamsburg,” after census data revealed that the upper-Manhattan neighborhood has more millennials than any other area in the entire city. After being priced out of areas like Bushwick, the Heights is a cheaper but equally convenient place to settle down. And like any good up-and-coming NYC spot, Washington Heights will soon be getting its very own food hall. Eater reports that North End Food Hall will open this spring at 4300 Broadway, at 183rd Street, with local favorites like Dashi Ramen (from the team behind Jin Ramen), Harlem Public, and Salt and Bone Smokehouse.

Co-living startup Common announces first Manhattan location in Hell’s Kitchen

As of April 2018, co-living startup Common had raised $40 million in Series C venture funding, far more than the $15 and $11.5 million raised by its competitors Ollie and HubHaus. Since opening its first NYC location in 2015 in Crown Heights, Common has expanded with 10 locations in Brooklyn and Queens, but they've now decided to turn their attention to Manhattan. The company announced today that they will open a 32-bed building at 47th Street between Ninth and Tenth Avenues in Hell's Kitchen--"a short subway ride on the C or 7 trains into Long Island City and Amazon's HQ2."

In honor of the World War I armistice centennial, the city’s memorials get refurbished

Did you know NYC has one of the largest collections of memorials erected in the aftermath of World War I? 103 to be exact. And to mark the centennial of the WWI armistice, the Parks Department has announced that they've completed refurbishments of several of these sites, including Father Duffy in Times Square, the Pleasant Plains Memorial on Staten Island, the Abingdon Square Doughboy in Greenwich Village, and the Carroll Park monument in Brooklyn.

New housing lottery in Long Island City misses the ‘affordable’ mark

With speculation about Amazon's chosen HQ2 cities landing on Long Island City this week, the questions of transportation and affordability in the neighborhood have come to the forefront. And a new affordable housing lottery in the area does not look good for the latter. As of tomorrow, New Yorkers earning 130 percent of the area median income can apply for 10 units at the newly constructed, mixed-use rental 40-05 Crescent Street. Located on the border of Astoria, the building houses 32 rentals, an underground parking garage, and two floors of manufacturing space. The "affordable" units range from $2,125/month studios to $2,741/month two-bedrooms.

My 850sqft: Graphic designer Ksenya turned a raw Williamsburg loft into an industrial-chic oasis

Ten years ago when graphic designer and typographer Ksenya Samarskaya moved into Williamsburg's famous artist loft 475 Kent, the building and neighborhood were much different. Her view of the Williamsburg Bridge remains, but it's now obscured by the slew of glassy towers rising along the waterfront, a literal representation of how the area has lost some of its creativity to corporate entities. And though the building has seen its share of controversy, Ksenya's loft feels like stepping back to Brooklyn's Millenium-era artist boom. In true artist loft fashion, the space was completely raw when Ksenya moved in. With a little help from her friends and neighbors, she achieved the perfect balance of industrial charm and chic, minimalism. From staining the concrete ceiling and retaining the original floor and wooden beams to having custom multi-use furniture pieces designed, Ksenya created her own little oasis.

Lottery launches at church-replacing affordable senior housing development in the Bronx

Applications are now being accepted for 43 affordable senior housing apartments in the Foxhurst neighborhood of the Bronx. Formerly home to the Home Street Presbyterian Church, the new residential building at 1017 Home Street offers amenities like an on-site super, lounge, fitness center, bike room, a roof terrace, and card-operated laundry. Available studio and one-bedroom apartments are set aside for seniors who are 62 years or older and who earn a maximum of $41,750 per year. Eligible residents pay 30 percent of their income and must qualify for Section 8.

200+ mixed-income units up for grabs at a new South Bronx rental, from $865/month

A housing lottery launched on Monday for 211 mixed-income apartments in a new South Bronx building. Located at 1530 Story Avenue, the rental is part of the Lafayette-Boynton residential complex in the neighborhood of Soundview and is one of two new structures at the site developed by Nelson Management Group and L+M Development Partners. Qualifying New Yorkers earning 60, 90, 95, and 125 percent of the area median income can apply for the batch of units, which range from $865/month studios to $2,184/month three-bedrooms.

New Bed-Stuy rental opens affordable housing lottery, starting at $1,102/month

A new rental building just a few blocks from the Myrtle-Willoughby Avenue G train stop in Bed-Stuy is opening an affordable housing lottery for 20 apartments. Conveniently, the 65-unit building at 633 Marcy Avenue will have a supermarket in its base, as well as a laundry room, gym and yoga room, kids room, and a landscaped roof terrace. The affordable units are open to households earning 80 or 130 percent of the area median income. Those on the lower end range from $1,102/month one-bedrooms to $1,327/month two-bedrooms. On the other end, however, the savings are minimal, as they range from $2,207 one/bedrooms to $2,665 two/bedrooms. Currently, the market-rate two bedrooms are going for $2,800/month.

New York City to launch affordable co-living pilot program

On the heels of London-based housing brand The Collective's announcement to bring a huge, co-living community to Brooklyn, the city of New York announced on Thursday plans to get involved with the growing housing trend. The city's Department of Housing Preservation and Development said it will launch a pilot program that lets developers seek public financing in exchange for creating affordable, shared-housing developments, the New York Times reported.

MTA will add 1,000 new roundtrips each week during the L train shutdown

During the L train shutdown, 1,000 new alternate roundtrips will be added every week, according to the Metropolitan Transportation Authority. Starting in April, extra service will be added to the A, E, F, J, Z, M, and G lines, NBC reported. The L train will not run between 8th Avenue and Bedford Avenue for 15 months while the Carnarsie Tunnel, heavily damaged by Hurricane Sandy, is repaired. About 275,000 of the L train's 400,000 daily riders are expected to be affected by the temporary shut down.

Updated looks for COOKFOX’s Domino Sugar building, Williamsburg’s will-be tallest

Fully above ground, the second tower to rise at the massive Domino Sugar site has a pair of new renderings. Designed by COOKFOX Architects, 1 South First (previously 260 Kent Avenue) is a 42-story mixed-use tower on the Williamsburg waterfront development, which was formerly home to the sugar manufacturing facility. When 1 South First opens next fall, it will join already opened 325 Kent Avenue and Domino Park, all developed by Two Trees Management.

To kick off Halloween weekend, watch NYC architects face off in a pumpkin-carving contest

Don't expect to see typical Jack-o'-lanterns at the Center for Architecture's pumpkin-carving event this Halloween. On Oct. 26, 20 New York City-based architecture firms will face off at Pumpkitecture!, the center's third annual competition, which tests the ability of architects to create amazing designs across any medium (ie: a round, orange gourd). Attendees can watch the architects live-carve inventive structures and vote for the People's Pumpkin.

London housing pioneer will bring NYC’s largest co-living location to Brooklyn

6sqft has checked in periodically to track the progress of co-living brands like Common and a foray into what some call "adult dorms" by co-working giant WeWork. Now, lifestyle and housing brand The Collective, the London-based creator of the world's biggest co-living community, has announced plans for a New York City flagship in Brooklyn at the border between Williamsburg and Bushwick at 555 Broadway.

Ride-share service Via tackles weekend L-train shutdowns with special discount pass

The Metropolitan Transportation Authority announced this summer that the L-train will not run between Brooklyn and Manhattan for 15 weekends, including every Saturday and Sunday in October. To ease the impact of the L-train's mini shutdown before the 15-month shutdown scheduled for April, ride-share service Via is offering riders this month an affordable option to travel to and from Williamsburg, Bushwick, and Lower Manhattan. According to the company, the L-Train ViaPass costs $19 per week and provides riders with four shared rides per day on weekends in October, between Friday night and Saturday morning.

No subway, no worries: Developers offer incentives to lure tenants off train lines

Williamsburg, where the L train shutdown will soon take effect, via Wiki Commons In a city with fewer car owners than nearly any other location in North America, it should come as no surprise that subway access is a key factor for most New Yorkers when they go on the housing market. In fact, many New Yorkers won’t even consider renting or buying if the address is more than a 10-minute walk from the nearest subway. This explains why some neighborhoods, including Greenpoint, which has a subway but not one that leads to Manhattan, and Alphabet City, which doesn’t have a subway at all, have long reported lower real estate values and rental prices that their nearest neighbors. However, there are growing signs that subway access may no longer matter as much as it once did. While subway access remains important, it is increasingly no longer a deal breaker for developers or prospective tenants. In today’s real estate market, a growing number of developers are pouring money into developments located off the subway line, and many tenants don’t seem to mind. This may also explain why not all developers with projects located along the L line are worried about the pending shutdown, which is now slated to begin in April 2019.

Battery Park City and Upper West Side communities transition from middle-aged to millennial

Despite recently ranking as the most expensive zip code for renters in the United States, Battery Park City experienced the greatest influx of millennial residents in New York City over a period of five years. The Lower Manhattan neighborhood, with the zip code 10282, saw a population increase of over 54 percent, according to report released this month by RentCafe. Out of the top 20 zip codes with the highest increase in millennials, Battery Park City, with 2,300 Generation Y residents, ranks third in the country, falling slightly behind two downtown Los Angeles neighborhoods (h/t amNY).
