Weekly Market Snapshot: The Week of June 25, 2014

During the week May 26th, NYC saw 254 condominium and cooperative sales, averaging $2.3M and $1.5M a sale respectively. The three most expensive closings were on the UES and in Nolita. Egyptian billionaire Nassef Sawiris made history with his $70M penthouse buy – the most ever paid for a co-op. In celeb real estate news, new-age author and physician Deepak Chopra ditched his mediocre Park Imperial pad and even managed to make more than a million dollars in the process; Simon Cowell on the other hand put down $10.85M for his family's new ultra-luxe UES home. Landmarks Greenlights BKSK Architects’ Glass Topper for the Pastis Building – Locals Not Happy

What's a little more glass and metal in a town overrun by supertalls, right? After getting shot down by the Landmarks Preservation Commission (LPC) for their design of a two-story, mixed-use glass crown to top the Pastis Building in the Meatpacking District, BKSK Architects went back to the drawing board only to emerge with a new idea that's won the LPC's blessing. Set to top the low-rise brick building at 9–19 9th Avenue, the redesign is a somewhat more subdued iteration that uses the same materials and form, but with much less glass.

Simon Cowell Drops $11 Million on Lenox Hill Pad for His New Family

After months of house hunting, Simon Cowell has found a home for his new family. According to the NY Post, the TV mogul just put down $10.85 million on a nest at 151 East 78th Street for his girlfriend Lauren Silverman and their love child. The family will now call the Peter Pennoyer-designed condominium home; and while the Post isn’t entirely sure which unit the TV mogul purchased for his best friend’s ex-wife (no judgment here), they’re guessing it was the three-bedroom penthouse.

Deepak Chopra Finally Unloads Park Imperial Pad for $3.5 Million

Deepak Chopra has finally been able to free himself of the mediocre, non-wellness oriented piece of real estate he once called home. After spending $14.5 million on a Greenwich Village apartment built for a hypochondriac – the space has antimicrobial coating on high-touch surfaces and EMF shielding to protect residents from electromagnetic fields – he has finally managed to get rid of the germ-soaked two-bedroom unit his lesser-evolved self once appreciated.

Combined Ritz-Carlton Condos Look to Set Record With $118.5 Million Asking Price

What’s better than getting $56.5 million for your 7,600-square-foot, five-bedroom duplex? Joining forces with your neighbor and adding in your second apartment to list the whole kit and caboodle for a record $118.5 million. At least that’s what Five Star Electric’s Gary Segal chose to do, according to the Wall Street Journal. Segal briefly listed his Ritz-Carlton duplex, which has two terraces and views of the Statue of Liberty and One World Trade Center, for $56.5 million last year before apparently getting shiny ball syndrome and taking it off the market. Who wants $56.5 million when you could get $7,600 per square foot? It appears his neighbor, financier Randall Yanker, agreed after putting his 4BR/5BA duplex up for sale earlier this year, asking $23 million, then lowering to $19 million, before ultimately taking it off the market.

Orlando Bloom Purchases Tribeca Loft for $4.88 Million

Orlando Bloom just got a lot closer to Taylor Swift, and she didn’t even have to write a break-up song about him. The Lord of the Rings star has just purchased a $4.88 million three-bedroom loft at 155 Franklin Street, in the building formerly known as the Sugarloaf Warehouse. (We figure that sentence would make Prince proud.) We’re guessing this building has a certain appeal to hobbit acquaintances as the penthouse, now home to Swift, was formerly home to director Peter Jackson. So, it’s the hobbit gift that keeps on giving. According to the New York Post, the star was drawn to the loft’s “cast-iron columns, exposed brick walls, open chef’s kitchen and wood-beamed ceilings”. We would be too.

That's essentially what the architects at Work Architecture Company (WORKac) did for this minimalist White Street loft. At the very heart of the living and dining rooms sits a row of Japanese-style tables that can be extended or retracted to act as a dance floor, catwalk or stage. That's just one of the many stunning features conceived by WORKac and the home's owner, fashion designer Lela Rose.

Lovers of NYC landmarks rejoiced just last week when it was announced that Justin Korsant of Long Light Capital would be keeping the frontage of his recent Greenwich Village buy intact. But even with plans in the works to gut the interior and start fresh, Long has no intention of living in the home at 18 West 11th. The soon-to-be-updated pad and was just listed for $13.5 million over at Urban Compass. Long originally paid $9.25 million for the property. Downtown flip, anyone?

LOT-EK’s Shipping Container Townhouse Brings a Modern Sustainable Edge to Greenwich Village

At first glance, there's nothing particularly unique about the facade of this white brick townhouse, but take a second look and you'll see that there's more to the building than meets the eye. Upon closer inspection, you'll notice that the protruding bay windows aren't made from ordinary frames, but from sections of stainless steel truck bodies. The recycled windows are a signature of LOT-EK, the studio that owners Lawrence and Alice Weiner hired to re-do their Greenwich Village townhouse. Founded in 1993 by Columbia University grads Ada Tolla and Giuseppe Liganano, the New York and Naples-based firm has become known for its sustainable approach to construction and architecture, namely the use of upcycled steel containers.

Egypt’s Richest Man Scoops Up the City’s Most Expensive Co-op for $70 Million

David Geffen has been dethroned as the person to have spent the most on a co-op in NYC, ever. Egyptian billionaire, a.k.a. the richest man in Egypt, Nassef Sawiris closed on the pad at 960 Fifth Avenue this afternoon through a listing held by Brown Harris Stevens. The penthouse apartment was originally going for $65 million earlier this spring, but power brokers Mary Rutherfurd and Leslie Coleman of Brown Harris Stevens managed to squeeze an extra $5 million out of Sawiris in a bidding war. Funnily enough, 960 has been cited as one of the city's 'A-plus' buildings, and in 1997 a New York Times article wrote that most residents in the building "are worth over $100 million" and that apartments cost about $15 million — my how times have changed!

Market Snapshot: The Week of June 4, 2014

NYC's first family is bidding adieu to Brooklyn. After six months in office, Mayor DeBlasio and his brood are moving into Gracie Mansion. Chirlane McCray, DeBlasio's wife, made it official on Monday by announcing the move on her Tumblr. A six-bedroom space at One Beacon Court is the city’s most expensive new listing of the week, asking for $32.5 million. But if that's too steep for you, you can always move into this one-of-a-kind, three-bedroom penthouse at 30 Bond, currently up for $5.5 million. During May 5th-11th, 79 condos sold for an average price of $2.3 million; while 103 co-ops changed hands for an average of a million. The market it quiet for this time of year, but a unit in One57 managed to sell for $20.4 million — the most expensive of the week. And what the heck is NoMad? An anonymous buyer snagged an 18th - and 19th-floor apartment at 15 Central Park West for $48 million. This purchase is the second most expensive sale in the building, falling "just" $40 million short of former Citigroup CEO Sany Weil's penthouse buy. Most Manhattan apartments don't come with an inch of green space, but the six listings highlighted in our report sure do! Loft in Former Celeb Haven at 30 Crosby Street Finds a Buyer for $7.8 Million

Alicia Keys hired a crane when she moved out; Lenny Kravitz reportedly liked to show off his abs to his neighbors; Courtney Love allegedly had a little too much fun in the lobby — this is just some of the gossip from the former rich-and-famous tenants of 30 Crosby Street. In recent years, though, the residents have shifted from A-list celebrities to "everyday millionaires", and instead of Grammy-winning singers and hard-partying actresses, the Nolita building is now home to rich guys like the recent buyer of unit 3B, Justin Leverenz, Director of Emerging Market Equities at Oppenheimer, who purchased the apartment for $7.8 million, according to city records filed yesterday afternoon. The seller was music industry executive Daniel Pelson who paid $2.55 million for the home in 2001. Mr. Pelson listed the property through Town Residential’s Tinnie Sassano. What Mr. Leverenz acquired is a 4,164-square-foot, 3BR/3BA loft full of original historic details, including 19th century rough-hewn wooden columns, pinewood flooring, and exposed brick walls, mixed with contemporary additions like an Italian limestone wood-burning fireplace and a sleek, retro kitchen complete with stainless steel appliances and slab marble countertops.

The Heights: One of Brooklyn’s Most Talked About Condominiums is Sold Out

The Heights is sold out! According to city records, the penthouse, and last available unit of the Brooklyn Heights condominium, has officially sold for $4.95 million. This extraordinary apartment at 30 Henry Street, listed by Corcoran Group's Deborah Rieders, touts one of the most expensive prices in Brooklyn, at approximately $1,730 per square foot. Getting a glimpse into this apartment is like trying to spot a rare bird, but from what we’ve gleaned, it’s pretty splendid. The luxury building replaced the home of the Brooklyn Daily Eagle, and has been the subject of a lot of speculation from the day the filings were discovered. At one point it was rumored that BKSK Architects was planning for the building to have a waterfall! From what we can see, it appears the waterfall ultimately became a fountain in the courtyard but hey, what’s a legend if not the subject of grandeur?
