First look at New York City’s largest private outdoor garden at One Manhattan Square

New photos of the sprawling outdoor space at condo tower One Manhattan Square were released this week, providing a first peek at what developers say is the largest private garden in New York City. Designed by landscape architecture firm West 8, the green space measures 45,000 square feet, sits on an incline, and boasts unique features like a furnished adult treehouse and a Japanese-inspired tea pavilion.

In Amsterdam, houseboats are considered an affordable way to live in the center of the city. They're also popular in other global cities, from London’s Little Venice to waterfront neighborhoods in Vancouver, Los Angeles, and Sydney. So why doesn’t New York City—with its 578 miles of coastline—have a thriving houseboat community, too? While it's impossible to know for certain, recent estimates for Manhattan suggest that year-round houseboat residents or “liveaboards” may now number fewer than 50.

Tribeca’s eco-friendly Pier 26 opens with innovative man-made tidal marsh

A new eco-friendly public pier opened in Tribeca on Wednesday, the first to open at the four-mile-long Hudson River Park in 10 years. Designed by landscape architecture firm OLIN, Pier 26 spans 2.5 acres, features indigenous plants and trees, and boasts multi-use recreation fields. But the most unique element of the new $37.7 million pier is a man-made rocky tidal marsh and the cantilevered walkway that hangs above it, providing an ecological experience and incredible water and Statue of Liberty views at the same time.

Futuristic tower proposed for Roosevelt Island is 2,400 feet and covered in 10,000+ plants

In response to the idea of the "city of tomorrow," one that will become carbon neutral by 2050, French architecture firm Rescubika created a proposal for a 2,418-foot tower on Roosevelt Island. With wood construction materials, 36 wind turbines, 8,300 shrubs, 1,600 trees, 83,000 square feet of plant walls, and nearly 23,000 square feet of solar panels, it would be the world’s tallest "carbon sink" tower--one that absorbs more CO2 than it releases.

Here’s what Facebook’s huge new office will look like at Midtown’s former Farley Post Office

Facebook has signed a lease for 730,000 square feet at the former James A. Farley Post Office, a Midtown landmark currently being converted into a mixed-use building, Vornado Realty Trust announced Monday. Reports of the deal first surfaced last December, but the coronavirus pandemic put into question the need for massive office space with thousands of workers. But Gov. Andrew Cuomo said the deal shows New York's resilience as the city recovers from the crisis. "Vornado's and Facebook's investment in New York and commitment to further putting down roots here - even in the midst of a global pandemic - is a signal to the world that our brightest days are still ahead and we are open for business," Cuomo said in a statement. "This public-private partnership fortifies New York as an international center of innovation."

322-unit affordable complex with healthcare center and courtyard planned for East Flatbush

Another proposal has been chosen for a new affordable development in East Flatbush as part of the state's effort to revitalize neighborhoods in Central Brooklyn. Gov. Andrew Cuomo on Thursday announced plans for a 322-unit complex called "Utica Crescent" that will be constructed on a lot next to the Kingsbrook Jewish Medical Center. The project is part of the $1.4 billion Vital Brooklyn initiative that will ultimately bring 4,000 units of affordable housing, improved health and wellness options, jobs, and additional open space to underserved Brooklyn neighborhoods.

See the ‘Black Lives Matter’ murals popping up on streets across New York City

First announced by Mayor Bill de Blasio as a celebration of Juneteenth last month, giant murals spelling out Black Lives Matter have been popping up across New York City, with the streets also officially co-named after the movement. There are eight large-scale murals total: Centre Street and Adam Clayton Powell Jr. Boulevard in Manhattan, Richmond Terrace on Staten Island, 153rd Street in Queens, Joralemon and Fulton Streets in Brooklyn, Morris Avenue in the Bronx, and on Fifth Avenue in front of Trump Tower.

The 14 best apartments near the High Line

In the decade since the High Line opening, the surrounding area of West Chelsea has exploded into one of Manhattan’s most desirable areas for developers building luxury real estate. (It didn't hurt that the opening of the now-famous elevated park coincided with a neighborhood rezoning.) These days, any walk along the park reveals a variety of development in different stages of construction right alongside buildings that have welcomed new, typically wealthy residents over the past several years. 6sqft has rounded up the 14 defining buildings now open around the High Line. Brooklyn-based company repurposes shipping containers for pop-up COVID-19 testing labs

As the country enters the fourth month of fighting the coronavirus pandemic, public health experts and officials say the best way to keep the virus under control is expansive diagnostic testing. Harvard research group Global Health Institute says states should greatly ramp up testing to contain the spread of COVID-19, to at least 900,000 tests per day; currently, the U.S. is testing about 500,000 people per day. Paul Galvin realized his company, SG Blocks, which repurposes shipping containers for a variety of uses, could meet this crisis head-on. The Brooklyn-based construction organization has designed a new product line of medical pop-up clinics and COVID-19 testing facilities that are affordable, eco-friendly, and can be constructed just about anywhere.

The coronavirus pandemic--which forced New Yorkers to shelter in place and adhere to social distancing rules--has many apartment dwellers longing for private outdoor space. While a lot of us would be content with a balcony or rooftop access, Extell, the developer behind One Manhattan Square, has taken the idea of residential outdoor space to the next level. At the Lower East Side condo tower, residents have access to 45,000 square feet of green space designed by landscape architecture firm West 8. Considered to be one of the largest private gardens in the city, the East River-facing green space is uniquely located on an incline and contains several distinct areas designed for active and passive use. 29 affordable senior and supportive housing units available near Prospect Park, from $411/month

A lottery opened this week for 29 affordable apartments designated for seniors and formerly homeless women and families at a new rental in Flatbush. The nine-story building at 1921 Cortelyou Road replaced the nearly century-old Baptist Church of the Redeemer in 2018 but incorporates a new sanctuary in its design. To apply for the apartments, New Yorkers must have at least one household member who is 62 years of age or older and earns $73, 680 or less, annually. Eligible applicants will pay 30, 40, or 60 percent of the area median income for units ranging from a $411/month one-bedroom to a $1,148/month two-bedroom.

My 3,000sqft: Architect Wid Chapman renovated his Upper East Side home using color and openness

Wid Chapman's parents were profound modernists, his father an architect who worked for Marcel Breuer, and his mother an artist who studied with Josef Albers. The career that Wid has built for himself as an architect and interior designer who specializes in hospitality design is uniquely his own but showcases the influences of his parents. When it came time to design his personal apartment on the Upper East Side, it was his own family who influenced the renovation. "Providing space intimate enough for our small immediate family but room for an extended one, the project reconfigures and reshapes extant spaces to defer to the apartment’s sweeping Central Park views," said Wid, adding that "color and materiality" were also central to the project. $20.3M penthouse on the Brooklyn Heights waterfront is borough’s most expensive sale ever

Back in October of 2018, a $20 million penthouse in Brooklyn Heights' Quay Tower went into contract. It's now closed (virtually!) for $20,301,000, making it the borough's most expensive residential sale ever. It takes the crown from the $16.7 million penthouse Matt Damon bought in late 2018 at The Standish, also in Brooklyn Heights. Andrew Anderson of Douglas Elliman, who facilitated the sale, said: "Closing on the most expensive residential sale in Brooklyn history at this period in time is a testament to the beautiful, serene homes created at Quay Tower and the desirability of waterfront living in Brooklyn Heights."

A historic Crown Heights Kinko House has hit the market for $1.6M

What's a Kinko House you may ask? First off, the name comes from the developer--Kings and Westchester Land Company--who built them in the northern section of Crown Heights between 1905 and 1912, according to Brownstoner. Designed by architecture firm Mann & MacNeille, the two-family houses are unique in that each unit has its own front door, stairway, porch, and cellar. Each group of six houses also has its own architectural style, and 1040 Sterling Place, which just hit the market for $1,625,000, was done in a brick Arts and Crafts style. This home is being sold with both duplex units, so a new owner could potentially combine them for one large residence.

Airbnb is searching for the world's most unique and unusual short-term rental home as part of a new contest. Ten people will be awarded $100,000 each to design a groundbreaking home that is both livable and a space for social good, the company announced on Tuesday. Proposals can include renovations to an existing Airbnb property, a project in progress that needs funding, or a totally unbuilt project.

Well-known author sells Upper East Side carriage house with an artist’s studio for $11M

Fans of "The Sisterhood of the Traveling Pants" series will love getting a look inside author Ann Brashares's gorgeous Upper East Side carriage house, which she just sold for $11 million, reports the Post. Brashare and her husband, painter Jacob Collins, bought the 7,200-square-foot home at 167 East 69th Street in 2001 for $3.65 million from the Sculpture Center. They first listed it in 2018 for $18.95 million, with a price chop to $15 million this past July. Not only does the home have beautiful interior architecture, but it boasts a huge artist's studio and a garage with a curb cut.

Bethenny Frankel sells Hamptons home after taking a loss on her Soho condo

It's been a busy 2020 so far for Real Housewives of New York alum Bethenny Frankel, who's finally unloaded two properties: her Soho condo and one of her Hamptons retreats. The Post reported last week that Frankel sold her seven-bedroom residence in Bridgehampton for $2.28 million after listing it for $2.99 million. It's a good thing she made a slight profit there because her Soho condo ended up selling for a significant loss. After almost three years on the market, Frankel sold her two-bedroom apartment at 22 Mercer Street for $3.65 million, the Observer reported last month. That's a $550,000 loss compared to the $4.2 million she paid for the pad in 2014—and more if you factor in what she spent on an extensive renovation.

Public gardens revealed at former Jehovah’s Witnesses HQ in Brooklyn Heights

As the former Jehovah's Witnesses headquarters continues its transformation into a modern, five-building mixed-use complex in Brooklyn Heights, photos of the project's first phase have been revealed. Designed by landscape architecture firm terrain, the former Watchtower complex, now known as Panorama, features three public gardens at grade level, as well as an architectural staircase. An open-air courtyard facing Furman Street will serve as a landscaped pocket park steps from the Brooklyn Bridge and Brooklyn Bridge Park.

See inside the amenity spaces at Philip Johnson’s 550 Madison Avenue

The Olayan Group released a new batch of renderings giving us a sneak peek inside the amenity floor at 550 Madison Avenue. Designed by Rockwell Group, the seventh floor offers a mix of “hospitality-driven” spaces for tenants, including food and beverage options, lounges, shared workspaces, and fitness and wellness areas. The center of it all will be the iconic Philip Johnson-designed oculus—which greets visitors as soon as they step off the elevator on the club floor—framed by two floor-to-ceiling artworks by Dorothea Rockburne, which were commissioned in 1993 specifically for the building.

Applications are now being accepted for a 100-spot waitlist for a rental building in Greenpoint. Located at 215 Freeman Street at the foot of the Pulaski Bridge, the building sits near all Manhattan Avenue has to offer, with easy access to Long Island City and beyond via the bridge's pedestrian path. Qualifying New Yorkers earning 130 percent of the area median income can apply to be placed on the waitlist for the apartments, which include one-bedrooms priced between $2,270 and $2,542 per month and two-bedrooms between $2,733 and $3,063 per month.

A 266-unit affordable senior housing complex with focus on health and wellness to open in Brooklyn

A medical center in Brooklyn will be developed into a mixed-use complex with affordable housing, on-site counseling service, fitness programs, and integrated health care. Gov. Andrew Cuomo announced last week plans to transform the current Kingsbrook Jewish Medical Center North Campus, located between Prospect Lefferts Gardens and East Flatbush, into Kingsbrook Estate, a three-building development with 266 units of affordable housing. Designed by Dattner Architects in collaboration with landscape architecture firm terrain, the development falls under the state's Vital Brooklyn plan, created in 2017 to bring more housing and jobs to the Central Brooklyn area.
