World Trade Center developer Larry Silverstein sells Upper East Side apartment at a loss

He may have hit it big at the World Trade Center redevelopment, but super-developer Larry Silverstein lost nearly $5 million on the sale of his long-time Park Avenue apartment. He first put the residence at 500 Park Avenue on the market for $13.9 million a little over a year ago, not long after he and his wife Klara bought a $34 million penthouse at Silverstein Properties' own development 30 Park Place, which overlooks the WTC site. The Silversteins have now sold the Upper East Side home, according to the Post, but for only $9.3 million.

Nearly thirteen years ago, Maggie Gyllenhaal and Peter Sarsgaard spent $1.91 million on a Park Slope townhouse at 36 Sterling Place. Though their two daughters grew up and went to the exclusive St. Ann’s school in the friendly neighborhood, they now attend school elsewhere, so the couple has decided to list the brownstone in favor of being "able to walk [the children] to school," Gyllenhaal told the Wall Street Journal. In addition to convenience, however, they'll also be looking at a nice profit, considering the home has hit the market for $4,599,000.

After less than a year, J.Lo and A-Rod put 432 Park apartment on the market for $17.5M

Less than a year after dropping $15.3 million on a trophy pad at 432 Park Avenue, J-Rod (J.Lo + A-Rod) has decided to put the sprawling, apartment back on the market. First spotted by the Post, the place is now asking $17.5 million. The news comes just five months after the couple put their considerably smaller apartment at 15 Central Park West on the rental market for $11,500 a month. Why are they selling so soon? Though three bedrooms and 4,000 square feet sounds large to most, a source told the Post that "They love the building, but when their kids are all together, it’s too small. They need something bigger for the family."

Emily Blunt and John Krasinski drop $11M on a full-floor spread in Brooklyn’s new celeb hotspot

Just weeks after news broke that Matt Damon set a borough record when he paid $16.7 million for a penthouse in Brooklyn Heights' new condo The Standish, the Wall Street Journal now reports that Emily Blunt and John Krasinski are also moving into the building. The couple dropped $11 million on two adjacent units, giving them the entire eighth floor. Although their transaction doesn't set any records, it's still considered one of the largest ever in Brooklyn. Previously, Blunt and Krasinski owned a gorgeous, historic Park Slope townhouse, but they sold it for $6.5 million last year because they weren't able to spend enough time there.

Sales launch at Brooklyn Heights library-replacing condo tower, from $1.1M

Nearly four years after the Brooklyn Public Library announced the sale of its Brooklyn Heights branch, sales have started at the 38-story condo building that replaced it. The Hudson Companies, the developer who bought the site in 2015 for $52 million, launched on Tuesday sales for 133 one- to five-bedroom residences at One Clinton, ranging in price from $1.088 million to roughly $5.26 million for a four bedroom. Five-bedroom and penthouse pricing will be released in the coming months.

Checking in on the tallest building at Cobble Hill’s River Park development

The second phase of Fortis Property Group's five-building project in Cobble Hill will continue into the new year, with the complex's tallest tower expected to enter the market soon. 2 River Park, located at 91 Pacific Street, will top out at 28 stories, 475 feet tall. In addition to being the tallest at River Park, the condo tower will become the tallest in South Brooklyn, which contains Boerum Hill, Carroll Gardens, Cobble Hill, Gowanus, Park Slope, and Red Hook.

2018 Manhattan condo sales show volume drop and price cooldown from last year’s soaring heights

Rendering of 200 East 59th Street via Studio amd for Macklowe Properties CityRealty's new 2018 year-end market report reveals trends in Manhattan real estate including a notable drop in transaction volume and a decline in condo sales prices after 2017's roaring gains. Co-ops showed marginal gains in 2018. The New York Times refers to the report and quotes Jonathan J. Miller of Manhattan's Miller Samuel appraisal firm: “Sales are not low–they are just not unusually high. Taylor Swift’s former carriage house rental in the West Village is under contract

Taylor Swift's onetime West Village rental, a carriage house at 23 Cornelia Street, is in contract to sell, the New York Post reported on Wednesday. The property, which measures roughly 5,500 square feet, was last listed for $14.9 million, a dramatic drop in price from the $24.5 million it was listed for in April 2017. As 6sqft previously learned, the pop star rented the pad in 2016 for $40,000 per month while her Tribeca penthouse was under renovation.

Moby sells midcentury Westchester gem for charity for $1.1M

Recording artist, real estate buff, animal rights activist and philanthropist Moby has sold his two-bedroom midcentury house in Westchester County for $1.1 million in a trade for which he has the best of intentions, according to Mansion Global. 6sqft reported in July that Moby, whose real name is Richard Melville Hall, was putting the 3,100-square-foot modern home in Pound Ridge on the market for $1.3 million just four months after buying it for $1.24M. At the time he explained the sale on Instagram by saying, "It’s one of the most beautiful houses I’ve seen, but to be honest, I’m rarely there. So I’m going to sell it and take the money to: support progressive political candidates, support my animal rights foundation, produce documentaries, and fund scholarships."

Announcing 6sqft’s 2018 Building of the Year!

The votes have been tallied, and it's time to name the 2018 Building of the Year! The winning title belongs to none other than Long Island City's Skyline Tower. The 778-foot-tall tower beat out 11 other significant NYC buildings in a competitive two-week competition held by 6sqft. Out of nearly 3,000 votes cast, the Hill West-designed structure took first place with a whopping 1,021 votes or 35.5% of the total. Was it the fact that the Skyline Tower is on course to become the borough’s tallest building? Or that it has an estimated $1.088 billion sellout, the first in the borough to break the one billion mark? Or perhaps it's the LIC location, the forthcoming home to 25,000 Amazon employees?

Brooklyn Bridge Park’s Pier 6 rental tower reveals new renderings ahead of 2019 leasing launch

The Landing at 15 Bridge Park Drive, the rental portion of the Pier 6 two-building development in Brooklyn Bridge Park, is preparing for a 2019 launch with a new website and new renderings of amenity spaces and exteriors, Curbed reports. 6sqft reported back in September that the lottery for 100 affordable housing units had officially opened. Rents for the tower's 40 market-rate units will start at $3,100 per month and range from studios to three-bedrooms.

Most expensive condo listing in Queens gets price cut despite Amazon announcement

While real estate prices are expected to rise in Long Island City and the surrounding area due to Amazon's impending move to the neighborhood, one listing has lowered its price. The most expensive apartment in the borough of Queens, located at 46-30 Center Boulevard, is on the market again, the New York Post reported. The penthouse, which sits just north of the Pepsi-Cola sign, is asking $3.65 million, less than the $4.25 million it was listed for in 2017. Soon after Amazon announced their move to Long Island City, interest in the neighborhood surged. As 6sqft previously reported, searches for residential apartments in the neighborhood are up 281 percent compared to the daily averages prior to the Amazon news.

Samuel L. Jackson lists Upper East Side condo for $13M

He may be the highest-earning box office star ever, but Samuel L. Jackson doesn't seem to have dropped much of his billions on designing his Upper East Side apartment. The rather sparse condo, located on the eighth floor of 26 East 63rd Street, takes up a sizable 3,000 square feet and has four bedrooms, a contemporary eat-in kitchen, and an entertaining area with a wet bar. As the Post reports, Jackson and his wife, actress LaTanya Richardson, have put the place on the market for $13 million, perhaps to spend more time at their gorgeously designed Tudor home in LA. They bought the apartment for $4.8 million from N.B.A. basketball player Greg Anthony back in 2005.

A new public pop-up exhibition opened on Thursday that features architectural models and design products from Zaha Hadid Architects. The exhibition is located on the ground level of 520 West 28th Street, the futuristic High Line condo designed by late starchitect Zaha Hadid. The 2,000-square-foot gallery space is a part of Related Companies' High Line Nine, a collection of boutique exhibition space under the High Line.
