A historic Crown Heights Kinko House has hit the market for $1.6M

What's a Kinko House you may ask? First off, the name comes from the developer--Kings and Westchester Land Company--who built them in the northern section of Crown Heights between 1905 and 1912, according to Brownstoner. Designed by architecture firm Mann & MacNeille, the two-family houses are unique in that each unit has its own front door, stairway, porch, and cellar. Each group of six houses also has its own architectural style, and 1040 Sterling Place, which just hit the market for $1,625,000, was done in a brick Arts and Crafts style. This home is being sold with both duplex units, so a new owner could potentially combine them for one large residence.

Bedford Union Armory redevelopment project in Crown Heights breaks ground

The New York City Economic Development Corporation (NYCEDC) along with Council Member Laurie Cumbo, BFC Partners and community members today celebrated the groundbreaking of the redevelopment project finally underway at the historic Bedford Union Armory in Crown Heights. The new community hub will offer affordable space for local non-profits, recreational space for youth and hundreds of units of affordable housing as shown in new renderings. The road to this latest milestone has been a long and storied one since community leaders first envisioned the massive armory as a multi-use gathering space for the Crown Heights community.

The Brooklyn Botanic Garden's fight against two high-rise towers in Crown Heights continues this week with the opening of a new educational exhibit. The display is part of the garden's larger "Fight for Sunlight" campaign opposing a proposal from developers to amend the area's current zoning and build two 39-story towers across the street. The garden argues the proposed towers on Franklin Avenue would obstruct necessary light from shining on the garden's 23 greenhouses, nurseries, and growing spaces, putting rare plants at risk.

Brooklyn Botanic Garden fights against shadow-casting Crown Heights towers

The Brooklyn Botanic Garden is voicing concern over a proposal that would allow real-estate developers to amend the area’s zoning—which currently caps building heights at 75 feet—in order to build two 39-story towers close enough to the botanic grounds to obstruct sunlight in key parts of the garden, including the bonsai collection and desert pavilion. The proposal is subject to city approval and a public hearing will be heard today, with officials from the BBG in attendance, as the Wall Street Journal reported.

New Crown Heights mixed-use project could bring 800 affordable apartments

A proposed mega-project from Continuum Companies and Lincoln Equities on a large, partially-vacant site at 960 Franklin Avenue would include 1,578 apartments that would be divided evenly between market-rate and affordable units, Curbed reports. The developers are seeking zoning amendments from the city for a pair of 39-story towers, each 421 feet high plus 40 feet for a mechanical bulkhead, on a 120,000-square-foot site near the Brooklyn Botanic Garden in Crown Heights.

New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

The history of Weeksville: When Crown Heights had the second-largest free black community in the U.S.

It’s a mighty sounding moniker, but the name “King’s County” also speaks to Brooklyn’s less-than-democratic origins. At the turn of the 19th century, the city of Brooklyn was known as the “slaveholding capital” of New York State and was home to the highest concentration of enslaved people north of the Mason-Dixon Line. But, after New York State abolished slavery in 1827, free black professionals bought land in what is now Crown Heights and founded Weeksville, a self-supporting community of African American Freedman, which grew to become the second-largest free black community in Antebellum America. By 1855, over 520 free African Americans lived in Weeksville, including some of the leading activists in the Abolitionist and Equal Suffrage movements.

It's been four years since Crown Heights' historic Fox Savoy Theater was torn down to make way for a 114-unit apartment building at 1511 Bedford Avenue. Designed by famed theater architect Thomas Lamb in 1926, the neo-classical structure was not landmarked, therefore, developer Realty Within Reach was able to replace it with Isaac & Stern Architects' 10-story rental building. Twenty-five percent of the apartments, or 29 units, are set aside for households earning 60 percent of the area median income, and as of today, they're available through the city's housing lottery. The units range from $816/month studios to $1,064/month two-bedrooms, and amenities include on-site parking, bike storage, a gym, roof deck, and rec room.

But it won't really save you enough to enjoy all this happening 'hood has to offer. The latest in a string of "affordable" middle-income lotteries, this offering for three $2,716/month two-bedroom units at 85 Rogers Avenue is reserved for households earning between $93,120 and $111,670 annually, or 130 percent of the area median income. For a single person earning the lower end of the range, this is more than a third of their yearly income before taxes. So hitting up nearby Barboncino for wood-fired pizza or Super Power for tiki cocktails, might not be the most economical idea.

Crown Heights’ oldest house debuts as a condo conversion, with two units each priced over $2M

Crown Heights oldest home--long considered a neighborhood eyesore--has undergone a complete transformation. The Susan B. Elkins House is a circa-1850s wood frame at 1375 Dean Street, and the only home in the neighborhood that dates back to when the area was rural. In later years, the individual landmark fell into serious disrepair, only to be purchased in 2014 for a condo conversion. Now it's ready for residents after a complete and total renovation overseen by nC2 Architecture and Komaru Enterprises. The house has been split into four duplex units, ranging from 2,000 to 2,600 square feet. Two have just hit the market, with the eye-popping price tags of $2.3 and $2.7 million.

New renderings for ODA’s archway-filled hotel in Crown Heights

ODA Architects' boutique hotel planned for the Brooklyn neighborhood of Crown Heights got fresh renderings this week, revealing more details about its archway-filled, concrete design. Developed by All Year Management, the Bedford Hotel is located at 1550 Bedford Avenue, right by the Prospect Park, Brooklyn Museum and the Botanic Gardens. As designboom learned, the 100-room hotel's archway design stems from the classic Brooklyn architecture found elsewhere in the neighborhood, like the Soldiers' and Sailors' Arch at the Grand Army Plaza.
