$4M UES Limestone Mansion Duplex Wows With Tiffany Windows, a Fireplace and an Elevator

The elegant carved limestone mansion at 35 East 68th Street on the Upper East Side is quite a standout, even in a neighborhood filled with historic architecture. 6sqft previously featured another duplex in the 13,000-square-foot Beaux Arts beauty that was built as a private residence for physician Dr. Edward Kellogg and grain fortune heiress Mary Dows by Carrere & Hastings, the architecture firm who designed the Frick Collection and the New York Public Library. Landmarks Tables Morris Adjmi-Designed Office Building Planned for Controversial Noho Site

In February, 6qft reported that Ironstate Development was forging ahead with plans to build a nine-floor, 46,000-square-foot office and community facility building at 363 Lafayette Street in Noho. The long-vacant parcel sits adjacent to the live/work studio of artist Chuck Close at 20 Bond Street. In 2008, he filed a lawsuit against the previous owner to prevent the construction of an office building that would've blocked his loft building's natural light, which he argued the artists depend on. Squarely sited in the recently extended Noho Historic District, the Morris Adjmi-led design came before the Landmark's yesterday aiming to compel the commission on the aesthetic soundness of their proposal. Ultimately the LPC decided to table the design and asked Adjmi to return with modifications.

TBD Design Studio Converted a 19th Century Williamsburg Firehouse Into a Live/Work Haven

When a photographer recently bought this 19th century firehouse in Williamsburg, its interior was in a complete state of disrepair, though the historic facade was intact. To transform it into a live/work home, the owner brought on Josh Weiselberg and Selin Semaan of TBD Architecture + Design Studio, who turned the garage into a ground-floor photo studio and gallery, created a second-floor residence, and added a rooftop penthouse, lounge, and terrace (h/t designboom). The result is an open and airy haven that's sensitive to the original firehouse, but is also functional for its modern use.

Gene Kaufman’s Church-Incorporating Hotel Rises on West 36th Street

Over the past decade, developer Sam Chang and his McSam Hotel Group have built an astonishing number of hotels in Manhattan and Brooklyn, and in the process have built up quite the reputation for pockmarking the city with characterless tower blocks that diminish their surroundings. One of the developer's latest ventures is a 26-story, 566-room hotel beginning excavation work at 334 West 36th Street, between Eighth and Ninth Avenues. Once occupied by the Postgraduate Center for Mental Health, the mid-block English Gothic structure was built as the Christ Church Memorial Building in 1905. The savvy developer purchased the 15,000-square-foot site in 2013 for $50.8 million in anticipation for yet another hotel. Local preservationists connected with Community Board 4 to convince Chang to save the church facade and incorporate it with the new building. Surprisingly, he obliged, but the Gene Kaufman-designed structure is not quite a miracle.

Renovation of This $1.25M Greenwich Village Co-op Maximized Its Space to the Fullest

POLL: Is Sunset Park One of the 15 Coolest Neighborhoods in America?

Move over Bushwick and Williamsburg, Sunset Park is the new cool kid in the borough. Curbed shared a report from Cushman & Wakefield that names the 100 coolest streets in the country, and coming in among the top 15 neighborhoods is Sunset Park, "where boxes and independents co-exist." The report points to a bohemian exodus from Williamsburg, which has become more mainstream and pricey. And though hipsters are moving to 'hoods like Bed Stuy and Crown Heights, Sunset Park outdoes them with a unique type of retail growth and creative sector thanks to the Bush Terminal Park and Industry City. The millennial population is about 27 percent and the average household income is $81,529.

Tribeca Triplex With Original Keith Haring Mural Returns for $13M

This Tribeca triplex is a treasure for many reasons. Its size, for one; it occupies an insane 8,000 square feet of the classic, landmarked American Thread Building (among the first of Tribeca's luxury condo conversions) at 260 West Broadway. Spotlight: Kristin Heckler Delivers Bouquets on Wheels at Uprooted Flower Truck

In a city where ever-rising rents often hamper potential small business owners from opening a storefront, mobile retail has become a popular alternative. Food trucks certainly led the way over the last few years, but the business model has spread beyond the culinary world and now includes a flower shop on wheels. A year ago, Ashley Custer and Kristin Heckler introduced New York to Uprooted Flower Truck. The business parks in neighborhoods around Manhattan to sell their New York-inspired, hand-tied bouquets available in three sizes: studio, loft, and penthouse. The driving force behind Uprooted is to not only bring flowers directly to New Yorkers, but to help people engage with and hopefully gain a deeper appreciation for them. 6sqft recently spoke with Kristin to learn more about this budding business and how it’s developing a unique identity in the city.

Massive Maya Lin-Designed Tribeca Townhouse Gets Thumbs Up From Landmarks

While better known for its manufacturing buildings converted to retreats of discreet loft living, Tribeca is ushering in a mini-Gilded Age of mega-modern townhouses that are rising from the neighborhood's modicum of narrow lots. Yesterday, the Landmarks Preservation Commission approved Maya Lin Studio's design of a five-story, 20,000-square-foot single-family mansion at 11 Hubert Street that will use the structural bones of an existing three-floor commercial building and add more than 6,000 square feet of floor area throughout. The nondescript commercial structure is a vestige of a never-finished 1980's residential project that Lin, in collaboration with architects Bialosky + Partners, hope to rectify.
