For a client who had attempted two previous renovations in an Upper East Side townhouse that had retained its grand details from a 1937 remodel, the third time was a charm with the guidance of architect Anik Pearson. The townhouse received a complete overhaul of its infrastructure and service core to maximize performance and efficiency, with the layer of history reflected in its rooms and details carefully restored and preserved. Among the best of the renewal was the redesign of an existing rooftop garden to include sustainable elements like a grass roof, live-roof sedum and herb garden modules, a vegetable patch, a flower cutting garden, an orchard, a worm compost and a beehive for pollination.

We've come to accept that many middle-income "affordable" housing lotteries are nothing more than a way for a building to cross-subsidize its "deeply affordable" units. Case in point, this new lottery that just launched at 216 Freeman Street in Greenpoint. Reserved for households earning 130 percent of the median income, one-bedrooms are $2,544/month and two-bedrooms $3,050. And while a market-rate one-bedroom is currently listed for the higher price $2,975, a two-bedroom is listed for the exact same price as the lottery unit.

This five-acre waterfront family getaway on the Hamptons' Peconic Bay was designed by Manhattan-based firm Mapos with the intention of being sustainable and timeless (h/t Dezeen). The site's existing tree arrangement was maintained at the request of the family, who were particularly taken by an old Sycamore. So as to not disturb the existing fauna on the property, it was also decided that only unfinished materials would be used in the home, including steel and concrete – painted sheetrock was strictly out – and allowed to naturally patina.

New plans unveiled for creative and industrial office space in Greenpoint

Simon Baron Development has announced plans for a seven-story office building at 12 Franklin Street on the Greenpoint/North Williamsburg border. The project, designed by FXCollaborative, will rise in an area bristling with residential development, dining and entertainment choices but with a shortage, according to the developer, of Class A office space geared toward small businesses. The building's 134,000 square feet of office, retail and rooftop amenity space will include 23,000 square feet of manufacturing space–the building's design was intended to reinforce the industrial character of the neighborhood. The project is scheduled for public review today.

Nearly a year ago, L+M Development Partners and Hornig Capital Partners broke ground on a $156 million, mixed-use development on the St. Barnabas Hospital campus in the Belmont section of the Bronx, adjacent to Little Italy's Arthur Avenue and just a short walk to the Bronx Zoo. A pair of all-affordable housing projects--an 11-story, 181-unit building at 4511 Third Avenue and a 12-story, 133-unit building down the street at 4439 Third Avenue--the Dattner Architects-designed complex aims to combine health care services, affordable housing, job creation, outdoor fitness areas, and healthy food options to low-income residents of the community. Related Companies announced last year plans to add 15 new gallery spaces around their Zaha Hadid-designed condo at 520 West 28th Street. One of the galleries tapped for the project, the Paul Kasmin Gallery, will serve as the anchor tenant and expand into a 5,000-square-foot space. In addition to boasting 22-foot ceilings and 28 skylights, the single-floor gallery will have a sculpture garden designed by Future Green on its roof. Because it sits alongside the High Line, "the garden serves as a verdant extension to the elevated park and showcases outdoor artworks in a rich seasonal tapestry," according to the landscape architects.

But among the many painters who’ve been inspired by our city, perhaps none has had a more enduring and deeper relationship than Edward Hopper, particularly with Greenwich Village. Hopper lived and worked in Greenwich Village during nearly his entire adult life, and drew much inspiration from his surroundings. He rarely painted scenes exactly as they were, but focused on elements that conveyed a mood or a feeling. Hopper also liked to capture scenes which were anachronistic, even in the early 20th century. Fortunately due to the Village’s enduring passion for historic preservation, many, if not all, of the places which inspired Hopper nearly a century ago can still be seen today – or at least evidence of them.
