New Map Shows Where More Than 50,000 Rent Stabilized Apartments Have Been Lost

At the end of last month, the Rent Guidelines Board voted to freeze rents for the first time on one-year leases for the city's more than one million rent stabilized apartments, which make up about 47% of the city's total rental units. They also increased rents on two-year leases by only two percent, the lowest in the board's 46 years. While this historic ruling is a huge win for tenants, it doesn't bring back the astonishing number of apartments that have been deregulated. Since 1994, nearly 250,000 units have lost rent regulation protections, and over these past eight years alone, New York City has lost more than 50,000 rent stabilized apartments. To put that staggering number into perspective, cartographer John Krauss has put together a handy map that shows where all of these 50,000 apartments are located (h/t Gothamist). Using scraped tax bills, he plotted changes in the number of rent-stabilized units, building by building.

INTERVIEW: Historian Francis Morrone on the Changing City, Modern Architecture and Why He Loves the ’50s

For the man who knows seemingly everything about New York City history, look no further than Francis Morrone. Francis is an architectural historian best known for his writings and walking tours of New York. Of his 11 books, he wrote the actual guidebook to New York City architecture—aptly titled "The Architectural Guidebook to New York City"—as well as the "Guide to New York City Urban Landscapes," "An Architectural Guidebook to Brooklyn," and "10 Architectural Walks In Manhattan." For six and a half years, Francis served as an art and architecture critic for the New York Sun, and he now teaches architectural and urban history at the New York University School of Professional Studies. As for walking tours, Francis was named by Travel + Leisure magazine as one of the 13 best tour guides in the world. You can catch his various tours, which sell out quickly and cover everything from "Midtown Manhattan's Side Streets" to the "Architecture and Changing Lifestyles in Greenwich Village," through the Municipal Art Society. We caught up with Francis recently after he published a much buzzed-about article for the Daily News entitled, "No, New York City Is Not Losing Its Soul," to talk about his life and work in the city, his opinions on modern architecture and development, and his favorite time period of New York City history.

Our ongoing series “My sqft” checks out the homes of 6sqft’s friends, family and fellow New Yorkers across all the boroughs. Our latest interior adventure brings us to Ridgewood, Queens. Want your home to be featured here? Get in touch!  Few neighborhoods have gotten as much buzz in the past year as Ridgewood. Considered the next frontier for cool kids getting priced out of hip areas like Williamsburg and Bushwick, Ridgewood sits at the top of NYC's list of ones to watch. But even with all the hoopla, how many of you actually know someone who lives off this stretch of the L? In our latest installment of My sqft, we meet Sean and Liz, a couple of Greenpoint expats who've made their way into a beautiful, historic brick construction along a peaceful block in the heart of this up-and-comer. Living large in a very bright and airy 800-square-foot railroad apartment, these two really don't face the same space challenges that plague the rest of us New Yorkers, and as such they've found the freedom to infuse their space with lots of personality (toy bunnies, illustrations of "nerd weapons" and quirky art from across the globe) and all the furniture they've collected over the last decade (lots of covetable mid-century modern pieces and antiques). Jump ahead to meet this perky pair and see how they've created that perfect old-meets-new-meets-endearing balance that we all strive for but pretty much have no clue how to make happen in our own homes.

VIDEO: See the 1970s Graffiti Culture of NYC in This BBC Documentary

Watch this 26-minute video without sound and you'll see a striking, visual portrait of the 1970s graffiti movement in NYC, where everything from park monuments to subway cars was covered in tags. Listen to the commentary, though, and you'll find something much deeper. Created as a mini-documentary for BBC, the video explores the root of graffiti culture. Is it folk art, youngsters marking their territory, planned-out vandalism, a result of pent-up anxiety, or quiet rebellion? Keep in mind this one of the roughest and crime-ridden decades in the city, so it's interesting to see how some of those interviewed saw graffiti as a parallel to the crime, while others felt it was an artistic alternative that typified the energy of New York.

Photographer Natan Dvir Captures Real Life Against NYC’s Larger-Than-Life Luxury Ads

When we think of bigger-than-life ads most of are quick to point out Times Square as the mecca of all things wrong with our consumer culture. But the tourist trap is just one piece Manhattan's puzzle, which, if you really take a second to look around, is dripping with advertisements hawking everything from coconut water to acne treatments to Louis Vuitton handbags. While most would say that they don't even notice the ads—a lot like how the Empire State Building eventually is just there after you've been living in the city for so long—Israeli photographer Natan Dvir argues that the reality is that these oversized billboards profoundly shape our urban landscape and the way we experience it. His series “Coming Soon” captures the phenomenon.

Flatiron Building-Looking Condo Tower to Rise at Brooklyn Heights Library Site

If imitation is the sincerest form of flattery, the Flatiron Building should be highly honored by this fresh batch of renderings from Marvel Architects for the site at 280 Cadman Plaza West in Brooklyn Heights. The Daily News reports that "the 36-story tower, which will have 139 condo units, community space, retail and a new 21,500-square-foot library on the ground floor, looks like it will be Brooklyn's very own alternative to the Flatiron building, with its dramatic wedge-shaped structure." Back in September, the Brooklyn Heights Library agreed to sell their site to Hudson Companies for $52 million with the stipulation that the developer build 114 affordable housing units at two different locations nearby, as well as a new state-of-the-art library at the existing site. The project began the city's land use review process (ULURP) yesterday.

Beastie Boy Mike D’s Brilliant Brooklyn Townhouse Can Be Yours for $5.7M

Back in 2013, news that Michael Diamond—a.k.a. Beastie Boy Mike D—and his wife, Tamra Davis, had acquired a townhouse on a beautiful tree-lined Cobble Hill block and given it a creative and modern—yet totally livable—redesign led to a spate of articles showcasing the cool and quirky pad, including a New York Times house tour aptly titled "Licensed to Grill." All the attention likely led to Diamond's recent side project helping his architect friends design a new-construction townhouse in nearby Boerum Hill that recently sold for just under $5 million. Now the original Cobble Hill Beastie house at 148 Baltic Street is on the market for $5.65 million, funky custom toile wallpaper and all.

Are Yuccies the New Hipsters?

Yuccies = Young Urban Creatives. And according to Mashable, they're the new iteration of hipsters. The author describes his self-created and self-describing class as "a slice of Generation Y, borne of suburban comfort, indoctrinated with the transcendent power of education, and infected by the conviction that not only do we deserve to pursue our dreams; we should profit from them." Just think of your friends moving to Brooklyn these days. They probably work for a startup rather than as a furniture maker and they likely do Flywheel instead of hot yoga. It's a new type of free spiritedness, the love child of yuppie and hipster that is rooted in personal fulfillment while still maintaining a successful lifestyle (and Instagraming it along the way).

Fill Your Home with the Scent of ‘Hot Garbage Radiance’ and Other Summertime City Fragrances

Before you get too excited (which we really hope you're not), let us tell you that these candles don't actually exist. They're a funny series from Mashable that parodies the stench of the city during a season when pleasant candle scents like "ocean breeze" and "fresh-cut peonies" take over shelves. While NYC doesn't generally smell like roses, the heat and humidity do a fine job at intensifying all of the gag-inducing odors one encounters while navigating a typical day. Candle scents illustrated here include Underfed Alley Cat Seduction, Eau du Subway Passenger, Rotting Produce, Formerly Fresh Baked Pizza, and a Gentle Gust of Garbage Truck, among some even more horrendous offenders.

Mipsterz Are on the Rise in NYC, and They’re Cooler Than Your Average Hipster

We all have one of those friends: you ask them if they consider themselves a hipster (which by all accounts they are) and you're met with a very sardonic "I hate hipsters..." While it's pretty much an unspoken rule that those who knowingly fall within hipsterdom should never acknowledge such, there is a unique group of young folks in the city wholly embracing the label as part of their identity. In fact, they've come up with their own play on the word: Mipsterz, or Muslim hipsters.

While neighborhoods may seem to become hot-or-not at the drop of a hat, waterfront property retains its mystique through the ages. ‘Girls’ Star Zosia Mamet Buys Unimpressive Upper West Side Co-op for $1.2M

When we took a look at the real estate of the stars of "Girls," we said the characters "live in Greenpoint, not the Upper West Side." The same cannot be said for their real-life digs, as evidenced by Zosia Mamet's (she plays Shoshanna on the hit show) purchase of a pretty bland Upper West Side co-op. According to city records released today, she paid $1,225,000 for the two-bedroom apartment at 522 West End Avenue. We knew she was looking to relocate–she and her boyfriend listed their Bushwick house back in October, and it recently sold–but we can't deny that we're a little surprised by her choice.

Brooklyn Buyers Sell Off Their Homes and Head Back to a Cheaper Manhattan

Brooklyn has long been thought of the place to find great deals, but increasing interest in the borough has also brought with it an increase prices across the board. A story published today by the Times takes a look at the shift back to Manhattan as the "better value" for buyers and renters. Although the median price in the city does remain higher than Brooklyn—$970,000 versus $610,894—northern neighborhoods like Washington Heights, Inwood and Morningside Heights do provide a much cheaper alternative to coveted neighborhoods like DUMBO and Boerum Hill. But is the offer really worth the move?
