Brooklyn’s Grand Army Plaza to undergo a $9M restoration

The historic entrance to Brooklyn's Prospect Park is getting a makeover. Mayor Bill de Blasio announced on Friday a plan to restore Grand Army Plaza and its iconic Soldiers' and Sailors' Arch located in Prospect Heights. The $8.9 million project, overseen by the Prospect Park Alliance and the city's Parks Department, includes replacing the roof of the arch, cleaning and repointing the brick and stone structure, repairing the iron staircases, and updating the lighting. Plus, the plaza-framing landscaped berms will be replanted.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. The highlife: Architecture, spectacle and Art Deco New York

The architects who built the Jazz Age really knew how to get down. In January 1931, they turned the city’s annual Beaux Arts Ball into the ultimate Gatsby-approved bash. Instead of the stuffy historicism of years past, the party’s theme was “Fête Moderne -- a Fantasie in Flame and Silver." Advance advertising for the Ball in the New York Times promised an event “modernistic, futuristic, cubistic, altruistic, mystic, architistic and feministic," featuring the city’s most renowned architects dressed as their buildings, celebrating both themselves and the modern fantasy metropolis they had forged in flame and silver. He may fly under the radar in Hollywood, but when it comes to Brooklyn real estate, Matt Damon seems to be all about high life. This time last year, he toured the historic Brooklyn Heights mansion at 3 Pierrepont Place, which was the borough's most expensive listing ever at $40 million. Though he didn't follow through, it looks like he's still poised to set a record, as Mansion Global reports that sources say the actor has gone into contract on the penthouse at the nearby recent condo conversion The Standish. If the sale closes for its most recent price of $16,645,000, it will take the crown for priciest residential sale ever in Brooklyn, stealing the title from a $15.5 million Cobble Hill townhouse sale in 2015.

Bjarke Ingels’ ‘bold yet graceful’ High Line towers get new website and flashy signage

When HFZ Capital Group chairman Ziel Feldman needed a bold design for what will be Chelsea's largest development in more than a decade, he knew the very-visible, block-long site wanted nothing short of an architectural icon to house the future 950,000-square-foot mix of parking, retail and office space, a 137-room Six Senses Hotels Resorts Spa and 240 condominium apartments. So it should come as no surprise that Bjarke Ingels' BIG was chosen to design what would be the firm's second Hudson River-front tower (after Via 57 West). Straddling the High Line and offering sunset river views, the two towers penned by the Danish wunderkind sit atop a four-floor base at 76 Eleventh Avenue, rising to 28 and 38 floors, respectively. Construction update: Excavation underway for Annabelle Selldorf’s Bowlmor Lanes-replacing condos

William Macklowe Company's 22-story 21 East 12th Street (21E12) is poised to become the tallest ground-up condominium building in Greenwich Village upon completion in 2018. The development at the southwest corner of University Place and East 12th Street replaces the Bowlmor Lanes garage building, which, due to its height and incongruent massing, ruffled the feathers of watchful neighbors and community organizations. Nevertheless, the squat, five-story structure has been razed, and site excavation is well underway for New York's maiden of modernism, Annabelle Selldorf's, square, cast-stone tower.

New renderings and hotel details for Bjarke Ingels’ High Line towers, now dubbed ‘The Eleventh’

In a press release announcing that HFZ Capital Group is bringing a 137-key luxury Six Senses hotel and spa to Bjarke Ingels' pair of travertine-and-bronze towers along the High Line, 6sqft has learned that the $1.9 billion project at 76 Eleventh Avenue will officially be known as The Eleventh. The hotel announcement --which is interesting because in December 2015, the original plans for a hotel were replaced with office space--also came with several new renderings of the 28- and 38-story buildings, which are distinguished by their twisting silhouettes, glowing crowns, and two amenity-filled podium bridges that connect them.

Triplex Penthouse at the Late Zaha Hadid’s High Line Condos Lists for $50M

The 6,853-square-foot triplex penthouse atop the 11-story 520 West 28th Street condominium on the High Line, designed by the late Pritzker Prize-winning architect Zaha Hadid, has arrived on the market for the first time for the as-promised ask of $50 million. The architecturally unique 39-unit building, Hadid’s first–and, sadly, only–ground-up structure in New York City, has interiors also overseen and designed by the architect. Related Companies, the building's developer, speaks of the honor of collaborating with "one of the world’s most visionary architects, Dame Zaha Hadid, on the design for 520 West 28th. The design is being realized as she envisioned–each residence is a work of art unto itself–and the penthouse in particular is a spectacular example of this, including various unique elements such as a sculptural three-story staircase, designed by Hadid, which unites all levels of the triplex residence.”

Williamsburg Unsurprisingly Tops List of NYC’s 15 Fastest Gentrifying Neighborhoods

Williamsburg has become the poster child for the hipsterfication of Brooklyn and NYC gentrification in general, but behind the beards and beet smoothies are actual facts to back it up. NYU's Furman Center released a report that identifies the city's 15 gentrifying neighborhoods, out of 55 total, and finds that Williamsburg/Greenpoint comes in at number one (h/t DNAinfo). Of course, it's difficult to define gentrification, but the study looks at areas that were relatively low-income in 1990 (among the bottom 40% in the city), but experienced higher rent growth over the past 20 years than other neighborhoods, a trend that the Furman Center feels is of "greatest concern in lower-income neighborhoods." Williamsburg and Greenpoint had a startling 78.7 percent jump in rent over this time period, followed by Central Harlem at 53.2 percent and Chinatown/Lower East Side at 50.3 percent.

Skyline Wars: As Queens Begins to Catch Up, A Look at the Towers Defining Its Silhouette

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his sixth installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the new towers defining the Queens skyline. For a long time, the glass tower erected by Citibank was the lone skyscraper of note in Queens. Known initially as Citicorp at Court Square, it was built in 1989 and designed by Raul de Armas of SOM as a blue-green metal-panel-and-glass office tower with just a few setbacks at its 633-foot-high top—an extremely clean-cut, modern obelisk of fine proportions. In a 1988 article in The New York Times, Anthony DePalma wrote that the tower “dominates the Queens skyline like a sequoia in the desert” and Paul Goldberger, then the newspaper’s architecture critic, wrote the tower was “rapidly becoming one of the most conspicuous structures in the entire city.” He added, “It is a very unlikely thing, this building—no other skyscraper in New York is remotely like the Citicorp tower, not so much for its design as for the fact that it stands free, alone in this landscape of gas stations, warehouses and row houses,” The bank tower transformed “the landscape of New York” and “no longer does Manhattan virtually by itself control the skyline,” Mr. Goldberger continued. “Skyscrapers built at random all over New York would be devastating, but an occasional exclamation point, well designed and carefully placed, will do the skyline no grievous harm,” he concluded. This is a very important but also very controversial point as currently evidenced in Manhattan where traditional precincts are being pin-pricked to exhaustion and confusion by supertalls.

Spotlight: Ron Ben-Israel on the Art and Architecture of Creating a Wedding Cake

If you're one of the many who just got engaged over Valentine's weekend, it's time to get into planning mode, and what better way to start than with a spectacular wedding cake. A New York wedding calls for a cake that tastes great, makes a statement about the newlyweds, but can also stand on its own amidst the glamour of the Plaza, the Art-Deco glitz of the Rainbow Room, and the skyline that twinkles all around at the Mandarin Oriental. For this, brides and grooms turn to cakemaker extraordinaire Ron Ben-Israel. Throughout the planning, baking, and cake delivery processes, Ron draws on a number of disciplines, including chemistry, architecture, art, and transportation science. His cakes are versatile in style, but have a common thread that comes from attention to detail and the pursuit of excellence. He's received high praise for his cakes, with the New York Times writing of him: "Mr. Ben-Israel is the Manolo Blahnik of wedding cakes, a high-priced craftsman who knows that just as beautiful shoes are useless if they are not comfortable, beautiful cakes are useless if they are not delicious." With the season for "I do" quickly approaching, 6sqft spoke with Ron to discuss his love for the baking process, the thinking and work behind every cake, and the joy he experiences each time one is completed.

What to Do if Your Sidewalk Hasn’t Been Shoveled

If you're trying to get somewhere this week and there's a mountain of snow left by the weekend storm in your path, Mayor de Blasio wants to help. On Monday, in response to complaints about businesses with unplowed sidewalks, the mayor said that the city would "definitely be focusing today on businesses that aren't doing that–we will be applying fines to any business that does not shovel out” (h/t DNAinfo). City code states that "every owner, property manager, tenant or other individual in charge of a lot or building must clean snow and ice from the sidewalks in front, on the side of and in back of their properties within a certain time frame." The snow officially stopped falling at 3:30am on Sunday, meaning that anyone with shoveling to do had until 11 a.m. Monday to get the job done before the possibility of getting hit with fines.
