Lottery opens for 155 affordable apartments in Far Rockaway, from $410/month

A housing lottery opened this week for 155 apartments at a new 100 percent affordable development in Far Rockaway. The building at 1605 Village Lane is the fourth phase of Rockaway Village Apartments, a sprawling housing project with 1,700 apartments connected by several public plazas. New Yorkers earning 30, 50, 60, and 80 percent of the area median income, or between $17,006 for a single person and $140,080 for a household of seven, can apply for the units, priced from $410/month studios to $2,035/month three bedrooms.

Four new skateparks opening in Brooklyn and the Bronx

New York City is working with legendary skateboarder Tony Hawk to develop four new skateparks in Brooklyn and the Bronx. Mayor Eric Adams during his State of the City address on Wednesday announced a partnership with The Skatepark Project, a nonprofit founded by Hawk, to bring four skateparks in communities lacking access to public recreation spaces. The project is being fast-tracked for completion in just three years. The plan involves renovating two existing skateparks, at Brower Park and Bronx Park, and constructing two new ones, at Mount Prospect Park and Soundview Park.

NYC seeks feedback on rezoning plan around new Bronx Metro-North stations

City officials want New Yorkers to weigh in on a rezoning plan that proposes 6,000 new homes for the area surrounding four new Metro-North Stations in the East Bronx. The Department of City Planning (DCP) on Wednesday will host an online informational session for the Bronx Metro-North Station Area Plan, a rezoning effort proposed for Morris Park, Parkchester/Van Nest, Hunts Point, and Co-Op City. During the meeting, DCP officials will hear feedback and answer questions given by the community about the proposed land use changes ahead of the start of the official public review process.

After 20 years, Pacific Park faces foreclosure and an uncertain future

As the massive Brooklyn megadevelopment once known as Atlantic Yards reaches its 20th anniversary, news of the project's progress has been scarce. But recent changes affecting the development anchored by Barclays Center may put the 22-acre site–now known as Pacific Park–back in the spotlight. As The Real Deal reported in a wrap-up of its progress over the past two decades, current developer Greenland USA has defaulted on nearly $350 million in loans attached to the project's second phase. With foreclosure imminent, an auction, scheduled for next month, may mean a new developer will be responsible for fulfilling crucial affordable housing agreements and inherit penalties for unbuilt units.

400 units of affordable housing approved for 5 World Trade Center

The 900-foot-tall mixed-use skyscraper planned for 5 World Trade Center will include 400 units of affordable housing, a slight increase from the original proposal. After stalled negotiations, the Public Authorities Control Board on Thursday approved the mixed-use development at 130 Liberty Street, which calls for 1,200 new apartments, one-third of which will be permanently affordable to New Yorkers earning between 40 and 120 percent of the area median income. Plus, 20 percent of the affordable apartments will be offered to individuals who lived or worked in the neighborhood on September 11, including first responders and families of victims. Construction is scheduled to start next year, Gov. Kathy Hochul said.

Jersey City’s Hudson Exchange begins construction of 60-story second phase

Ground has broken on the second phase of Hudson Exchange, one of Jersey City's largest and most anticipated redevelopment projects. Located at 420 Marin Boulevard, the 1.3 million square foot development will feature a 60-story mixed-use tower with 802 luxury rental apartments and 115,000 square feet of retail space. Developed by Brookfield Properties and G&S Investors, the property will also include pre-leased ShopRite supermarket space.

NYC’s first multi-family geothermal project tops out in Coney Island

New York City's first multi-family geothermal project has topped out in Coney Island. The residential development at 1515 Surf Avenue will include 463 apartments, of which 139 will be designated as affordable. The building's geothermal system will use the Earth to heat and cool the property and power its water systems, eliminating the need for equipment that would run on fossil fuels.

New renderings show off NYC’s first professional soccer stadium

Renderings have been unveiled for New York City's first-ever professional soccer stadium. During a Queens Community Board 7 meeting last week, Related Companies, Sterling Equities, and the NYC Football Club (NYCFC) presented new renderings for the Willets Point Revitalization Plan, a massive mixed-use development planned for Queens that includes a 25,000-seat stadium, a 250-room hotel, a 650-seat public school, over 40,000 square feet of public open space, retail space, and 2,500 affordable housing units. The stadium is scheduled to open in time for the 2027 season.

Huge light installation coming to site of proposed Midtown East casino near the U.N.

An impressive light installation will debut this fall at the storied 7-acre vacant site near the United Nations in Midtown East. Stretching from 38th to 41st Streets on First Avenue, and designed by world-renowned artist Bruce Munro, "Field of Light" will include an array of 17,000 flower-like lights that will serve as a "beacon of freedom and hope around the world." Opening in September, the free and public installation is being paid for by the Soloviev Group, the firm which has proposed constructing a mixed-use development dubbed Freedom Plaza on the undeveloped property, anchored by one of three casinos planned for the New York City area.

See Jersey City’s $500M plan to redevelop a public housing complex into massive mixed-use community

An innovative plan to redevelop a public housing project in downtown Jersey City into a massive new community with over 600 units of housing is moving forward. The Jersey City Housing Authority (JCHA) voted to select WinnDevelopment to oversee the revitalization of the 80-year-old Holland Gardens complex, which involves razing all five existing buildings and constructing four new high-rise towers that will be home to senior housing, for-sale condos, public housing units, market-rate rentals, and community space. The $500 million project will be about 50 percent affordable, Mayor Steven Fulop announced last week.

Kathy Hochul and Mayor Eric Adams announced Monday that they have reached an agreement on who will pick up the tab for the planned reconstruction and expansion of Penn Station and the redevelopment of the surrounding area. The financial agreement between city and state assures that a consistent level of property tax revenue is maintained and underscores a commitment to not raising taxes or transit fares by using funds from privately financed development to help pay for the project.

Developers behind Harlem’s One45 withdraw plan after opposition from local council member

A proposal to bring two new residential towers with hundreds of affordable housing units to a largely vacant lot in Harlem was scrapped by developers this week. Late on Monday, the developer withdrew the project, known as One45, a few hours before it was set to be voted on by a City Council committee, as Patch first reported. The plan involved two mixed-use towers on the corner of West 145th Street and Lenox Avenue with a total of 915 apartments. The proposal faced fierce opposition from local Council Member Kristin Richardson Jordan, who argued that the new development would displace Harlem's Black residents and contribute to gentrification. Without the zoning changes needed to build One45, the developers could construct a condo building with no affordable housing, a self-storage facility, and a community facility.

NYC to invest $75M towards completion of long-awaited Bushwick Inlet Park

After 16 years, the 27-acre waterfront park planned for North Brooklyn has taken a major step towards completion. Mayor Bill de Blasio announced on Monday that the city has allocated $75 million of its budget for the construction of the final piece of Bushwick Inlet Park. The funding will be for work on the next phases of the park, which begins with the demolition of the CitiStorage warehouse that sits on a parcel of land the city purchased in 2017 but has yet to rebuild.

The final tower of a massive three-building luxury complex in Journal Square broke ground this week, which will eventually add hundreds of apartments to Jersey City's burgeoning residential neighborhood. Dubbed Journal Squared, the development at the intersection of Pavonia and Summit Avenues includes three high-rise rentals, two of which have already opened.
