The new Hell’s Kitchen is sizzling with hot restaurants and fresh residential buildings

Hell’s Kitchen used to be a no-go zone. It was a gritty section of New York City with dangerous gang warfare and violent streets. Although West Side Story does not have any specific references (aside from its title), the plot, which was based on fractured race relations, was the story of Hell’s Kitchen pre-1990s--minus all the singing and dancing. But Tyler Whitman, a Triplemint broker and a proud Hell’s Kitchen resident, says there is actually quite a bit of singing that still goes on today. The 'hood retains some grit, in a charming New York way, but it is a genuine residential neighborhood in the midst of big changes, as new buildings and businesses spring up every day. But unlike a lot of other up-and-coming neighborhoods, Hell's Kitchen has flown rather under the radar, with many New Yorkers still believing it's an extension of Midtown or a stopover spot for dinner. Ahead, we break down why those in the know are moving to Hell's Kitchen and all the amenities it has to offer for people to stay awhile.

Construction is underway at the World Trade Center performing arts center

Construction of the Ronald O. Perelman Performing Arts Center is officially moving forward, with the first pieces of the center's structural steel now visible above street level, according to CityRealty. The idea for an arts center at the World Trade Center was included in the original vision for rebuilding the area after Sept. 11, a plan proposed nearly 15 years ago. Designed by REX, the flexible "Mystery Box" will be wrapped in translucent marble, the same material used on the Thomas Jefferson Memorial, and laminated with insulated glass. Named for Ronald O. Perelman who gifted $75 million to the project, the center will include 200,000 square feet of space, three halls and a rehearsal space, a restaurant and a gift shop.

REVEALED: Jeanne Gang’s 51-story condo next to Downtown Brooklyn Macy’s

Tishman Speyer released on Monday the first renderings for its new luxury residential tower in Downtown Brooklyn, 11 Hoyt. Designed collaboratively between Hill West Architects and Jeanne Gang's architecture firm, Studio Gang, the 51-story, 480-unit condominium project will offer a variety of apartment layouts, with more than 190 different floor plans. The tower's rippling exterior seems to borrow elements used in two of Gang's Chicago projects, the Aqua Tower and the Vista Tower, which is currently under construction. The project will rise next to the Macy's on Fulton Street, which is currently undergoing renovations by Tishman Speyer, who are also planning a 10-story office tower on top of the store. Sales will launch at the tower this summer, but interested buyers can now check out the building's newly launched teaser site.

Richard Meier’s East side master plan moving ahead with three condos and biotech offices

Across the street from Richard Meier’s nearly-complete new black glassy-facaded condo/rental tower at 685 First Avenue (known as 685 First), between First Avenue and the East River, a boarded-up construction site has remained quiet for the better part of a decade. Now, Curbed reports, the site’s developer, Solow Building Company, headed by Sheldon H. Solow, 89, and son Stefan Soloviev, confirms the site's awakening and imminent transformation into three condominium buildings and a fourth building, to be a biotech office, using the 2012 master plan penned by Meier's architecture firm.

$165M sale of South Bronx waterfront site is the borough’s priciest development deal ever

Somerset Partners and Chetrit Group have sold their massive South Bronx waterfront site to Brookfield Properties for $165 million, the priciest transaction for a development in the Bronx on record. As the New York Post reported, the project includes two sites on either side of the Third Avenue Bridge. At 2401 Third Avenue, original plans called for a 25-story standalone tower and a 25-story and 16-story building rising from an eight-story base. Developers also planned to bring three 24-story buildings and a 22-story building on top of a six - and seven-story base at the second site at 101 Lincoln Avenue.

ODA’s proposed Chinatown ‘Dragon Gate’ pavilion interweaves tradition and modernity

As many other New York City ethnic neighborhoods have diminished or disappeared over the years, Chinatown continues to grow and prosper. Roughly bound by borders at Hester and Worth Streets to the north and south, and Essex and Broadway to the east and west, Chinatown is home to largest ethnic Chinese population outside of Asia. With this in mind, architecture firm ODA New York, known for prioritizing people over architecture, has proposed a unique and beautiful new gateway to the neighborhood at the Canal Street Triangle. ODA’s typical designs can be a bit boxy, constructed with heavier materials, but there is always a lightness to them, whether through the infusion of glass, archways, or greenery. Combining new technology with traditional Chinese symbolism, “Dragon Gate” will delicately weave the duality of Chinatown’s old and new into a strong structure, both in symbolism and material.

Revamped Farley Post Office may include a life science research center

Recognizing life sciences as New York City's next largest growth sector, Vornado Realty Trust and Related Companies hope to attract tech companies to the redevelopment of the James A. Farley Post Office. The joint venture will develop 850,000 square feet of commercial space, with roughly 730,000 square feet set aside for office space. The developers, which have a 99-year lease, are seeking biotechnology and pharmaceutical businesses as tenants, according to the Wall Street Journal. The team has hired a Boston-based broker with experience in the life-sciences real-estate market and has also created a brochure with possible designs for laboratory and office space. The brochure is titled "Moynihan Research Center at Farley."

Our 1,400sqft: A vibrant couple in their 80s ditches the suburbs for the West 70s

Marv and Fran Lifson have been married for 32 years. After combining their families (she had five children, he four), and spending three decades in Westchester, this self-described "active, older couple" decided to sell their home and relocate not to Florida or the Carolinas, but the Upper West Side. Luckily for them, Fran's son David Katz has his own architecture firm and he stepped right in to help them with their search and, ultimately, renovation. After finding their dream home two years ago, a fixer-upper on 72nd Street and Central Park West, David combined a studio and one-bedroom into a spacious two-bedroom that's just as fresh and modern as its residents. 6sqft recently visited Fran and Marv to learn about why they'd grown tired of the suburbs, what they love about their new urban lifestyle, and how the renovation process went.

Design contest winner would turn Park Avenue into a concert venue and basketball court

Last month, Fisher Brothers unveiled the 17 finalists for its “Beyond the Centerline” design competition, a call for creative and ambitious ideas for how to transform Park Avenue's traffic medians between 46th and 57th Streets. Proposals called for everything from an Alpine mountain to a High Line-esque walkway to a massive aquarium, but in the end, it was the "Park Park" entry that the jury selected as the winner. This proposal, courtesy of Ben Meade, Anthony Stahl, and Alexia Beghi of design firm Maison, transforms the iconic thoroughfare via a series of raised platforms that hold a concert space, art galleries, gardens, a restaurant, and a basketball court, "intended to inject new energy into the currently staid Park Avenue landscape."

Concept renderings for West Midtown skyscraper show super-slender ‘high performance office tower’

Architecture firm RB Systems has just published a set of renderings that explore the new supertall tower typology that's been gaining popularity in New York City in recent years. First spotted by New York Yimby, the "New York’s Super Slender” tower in the renderings is shown on a small (only 30 meters by 30 meters) vacant West Midtown site at 265 West 45th Street. The tower was designed to squeeze onto a 98-foot wide lot, which would put it among New York City's most slender towers. Rising 1,312 feet high, the theoretical building would provide modern, ergonomic, sustainable office spaces. The project reflects a likely path for skyscraper design in the coming years, when the city's towers will need to meet the challenges of dense city centers and a dearth of large vacant lots coupled with a demand for new properties.

When COOKFOX Architects started looking for a new office space three years ago, it was a no-brainer that they'd incorporate their signature biophilic tools, but their one non-negotiable requirement was outdoor space to connect employees directly with nature. And though the firm has come to be associated with so many contemporary projects, they found their ideal space on the 17th floor of the 1921, Carèrre and Hastings-designed Fisk Tire Building on 57th Street. Not only did it offer three terraces (that the team has since landscaped with everything from beehives to kale), but the large, open floorplan allowed the firm to create their dream wellness office. 6sqft recently took a tour of the space to see how employees utilize the space day-to-day and learn more about how COOKFOX achieved LEED Platinum and WELL Gold status by incorporating natural materials for finishings and furniture, temperature control systems, lighting that supports healthy circadian rhythms, and, of course, plenty of connections to nature despite being in the middle of Midtown Manhattan.

New construction photos show One Vanderbilt’s 1,401-foot ascent

After beginning its vertical construction last June, One Vanderbilt's progress shows no signs of slowing. According to SL Green, the supertall is currently rising two floors per month and after the 13th floor is completed, three floors will be installed every month. The planned 1,401-foot tower, which will become the city's second tallest skyscraper when completed, will measure over one million square feet. In addition to the above-ground construction, the project includes $220 million in public transit improvements as well as a passageway for direct access to the subway.

Conceptual proposal envisions futuristic mixed-use NYC project with micro units and drone landings

Although Mayor Bill de Blasio announced last year new mandates to force building owners to reduce greenhouse gas emissions as a way to fight climate change, a Dallas-based architecture firm has taken the idea of sustainable design to the next level. During last month's International Builder's Show, Humphreys & Partners presented a conceptual plan for a mixed-use project on Manhattan's waterfront. In Pier 2: Apartment of the Future, the architects tackled major issues prevalent in many cities, like affordability and energy efficiency (h/t Curbed NY). The futuristic proposal includes two towers with modular and micro-units, which would boast futuristic amenities like artificial intelligence, drones, home automation and more.

Largest timber-constructed office building in the nation planned for Newark’s waterfront

Lotus Equity Group announced on Monday plans to bring the largest mass timber office building in the United States to the Newark waterfront. Michael Green Architecture has been tapped to design the 500,000-square-foot office building made with a wooden structure for Riverfront Square, a massive mixed-use development proposed for the Broad Street corridor of the Jersey neighborhood, according to the Wall Street Journal. The building will rise in three separate sections to six, eight and 11 stories tall and have a concrete foundation. Its columns, exterior panels,  elevators, stairwells and floor systems will be made of mass timber. Interiors will boast exposed wood with a facade covered in metal panels, brick or wood.

Two new Grand Street Guild towers will bring 400 all-affordable units to the Lower East Side

Housing organization Grand Street Guild has announced plans to build two 15-story towers as part of a 100 percent affordable housing project that will bring 400 new apartments–including over 150 reserved for seniors–to the Lower East Side. The not-for-profit group, which was formed by the Archdiocese of New York, is the owner of the 26-story Grand Street Guild towers, built in 1973 and home to over 1,500 residents, that surround St. Mary's Church on Grand Street. According to The Lo-Down, one of the proposed sites for the new towers is the corner of Broome and Clinton streets (now a parking garage) and another is 151 Broome Street, currently housing the Little Star Daycare Center.

City taps Perkins Eastman to study designs for Rikers Island replacements

New York City has awarded architecture firm Perkins Eastman a $7.6 million contract to study where to build jails that would eventually replace those on Rikers Island, the Wall Street Journal reported. The firm will have ten months to propose locations for new jails while looking into whether existing jails could be expanded. Mayor Bill de Blasio in June released his plan to close Rikers over the next ten years, focusing first on significantly lowering the number of inmates.

Waterline Square mega-development tops out on the Upper West Side

Waterline Square, a mega-development consisting of three luxury residential high-rises and measuring 2.2 million square feet, officially topped out this week, one of the most ambitious projects to hit the Upper West Side in decades. GID Development Group commissioned three major New York City architecture firms, Richard Meier & Partners, Kohn Pedersen Fox Associates and Rafael Viñoly, to design One Waterline Square, Two Waterline Square and Three Waterline Square, respectively. The 263 condominiums of the development, located between West 59th Street and West 61st Street on the Hudson River, will commence closings in late 2018. There will also be 800 rental units available, with 20 percent of them below market rate. Hill West Architects serves as the executive architect on the project.

Extell’s proposal for the Upper West Side’s tallest tower faces backlash from the community

Architecture firm Snøhetta revealed last month their design for a 775-foot condominium tower at 50 West 66th Street, slated to be the tallest building on the Upper West Side. Developed by Extell, the condo will rise 69 stories and contain 127 units, featuring series of “sculptural excavations” that are “evocative of the chiseled stone of Manhattan’s geologic legacy,” according to the architects. As the New York Times reported, critics of the project from the UWS community say the tower would violate zoning restrictions in the area. Local advocate groups, joined by Council Member Helen Rosenthal and Manhattan Borough President Gale Brewer, are pushing back against the construction of Extell's ultra-luxury tower. In a statement, Rosenthal said, "We will fight this project with every tool at our disposal."

Bethenny Frankel buys her second Hamptons retreat as an ‘investment property’

Bethenny Frankel, Bravo Real Housewife and founder of the Skinnygirl brand, has picked up a new home in the Hamptons. The New York Post reports that she's the buyer of the once bed-and-breakfast at 2623 Montauk Highway in Bridgehampton, formerly known as the Morning Glory House. It was listed last year for $3.2 million and then made it down to $2.49 million. (The Post couldn't confirm Frankel's selling price.) And it's not her first home in the area, either. In 2015 she snagged a five-bedroom home in Bridgehampton asking $3.2 million. She plans to keep that one and has bought the Morning Glory House as an investment property.

NYPL unveils $317M master plan and renderings for iconic main branch

At a Board of Trustees meeting Wednesday evening, The New York Public Library revealed the $317 million master plan that will guide the renovation of the iconic Stephen A. Schwarzman Building on Fifth Avenue and 42nd Street. The plan was developed by Dutch architecture firm Mecanoo and the NYC-based Beyer Blinder Belle. The historic Midtown Beaux-Arts building is home to one of the nation’s leading research libraries as well as historic spaces like the landmarked Rose Main Reading Room, the Maps, Periodicals, and Genealogy reading rooms, and Astor Hall.

Vornado pitches new Moynihan Train Hall for Amazon’s second headquarters

Earlier this month, New York City officially pitched four neighborhoods to house Amazon’s HQ2: Long Island City, the Brooklyn Tech Triangle, Lower Manhattan and Midtown West. During its third-quarter earnings call Tuesday, Vornado Realty Trust said the Moynihan Train Hall remains at the forefront of the city’s Midtown West bid, citing the project’s proposed 730,000 square feet of office space and 120,000 square feet of retail as meeting the retailer's key requirements (h/t Commercial Observer). Vornado, along with Related Companies, Skanska USA, and architecture firm Skidmore, Owings & Merrill, is converting the former James A. Farley Post Office into the Moynihan Train Hall, an effort led by Governor Andrew Cuomo to create a world-class transit center.

New Domino Sugar Factory renderings show barrel-vaulted glass topper and taller towers

Update 10/31/17: The Landmarks Preservation Commission did not approve the new plans at the hearing, instead suggesting the architects present revised designs that address how the newly exposed brick will be preserved and how the ground floor will interact with the open space. The Commissioners were divided on the glass topper, with some feeling it appropriately references the building's arches and others feeling it inappropriately treats the structure as a ruin.  6sqft previously shared the latest round of designs for the three million-square-foot Domino Sugar Factory mega-development in Williamsburg, done by Vishaan Chakrabarti‘s Practice for Architecture and Urbanism (PAU). Developer Two Trees broke ground on the first tower in the Domino Sugar Refinery Master Plan last spring, and the lottery opened for 104 affordable units at the SHoP Architects-designed building, the 16-story 325 Kent Avenue. Now, more new renderings of the complex have been released ahead of an October 31 presentation before the Landmarks Preservation Commission (h/t Brownstoner).

$17M Tribeca penthouse received a mod, wood-paneled makeover

Not all luxury living in 21st century downtown Manhattan is a glass-clad cliche, and this sprawling, light-filled Tribeca penthouse is proof. On the highest floors of a five-story 1920s building at 142 Duane Street, this is a triplex to be reckoned with at 7,200 square feet plus two private outdoor terraces. Part of what makes this $16.95 million condop (a co-op with less stringent condo-like rules) so special is a showstopping contemporary gut renovation by architecture firm Triarch in 2005, with natural wood paneling inspired by modernist architects like Jean Michel Frank, Adolf Loos and Bruno Paul.
