130-Year-Old Limestone Townhouse on the Upper West Side Asks $12.95 Million

It's hard not to be impressed by this 130-year-old limestone townhouse, built at 64 West 87th Street on the Upper West Side. The Jacobean Revival townhouse was designed by the 1890s architect Clarence Fagan True as a set of three—but this one is "the star of the show," according to Daytonian in Manhattan. There's an intricately carved facade with a four-story bay and an imposing stone porch with balustraded railings. It sold in 1895 to Lucius Nathan Littauer, a close friend of Theodore Roosevelt with his own political ambitions, and is known as the L. N. Littauer Mansion. Today, the facade is intact and the interior has been completely renovated by Zivkovic Connolly Architects to add some modern upgrades to the old world charm. Despite the modern upgrades, there are plenty of historic goodies left, including a truly impressive plaster ceiling that sits atop a ceramic-faced fireplace and parquet floors.

Newly-Renovated Townhouse Duplex Asks $6,500 a Month on the Upper West Side

You'd be hard pressed to find an architecture-loving New Yorker who hasn't dreamt about living in one of the incredible townhouses that line Central Park, especially those on the side streets of Central Park West. Here's one to start drooling over if you can't afford the multi-million-dollar price tag and are looking to rent. 14 West 95th Street is an elegant, four-story limestone townhouse that has been broken down into rental units. As for the location, the listing calls it "perfectly situated" and we'd have to agree–right on 95th Street, directly off of Central Park West. The rental apartment that's now on the market has been renovated, so it looks more modern than old-world New York. For three bedrooms and two bathrooms over both floors, it's asking $6,500 a month.

This $14.8M UWS Townhouse Does Not Have a Pool in the Back Yard

But it almost did. In 2008, when Turkish millionaire and Mavi Jeans mogul Ragip Ersin Akarlilar and his wife bought this historic 1870 four-story Italianate home at 51 West 83rd Street among the brownstones of the Upper West Side for $4.3 million, it was in need of renovation. Plans were drawn for a gut overhaul, including a sleek wall of glass at the back that could open up to encompass an outdoor swimming pool (shown here in the Post). Neighbors balked at the proposed additions, and a kerfuffle ensued. Akarlilar eventually obtained permission from the Landmarks Preservation Commission, permits were granted, and work began. According to the Observer, the homeowners “unintentionally fell in love with another house,” and sold the home, mid-reno, for $6.8 million to a buyer/flipper who intended to finish the ambitious job–sans pool. Forward to now. The home recently hit the market for $14.8M. The renovation is not only quite attractive, but an additional lower level has made the home a whopping 6,300 square feet with a nifty bi-level backyard.

Greenwich Village Townhouse Flip Seeks $23.5M After Fancy Reno and Price Chop

The current owner of this seven-story landmarked townhouse–a real estate firm called Good Property–purchased it for $9.3 million in November of 2012, and proceeded to give it a top-to-toe renovation, clearly with luxury buyers in mind. The 1848 Greek Revival home on a pretty Village street catty-corner from Washington Square Park had been several market-rate apartments, and is now a single-family showstopper with an elevator, a super-premium kitchen, modern gas fireplaces, tri-level rear glass walls and doors, a landscaped backyard with an outdoor kitchen, an upper patio and a "penthouse lounge" on the roof. It was escorted back to the market in November of 2014 at $25 million; after a broker switch it's still thinking big at $23.5 million.

Tribeca ‘Inverted Warehouse Townhouse’ of Concrete, Glass and Corten Steel Asks $20M

Behind the unassuming facade of an 1890s Tribeca warehouse at 75 Warren Street (once home to the Rumsey Pump & Machine Co.), this five-story, 10,000-square-foot modern-industrial home is the kind of townhouse you don't see every day, at any price. Introduced as "the most architecturally significant townhome to come to market downtown in over 20 years," this unique residence saw a complete redesign by innovative architecture firm Dean/Wolf, known for their ability to use architectural constraints as powerful generators of form, that took five years and a budget of $4.5 million. The house departs from the more commonly seen eight-figure townhomes and penthouses in two main ways. First is the inverted layout and second, the designers used innovative forms like Corten (weathering) steel panels, hung and layered with frameless art glass that floats through three floors, illuminating unexpected places; a glass-wrapped courtyard/terrace at the home's core that becomes a prism; a 23-foot skylit ceiling; and double-story bookshelves that hang into the den from the fourth floor.

Museum Architect-Renovated Tribeca Townhouse With Subterranean Vault Sells for $13.8M

A red-brick townhouse with some legit architect cred behind it has just sold for a very discounted $13.8 million, much lower than its original $18 million ask. The property at at 148 Reade Street was constructed in the 1990s by Guenther Petrarca, and later renovated by famed museum architect Richard Gluckman (his clients include the Whitney and the Gagosian Gallery). The glass and stone mansion boasts 6,800 square feet of space to stretch out in, which includes a media room, a playroom, an elevator, a private garage on the ground floor, and a 500-plus-square-foot duplex terrace with 360-degree views and a waterfall wall. There's also a pretty cool 23- by 24-foot vault that sits below the sidewalk, a feature that harkens back to site's 19th century roots when subterranean vaults were the norm.

New Renderings of Prospect Heights’ Hello Townhouses, Construction Reaches Street Level

Here's another look at Brooklyn's Hello Townhouses rising at 22-36 Underhill Avenue between Dean and Pacific Streets in Prospect Heights. Developed by Eli Karp's Hello Living, the townhouses will be in line with much of the company's brand of modern, clean and minimalist buildings, with muted exteriors of brown and gray, pattered by an alternating arrangement of large windows. The full-service real estate development firm was founded by Karp in 2005 and purchased the 8,000-square-foot parcel that previously held a one-story warehouse for $2.1 million in 2013. Now with foundation work wrapping up, parts of the development are emerging above street level. Ultimately, the buildings will climb 32 feet and the entire project will encompass 15,516 square feet of zoning floor area. Zambrano Architectural Design is serving as the architect of the record, while Brooklyn-based Loadingdock5 are the designers.

Located at 127 Park Place, a lovely brownstone and treelined block of the neighborhood, you do get a good view of Brooklyn from the windows. $22K/Month West Village Townhouse Was an Underground Railroad Stop

Over the weekend, 6sqft brought you a listing for a charmingly historic upstate house that was once an Underground Railroad safe house. With its location on sprawling land in a small town, this makes sense, but even houses in bustling New York City played a role in the historic story. There was the 1830s historic mansion at 45 Grove Street, and there's this 1847 West Village townhouse at 95 Barrow Street. The Post reports that the home, now on the rental market for $21,900 a month, was a stop on the Underground Railroad. The three-bedroom residence retains its historic details in the form of exposed brick walls galore, wooden beamed ceilings, and original wide-plank pine floors. Wine-Making Artists Called This $6.8M UWS Townhouse Home for Over 50 Years

Like many a New York City address, this classic townhouse at 307 West 103rd Street has a creative legacy as well as a rich history as a family home. The Queen Anne bow-front on a tree-lined Upper West Side block was, since 1956, the family home of Leonard and Chiarina "Cherie" Tredanari, a sculptor couple who also happened to be winemakers (as per the listing, The New York Times called theirs "one of the rarest Italian wine labels in the world"). Leonard's career could have been right out of "Mad Men:" He was a live TV director in the '60s for JFK's presidential campaign and president of the advertising agency Doyle Dane Bernbach (DDB), where he created The Director's Studio. Leonard passed away in 2003 and his wife followed in February of this year at the age of 96. The family's longtime home is now on the market for $6.795 million. While the historic four-story townhouse with so many original details intact is a treasure in its own right, its artistic and artisan past add a compelling energy, from the unassumingly creative decor to a cellar filled with wine casks and vintners' equipment.

Brooklyn Author Lists Whimsical Prospect Lefferts Gardens Townhouse for $1.85M

Isn't it the dream of every aspiring novelist in Brooklyn to have a gorgeous townhouse to write in? Brooklyn-based author Emma Straub (of novels like "The Vacationers" and "Laura Lamont’s Life in Pictures") has lived the dream, in this lovely Prospect Lefferts Gardens limestone at 182 Rutland Road. The super-adorable house has been featured in places like Design Sponge and Apartment Therapy. On the latter, Straub characterized the design style as "Colorful and eclectic. Slightly goofy." We've pretty much seen it all when it comes to no-holds-barred luxury in an Upper East Side townhouse, and this five-story, 7,000 square-foot specimen at 17 East 83rd Street is by no means the most opulent. But when the listing starts with "elevator townhouse," you know you're probably not in for a lot of skimping. And when you learn there's a "separate service entrance/mudroom with paw washer," and a "mail center," well, Billionaire's Row is looking a just a bit like Dogpatch... The current owners of this Manhattan mansion—an investor and an interior designer—purchased it for $2.9 million in 1998, which, sure, was 20 years ago, but if they get anywhere close to their ask of $24.5 million, it's still quite a payday. A tidy sum, it's true, must have been spent on renovations in this townhouse-that-treats-you-like-a five-star-hotel–though now that we think of it, where's the pool?

Beastie Boy Mike D Gets $5.5M for Fun and Funky Cobble Hill Townhouse

The Post reports that Beastie Boy Mike D (Michael Diamond) has sold his fun and funky Cobble Hill townhouse for $5.5 million, just $150,000 under the asking price. He and his wife Tamra Davis (a cookbook author, online cooking show host, and music video director) bought the four story, five-bedroom home back in 2011 for $3.1 million and then undertook a quirky yet modern renovation. Thanks to custom design details like Brooklyn toile wallpaper, sculptural hanging kitchen shelves, a giant mirrored swing in the bedroom, and an enormous master bath, the Italianate home was featured in several publications, including a New York Times house tour titled “Licensed to Grill.” And now, all of Mike D's hard work has paid off with a pretty nice profit.

This Greenwich Village townhouse at 88 MacDougal Street is full-on historic from the outside, and completely chic once you walk through the doors. The seller is fashion photographer Francesco Carrozzini, who the Daily News says is singer Lana Del Rey's boyfriend, and who has photographed the likes of Angelina Jolie, Naomi Campbell, Beyonce, and Heidi Klum. He bought it seven years ago for $6.8 million and is now trying to make a big profit with an ask of $16 million. Will that high price fly for this renovated townhouse, which includes a retractable rooftop penthouse and deck? Last year, it was on the rental market for $16,000 a month.
