When the Bronx Bombers were the Highlanders: A brief history of the Yankees

Not unlike their current powerhouse lineup, the most dominant team in American sports got off to quite a rocky start. Not only did the New York Highlanders, now known as the Yankees, have a losing record for many years, but the team’s first home field was also a mess: it was located near a swamp, the outfield had no grass, and the ballpark sat mostly unfinished. In just six weeks, 500 men hastily built the stadium on Broadway and 168th Street in Washington Heights, known as Hilltop Park, in time for the Highlanders' first home game on April 30, 1903. Due to the unsavory, rock-filled conditions, the last big league game at Hilltop Park was played in October of 1912. Following its closure, the Highlanders changed their name to the Yankees in 1913, moved to the Bronx, and went on to become one of the most successful sports teams in the world.

San Remo co-op that was Diane Keaton’s first NYC apartment lists for $17.5M

In the late '70s, after hitting it big in Woody Allen's "Annie Hall," a 30-year-old Diane Keaton celebrated her Hollywood success by buying a full-floor apartment at the storied Upper West Side co-op the San Remo. Looking back in more recent years, she said "It was one of those remarkable apartments. There was a window on every side. Everything was wide open. That was the beginning of my true interest in architecture." And now a lucky buyer will have the chance to re-live that dream, as Keaton's former home--in one of the landmark's coveted towers--has just hit the market for $17.5 million, reports the Post.

Jennifer Lopez and A-Rod pick up $15M apartment at 432 Park Avenue

Update 4/2/18: The pair picked up a three-bedroom, 4.5-bathroom that takes up half of the 36th floor of 432 Park, according to Observer. The apartment measures just over 4,000 square feet and features its own elevator, oak floorings, a library and custom-designed eat-in kitchen. Power-couple Jennifer Lopez and Alex Rodriguez, affectionately known as J-Rod, have purchased an apartment for $15.316 million at 432 Park Avenue, the tallest residential building in the Western Hempishere. As Mansion Global reported, the duo picked up a 4,000-square-foot unit with three bedrooms and four and a half baths. The deal, which closed in February, turned out to be less expensive than expected, as the couple in October reportedly checked out a $40.5 million three-bedroom and an $82 million penthouse.

Saudi prince wants Trump building’s ‘grossly disproportionate’ rent lawsuit thrown out

Trump Park Avenue LLC, a unit of President Trump's company, sued Faisal bin Abdul Majeed al-Saud in February claiming the Saudi prince signed a lease on the Manhattan condo at 502 Park Avenue in 2013 but hasn't paid rent since January 2017. Bloomberg reports that according to a complaint filed in New York State Supreme Court, the Trump Organization says the defendant agreed in June 2014 to extend his lease through June 2019. The defendant, on the other hand, says the landlord failed to comply with lease’s terms and is asking the judge to toss out a lawsuit seeking almost $2 million in unpaid rent, claiming that he gave back the keys to the penthouse last year.

Life behind the stacks: The secret apartments of New York libraries

For many book lovers, there is nothing more exciting than the idea of a home library. What most of the city’s book lovers don’t know is that until recently, there was an affordable way to fulfill the dream of a home library—at least for book lovers who also happened to be handy with tools. In the early to mid twentieth century, the majority of the city’s libraries had live-in superintendents. Like the superintendents who still live in many of the city’s residential buildings, these caretakers both worked and lived in the buildings for which they were responsible. This meant that for decades, behind the stacks, meals were cooked, baths and showers were taken, and bedtime stories were read. And yes, families living in the city’s libraries typically did have access to the stacks at night—an added bonus if they happened to need a new bedtime book after hours.

Sure, Michael Dell has bragging rights to buying One57's $100 million penthouse, the most expensive home ever sold in New York City, but Bill Ackman's $91.5 million buy a few floors down came with a coveted terrace. Only two units in the Billionaires' Row building claim "private outdoor space on the park," and the second has just come on the market for the first time, asking $28.5 million. Dubbed the Spring Garden Residence (as opposed to Ackman's "Winter Garden Penthouse," as Curbed notes), the 41st- and 42nd-floor duplex boasts a 43-foot-long great room wrapped in floor-to-ceiling windows that lead to a 671-foot solarium and a terrace with views of the park and skyline.

INTERVIEW: Developer Edward Baquero explains how he brought old-New York luxury to 20 East End

When I first interviewed Edward Baquero, President of Corigin Real Estate Group, his art curator, Elizabeth Fiore, was furiously texting him images from the Armory Show with potential art for two remaining walls in the stately 20 East End’s octagonal lobby. Baquero is a perfectionist to the nth degree with an obsessive eye for detail, highly skilled research capabilities, a luxurious aesthetic sensibility and a ridiculously funny sense of humor. These two alcove walls were just as important to Baquero as every other detail in his building, no matter how big or small. Nothing in 20 East End was chosen without thorough research and reason followed by multiple iterations of tests and retests. What Baquero created in 20 East End evokes a time when the Astors, Vanderbilts, and Rockefellers dominated Manhattan and defined luxury. Baquero is bringing back the best of the past and melding it with the present to create a model many will replicate in the future. Nomad’s current tallest tower tops out: See new photos

We’ve watched the tower-to-be at 277 Fifth Avenue rising skyward over the past year on its way to a heady– though brief–moment as the tallest spire in Nomad, and now, CityRealty reports, the 55-story building is now topped out at 663 feet. Designed by Rafael Viñoly, the building's understated façade consists of striped masonry bands with four open-air clerestories offering some of the loftiest private outdoor spaces in Manhattan. Though the new tower may only be the 79th tallest in the city, its central Fifth Avenue location will grant its residents singular wide-angle views across the Manhattan skyline and beyond. Art and real estate: The new relationship that’s selling big

The architect Morris Adjmi looks to trends in art, more than in architecture, to inspire his work. “Art is more stimulating to me than the latest trends in architecture. Art is visceral and topical, it is much more immediate and it allows you to get into the zeitgeist of the time. In art, we see what is happening now, in architecture it takes a few years to show up.” More and more architects, developers, designers, and brokers believe in the powerful relationship between art and real estate. So much so, it is now understood that art sells real estate and real estate sells art. James Cavello, owner of Westwood Gallery, curated an art exhibit at 212 Fifth Avenue’s $73.8 million “Crown” penthouse with a multimillion-dollar collection of art, with works by Warhol, Rauschenberg, Cy Twombly, Robert Indiana, Charles Hinman, and Douglas Kirkland. On the relationship between art and real estate, Cavello says, “We share the same similar high net worth clients so developers and brokers look to individuals like me and my company to propose alternatives to staging the areas with furniture and drapes and, instead, work with the light and space and utilize the art as staging.” The Sotheby’s team behind 212 Fifth added that having Westwood Gallery stage art in the three-story, 10,000-square-foot unit, “Helped generate powerful awareness for Westwood Gallery with a level of visibility that is often unattainable for a stand-alone gallery.” Clearly, art and real estate have a very symbiotic relationship.

85th floor unit at One57 gets an $11M price chop, now listed at $59M

6sqft reported back in October that an 85th-floor unit in the building known for the city’s most expensive residential sale ever was back on the market after a total overhaul for a noteworthy $70 million. The 6,240-square-foot condominium was purchased by Canadian billionaire Lawrence Stroll for $55.6 million in 2014. After four months, the sprawling sky mansion has been discounted by $11 million according to Mansion Global; the building's third-highest listing is now asking $59 million.

More than half of NYC’s 20 most expensive sales were at One57 and 432 Park

The buyer of One57's $100 million penthouse was unveiled as Michael Dell last week, finally solving the mystery of which billionaire set New York City's record for the most expensive home ever sold. The reveal sparked CityRealty's interest in finding out where other costly buildings fall in comparison. Unsurprisingly, Midtown's One57 and 432 Park make up 12 out of the city's 20 priciest homes ever sold with single units going for $100.47 million and $91.5 million, respectively. While those two buildings on Billionaires' Row easily take the top three spots, 15 Central Park West ranks fourth, with its $88 million penthouse sold in 2012.

In a refreshingly non-"Black Mirror" way, many NYC residential developments are taking advantage of new technologies, like keyless door entry systems and digital concierges, not to replace humans but rather enhance them. Supermodel Christie Brinkley recently picked up a penthouse in Tribeca for $29,500 per month while two of her Hamptons estates are still on the market. The gorgeous 3,000-square-foot apartment at 475 Greenwich Street boasts floor-to-ceiling windows, two terraces and incredible views of the Hudson River. Although Brinkley has called the Hamptons home for decades, one of her Sag Harbor estates is currently listed for $20 million and another, a little further down, for $29.5 million, as Variety reported.

New renderings revealed for SCDA’s flashy 11-story condo on the High Line

A swath of new renderings of SCDA Architects' condo tower was released this week, more than three years after the project was first announced in 2014. As Curbed NY learned, the new renderings of the building, located, at 515 West 29th Street, show a glass fin facade and the interiors of the 15 planned apartments, including five penthouses. Forum Absolute Capital Partners is developing the tower, dubbed Five One Five, which will contain two- and three-bedroom units ranging from $4.3 million to $8.5 million. CORE is handling sales and marketing.

Joe Jonas and Sophie Turner house hunt in Annabelle Selldorf’s Bowlmor Lanes-replacing condo

DNCE singer Joe Jonas and fiancee Sophie Turner, star of "Game of Thrones," were recently spotted having a look at a Greenwich Village home in the newly-minted Annabelle Selldorf-designed condos that notoriously replaced the former Bowlmor Lanes at 21 East 12th Street. The New York Post reports that the pair checked out a unit in the building's C-line, where two-bedroom homes span 2,028 square feet, priced between $5 and $6 million.
