New downtown Jersey City rental will have a ‘Miami-inspired resort’ on its rooftop

DVORA 175 is a new 148-unit rental building coming to Jersey City, and just like a lot of the luxury rentals springing up in the area, it has a rooftop pool, this one with a "Miami-inspired resort" vibe, according to a press lease. The 14-story building at 175 Second Street is located in what's known as the Powerhouse Arts District, a section of downtown full of old warehouse buildings. Though pricing has not yet been released, leasing will kick off next month with initial occupancy slated for October.

Eataly’s flowery rooftop to reopen with DIY gin drinks and summer dishes

Eataly's 14th-floor rooftop in the Flatiron District has been transformed into a blooming greenhouse. Opening on Friday, Serra Fiorita by Birreria will bring Italian summer to Manhattan with a seasonal menu, build-your-own gin drinks, and a flowery decor inspired by a 3D paper book. Tables will be distanced, capacity will be limited, and reservations can be made on OpenTable to avoid crowding.

Social distancing guidelines have definitely gotten restaurants to be extra creative, like The Rooftop at Pier 17 which has just opened a new dining experience where guests can book one of 28 "mini-lawns." In a super convenient Bronx location, a brand new, sustainable development that was built as subsidized housing to help seniors "age in place" has just opened an affordable housing lottery for 84 apartments. Available to households with at least one member who is 62 years of age or older and who earn between $0 and $51,200 annually, the units will cost tenants 30 percent of their income. LPC approves Rafael Viñoly’s revamp of National Academy building, but without rooftop addition

The plan to restore a historic Upper East Side townhouse and transform it into a new art gallery was partially approved by the Landmarks Preservation Commission Tuesday. The neo-Renaissance townhouse at 3 East 89th Street in the expanded Carnegie Hill Historic District, as well as two connecting buildings, was formerly home to the National Academy Museum. Salon 94 owner Jeanne Greenberg Rohatyn purchased the property last summer with the intention of consolidating her three art galleries at the property. Led by Rafael Viñoly Architects, the revamp includes a facade rehabilitation, new central gallery space, and a restoration of the original porte-cochere from 1915. While there was overwhelming support for the new gallery space, the LPC rejected the project's proposed sixth-floor rooftop addition, with most commissioners having issues with its bulk and visibility.

New York City’s first affordable LGBT-friendly senior housing complex has opened in Fort Greene. Originally called the Ingersoll Senior Residences, the project—which is the first to be completed under the city’s controversial plan to lease NYCHA land to private developers—was dubbed Stonewall House in honor of the 1969 riots that launched the modern LGBT movement. The building comprises 145 apartments that will be available to seniors 62 years and older who make 50 percent or less of the area median income, with 25 percent of the units set aside for formerly homeless tenants.

Asking $50M, the Greenwich Village Milbank House is twice as wide as the average townhouse

Between Russian-born billionaire Roman Abramovitch's three-townhouse Upper East Side combo, Sarah Jessica Parker's Village two-fer plans, and the many similar but less newsworthy grandiose schemes by modern-day moguls to collect and build dream castles, the mega-mansion may seem like a sign of 21st-century excess. But the practice has a long history, as evidenced by this 54.5-foot-wide Greenwich Village property at 11 West 10th Street that just hit the market for a trophy-level $50 million, which could set a townhouse record below 34th Street, according to the New York Times. Built by renowned architect Ernest Flagg in the early 1800s, the duo was combined in the early 1900s by investor Jeremiah Milbank, creating a 16,560-square-foot, L-shaped property surrounded by 5,690 square feet of private terrace. Today, it's been renovated from stem to stern and is ready to welcome a new decade's decadence.

East River flood protection plan gets the green light from NYC Council

The $1.45 billion East Side Coastal Resiliency Project (ESCR), designed to protect a section of Manhattan's east side from flooding, was approved on Thursday in a full City Council vote. The vote is the final City Council approval of the project, which passed the city's land use committee earlier this week and is the culmination of a long and at-times controversial process. As 6sqft previously reported, the project was born in the aftermath of Hurricane Sandy, and was designed to flood-proof over two miles of Manhattan’s east side between East 25th Street and Montgomery Street and improve waterfront access to waterfront space. According to the city, the ESCR project would protect over 110,000 New Yorkers.

In all of Taylor Swift’s $84 million real estate portfolio–including almost $50 million worth of property in downtown NYC–only the pop megastar’s former rental at 23 Cornelia Street gets a mention on “Lover,” the just-released album enjoying a typically frenzied response from her vast and loyal fan base. In fact, the Greenwich Village address gets its own track: “Cornelia Street” references tender memories of the carriage house Swift was renting for $39,500 a month from Soho House executive David Aldea in 2016 while renovations were underway at an $18 million Tribeca townhouse she’d bought. In the song, she tells a new squeeze “I rent a place on Cornelia Street.”

Many artists have been inspired by the scenes of life in New York City, particularly Lower Manhattan. But perhaps no artist captures the feeling of New York during the hot, heavy days of August like the painter John Sloan. Sloan was one of the leading figures of the "Ashcan School" of artists of the early 20th century, a loosely-defined movement which took its name from a derisive reference to the supposed lowbrow quality and themes of their work, and the smudgy, impressionistic brushstrokes they utilized. The ever-expanding Soho House brand added a Dumbo, Brooklyn "house" to its collection of exclusive, design-savvy members' club locations in 2018. As Dezeen reports, this summer the hospitality hotspot heats up even more with a new rooftop lounge that features a pop-up taco eatery, Siete. A laid-back retro feel to the decor complements the location's jaw-dropping river and bridge views with bright tropical hues like those used by celebrated Mexican architect Luis Barragán.
