$14M “single family masterpiece” on the Upper West Side stuns in seafoam

The current owners of the Upper West Side townhouse at 144 West 82nd Street took on a careful renovation that they're hoping will appeal to a new buyer. The 6,193-square-foot residence was transformed into a grand single-family home, with impressively restored, ornate interior details paired with modern appliances and perks like a wine room and elevator. (They've also finished much of the interior in shades of seafoam green.) The owners bought in 2000 for $3.6 million--post reno, it's asking a $13.9 million.

Rafael Viñoly’s octagonal-cored Upper East Side tower gets new rendering

First announced over a year ago and later approved by the city's Department of Buildings in September, Rafael Viñoly’s residential project planned for 249 East 62nd Street moved forward this week after the architect released a new rendering. As YIMBY reported, the 510-foot building will feature retail and a townhouse at its base, with apartments above it through the 12th floor. The uniqueness of this project's design lies with its 150-foot-tall octagonally-shaped core, aimed at raising the height of upper-level apartments without counting it toward usable square footage.

The Obamas are not moving to the Upper East Side

Barack and Michelle Obama via Wiki Commons; One of 10 Gracie Square’s terraces overlooking the East River, via CityRealty Dreams of having Barack and Michelle Obama in New York City were dashed this week after a report dispelled any and all rumors about the presidential couple moving to Manhattan. According to New York Magazine, the Obamas are not purchasing the five-bedroom duplex at 10 Gracie Square that went into contract for $10 million last month. On background, a source told the magazine: "It's not happening. They certainly did not submit an application, and this never got to the point where a deal was even being floated."

Six things you didn’t know about the Lower West Side

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. The Lower West Side may not be a neighborhood name used by brokers, but for those involved with preservation efforts in the area, it's a neighborhood very much unique from the surrounding Financial District. Encompassing the area west of Broadway from Liberty Street to Battery Place, it was originally home to Irish and German immigrants, followed by Little Syria, the nation’s first and largest Arabic settlement, from roughly the 1880s to 1940s. But the construction of the Brooklyn Battery Tunnel and World Trade Center "nearly wiped the neighborhood off the map." There are still several buildings remaining that serve as a connection to the past, however, and Friends of the Lower West Side is working diligently to make sure this history is not lost, expanding its oral history program, offering walking tours of the area, and appealing to the Landmarks Commission to designate a small historic district.

Joe Jonas and Sophie Turner house hunt in Annabelle Selldorf’s Bowlmor Lanes-replacing condo

DNCE singer Joe Jonas and fiancee Sophie Turner, star of "Game of Thrones," were recently spotted having a look at a Greenwich Village home in the newly-minted Annabelle Selldorf-designed condos that notoriously replaced the former Bowlmor Lanes at 21 East 12th Street. The New York Post reports that the pair checked out a unit in the building's C-line, where two-bedroom homes span 2,028 square feet, priced between $5 and $6 million.

Taylor Swift buys yet another Tribeca property, spending $50M on a single block of real estate

Taylor Swift nabbed yet another Tribeca property--bringing her spending along Franklin Street to an astounding $47.7 million. The New York Post reports that she has just purchased a 3,540-square-foot unit on the second floor of 155 Franklin Street, the condo building where she already owns a duplex. The pop star paid financier Jeremy Phillips $9.75 million for it in an off-market deal. She bought her existing top-floor penthouse at 155 Franklin, which spans 8,000 square feet, from “Lord of the Rings” director Peter Jackson in 2014 for $19.95 million. Swift then bought the $18 million townhouse next door, at 153 Franklin Street, which comes with its own paparazzi-proof garage.

Sleek and edgy Broken Angel House-replacing condo in Clinton Hill asks $1.5M

This top-floor two-bedroom condominium at 4 Downing Street in Clinton Hill, we're told, is "an iconic turn of the century building recently completely reimagined and overhauled as a boutique condominium." Said overhaul was undertaken in 2015 by Barrett Design and Development on what was previously the indeed-iconic Broken Angel House, once among Brooklyn’s most unique landmarks. Artist Arthur Wood purchased the original tenement building in 1979 for $2,000 and subsequently transformed it into a whimsical, livable sculpture, complete with stained glass windows made from bottles and glass, a cathedral-like glass addition, and brick wings. It was also the backdrop for the documentary "Dave Chappelle’s Block Party." The two-bedroom unit is on the market for $1.55 million; it was purchased as new construction two years ago for $1.42 million.

Aziz Ansari dropped $5.7M on this Tribeca loft right below Taylor Swift

Back in May, Rangers captain Ryan McDonagh sold his Tribeca loft at 155 Franklin Street, located directly below Taylor Swift's duplex penthouse in the celeb-studded building, for $5.7 million. Though the buyer's identity was shielded by an LLC, the Post now reports that it was none other than comedian and "Master of None" star Aziz Ansari. They don't disclose their sources, but assuming they're correct, Ansari's new three-bedroom spread boasts nearly 2,500 square feet, brick and timber-beamed ceilings, tons of exposed brick, and massive south- and east-facing windows.

How the Manhattan neighborhood of Turtle Bay got its name

The Manhattan neighborhood of Turtle Bay, a stretch of Midtown East that holds everything from skyscrapers to brownstones, has a history dating back to 1639. Modern-day New Yorkers might envision the area got its name from "hundreds of turtles sunning themselves on the rocks along the East River between 45th and 48th Streets," as Ephemeral New York puts it. Back then, that's where an actual bay was once located in Colonial-era Manhattan, surrounded by meadows, hills and a stream that emptied at the foot of today’s 47th Street. Some historians do think actual turtles lent to the neighborhood name, as they were plentiful in Manhattan at the time and were commonly dined on. But another reading of history suggests otherwise.

The listing calls this building at 799 Washington Street "one of the last grand historic structures in prime meatpacking district." And it could be yours for a cool $75 million. Turning it into a mega-mansion, however, will require serious work. (Though there's no lack for inspiration when it comes to mega-mansions in New York.) Did the Obamas just close on this classy Upper East Side duplex for almost $10M?

In October, 6sqft reported that Barack and Michelle Obama had been spotted on their way to view a listing in Yorkville's 10 Gracie Square. At the time, it was speculated that they checked out a five-bedroom duplex that had gone into contract for $10 million shortly following the visit. The buyer wasn't confirmed, but the unit has now closed for $9.64 million (h/t Katherine Clarke), purchased through a "Gracie Square Revocable Trust. So while it's still not confirmed that the Obamas are moving to the Upper East Side, the building is one of New York City's most prestigious addresses, located just a stone's throw away from the Mayor's residence and over the years attracting the likes of Alexander Woollcott, conductor Andre Kostelanetz, Gloria Vanderbilt and Madame Chiang Kai-Shek.

Chris Rock’s cool Clinton Hill carriage house sells for $3.35M

Back in May 6sqft noted that Chris Rock had just listed his tricked-out Clinton Hill carriage house for $3.85 million. The comedian bought the historic property at 239 Waverly Avenue in 1994 for just $370,000. The 1901 home was also listed for rent in 2013 with an ask as high as $15,000/month at one point. Records now show that the renovated residence with room for two or three bedrooms, a 23-foot-wide master suite with skylights, and the elusive urban perk of being above a private two-car garage sold in September for $3.35 million. That's well below the ask, but still a tidy profit for Rock, who was recently spotted, according to the New York Post, checking out a posh penthouse and a townhouse at the Element condo tower at 555 West 59th Street.

Actress Stephanie March, best known for her role in "Law & Order SVU," and her husband, Daniel Benton, just picked up a penthouse for $34.62 million at the Shephard, a converted condo building in the West Village. As the Wall Street Journal reported, the couple is combining two units at the building at 275 West 10th Street to create a five-bedroom spread spanning 6,836 square feet. The apartment boasts a 3,451 square foot terrace as well as oversized windows, barrel-vaulted ceilings and solid hardwood oak floors.
