Fashion designer Cynthia Rowley lists ‘loft-like mansion’ in the West Village for $17.5M

Fashion icon and long-time West Village inhabitant Cynthia Rowley is selling her three-story, 25-foot-wide townhouse on 16 Morton Street for $17.5 million. Rowley first picked up the West Village home for $10.99 million in 2014, according to the New York Post. In addition to its sheer size, the townhouse features amenities like a curb-cut garage and over 18-foot tall ceilings. The 6,000-square-foot space also comes with additional air rights.

Though Heidi Klum has spent summers renting a New York City pad and even checked out Bon Jovi's pricey penthouse, the supermodel and TV personality was LA-based until recently. The Post reports that Klum just closed on a 4,772-square-foot Soho penthouse loft at 515 Broadway for $5.1 million. Purchased under the name “HK East Coast LLC,” the loft, in a 19th century Queen Anne-style building also known as 84 Mercer Street, is a former artist's studio, though it's exempt from Artist Certification requirements. The totally raw space is in need of just about everything.

The final frontier of history and hip: Developments and amenities shaping the Lower East Side

For many New Yorkers, the Lower East Side is one neighborhood that still has a lot of authenticities and good 'ole New York grit left. It has been described as Manhattan’s "last frontier of cool. The promised land of old as well as new... Where the Godfather lives side by side with a hipster movie." Put more tangibly by Benjamin Baccash of Taconic Investment Partners, the developer of LES's Essex Crossing, "The Lower East Side has wonderful restaurants, art galleries, and great street life. It’s a real neighborhood and that’s what a lot of people are looking for." In addition to great diversity, personality, and transportation, the city is undertaking huge improvements on the east river waterfront, and developers are erecting new developments at all corners of the 'hood. Brooklyn Heights wood-frame, once Truman Capote’s muse, still on the market a year later for $2M less

The wood-frame house at 13 Pineapple Street in Brooklyn Heights was previously noted by 6sqft for having inspired Truman Capote's words about the neighborhood in 1959: "Cheerfully austere, as elegant and other-era as formal calling cards, these houses bespeak an age of able servants and solid fireside ease; of horses in musical harness," wrote the author, referencing the 1830 Federal-era home around the corner from his own. The house, owned by the same couple for 26 years, hit the market in January of 2017 for $10.5 million. After a new price chop, the home's second in just over a year, the grey-shingled muse is asking $8.4 million.

INTERVIEW: Developer Edward Baquero explains how he brought old-New York luxury to 20 East End

When I first interviewed Edward Baquero, President of Corigin Real Estate Group, his art curator, Elizabeth Fiore, was furiously texting him images from the Armory Show with potential art for two remaining walls in the stately 20 East End’s octagonal lobby. Baquero is a perfectionist to the nth degree with an obsessive eye for detail, highly skilled research capabilities, a luxurious aesthetic sensibility and a ridiculously funny sense of humor. These two alcove walls were just as important to Baquero as every other detail in his building, no matter how big or small. Nothing in 20 East End was chosen without thorough research and reason followed by multiple iterations of tests and retests. What Baquero created in 20 East End evokes a time when the Astors, Vanderbilts, and Rockefellers dominated Manhattan and defined luxury. Baquero is bringing back the best of the past and melding it with the present to create a model many will replicate in the future. Ahead, 6sqft talks with him about how he achieved this, his inspirations, and what it was like working with Robert A.M. Stern.

Original Park Slope ‘brownstoner’ lists his Victorian wonderland for $4M

When Clem Labine bought the townhouse at 199 Berkeley Place in Park Slope for $25,000 back in 1966, Brooklyn was a very different place. Among the original wave of "brownstoners" who bought dilapidated townhomes to give themselves more living space and put years of sweat equity into restoring them, Labine, now 81, went on to found Old-House Journal (“Restoration and Maintenance Techniques for the Antique House”), and live in the painstakingly-preserved home for over 50 years (h/t Brownstoner). The Neo-Grec-style house was was built in 1883 along with 10 other homes. A much-subdivided rental SRO when Labine rescued it, it's now an impressive two-family home listed for $3.895 million.

After supermodel Gigi Hadid bought a condo at Noho's trendy new building 10 Bond Street in July 2016, she was often seen leaving the building with then-new flame Zayn Malik. But the couple, dubbed ZiGi. Malik by their swarms of fans, announced their breakup last week, and it looks like the pop star was well prepared to begin his bachelor lifestyle, as the Post reports that just days after the news went public, Malik closed on a $10.69 million Soho penthouse at 63 Greene Street.

“Million Dollar Listing New York" star Ryan Serhant had recently taken over the listing for novelist Jonathan Safran Foer's gorgeous five-story Boerum Hill home, asking $8.995 million; the award-winning scribe first listed the home with Compass for $10.5 million last May. Now, according to The Real Deal, Serhant is the new owner of the 8,000-square-foot townhouse. Safran Foer bought the 1899 Greek Revival home at 374 Pacific Street for $5.4 million in 2014, so while the sale price represents a price chop, he didn't do too badly on the deal.

Crown Heights oldest home--long considered a neighborhood eyesore--has undergone a complete transformation. The Susan B. Elkins House is a circa-1850s wood frame at 1375 Dean Street, and the only home in the neighborhood that dates back to when the area was rural. In later years, the individual landmark fell into serious disrepair, only to be purchased in 2014 for a condo conversion. Now it's ready for residents after a complete and total renovation overseen by nC2 Architecture and Komaru Enterprises. Brooklyn’s ‘hive loft’ creates private nooks within an open, industrial space

This quirky interior design project, for an apartment on Atlantic Avenue in Brooklyn, came from the owner's desire to preserve their open, industrial loft space while adding some extra privacy and separation. The task fell to OS Architecture, a Manhattan-based firm that's done interior design around the world. As the firm notes, the main goal was "avoiding conventional partitions that would have closed off the space." So they got creative, creating a "single faceted form that could be enclosed and private at times," but still interlocked with the larger space of the open loft. Ultimately this interior object, separate from the columns, ceiling and walls of the apartment, makes for an interesting design talking piece.
