Queens Astoria Cove waterfront site on the market for $350 million ahead of expected 421-a renewal

A 2.2 million-square-foot mixed-use development site known as Astoria Cove, on nearly nine acres along the East River in Astoria, is seeking a buyer, asking $350 million, Crain's reports. The site hit the market in mid-March in anticipation of the reinstatement of the 421-a affordable housing tax credit program that had languished since its expiration over a year ago amid debates between the Real Estate Board of New York (REBNY) and unions on whether to require higher wages in certain cases. Alma Realty Corp. hired Cushman & Wakefield investment company to market the site; according to sales executive Bob Knakal, "We wouldn't have hit the market with Astoria Cove in the past 16 months because of the uncertainty around 421-a, but there's been a sense of optimism in recent weeks that 421-a will be back and with it, the land market will strengthen."

Lottery opens for 44 affordable senior apartments on Staten Island’s Stapleton waterfront

Go-to affordable housing firm Aufgang Architects and developer Arker Companies revealed renderings for a six-story, 67-unit building along Staten Island's Stapleton waterfront back in 2014. The under-construction project at 533 Bay Street, which offers low-income apartments for those 62 years of age and older, is now accepting applications for 44 of its units--three $686/month studios and 41 $737/month one-bedrooms, available to seniors earning up to 50 percent of the area media income. In addition to living in a brand-new building, residents will be in an up-and-coming area, where just a block away the massive rental development Urby is underway (the project boasts NYC’s first residential urban farm, as well as tons of retail space).

Historic Victorian home on the Staten Island waterfront asks $2M

This freestanding Victorian home was built at 204 Richmond Terrace on the Staten Island waterfront way back in the 1870s. Impressively, it still stands today and has hit the market for $2 million. Renderings revealed for adaptive reuse Maker Park along the Williamsburg waterfront

Plans for Bushwick Inlet Park, a 28-acre open space along an unused industrial stretch of the Williamsburg waterfront, first came about in 2005, when the Bloomberg administration rezoned the area to allow for new residential development in exchange for the open space. Fast forward to last week, and the city finally acquired the last piece of land for the project, the controversial Citistorage site. Now that the park is on its way to becoming a reality, a trio of grassroots creatives hopes to bring their alternative vision for the former Bayside Oil Depot site to the forefront. Maker Park is the proposal to adaptively reuse this seven-acre parcel's architectural infrastructure--namely the ten 50-foot decommissioned fuel containers--and create a "park as creative as the neighborhood around it." The Architect's Newspaper recently revealed the first set of renderings, which showcase performance venues, art galleries, hanging gardens, reflecting pools, and an adventure playground.

Richard Meier, Rafael Viñoly, and KPF release designs for Upper West Side waterfront development

Forty-two years after Donald Trump first proposed a mixed-use development on the Upper West Side waterfront, one of the final pieces of the puzzle is coming together. Curbed got their hands on sparkling new renderings of what's now being called Waterline Square, a trio of residential towers on the five-acre site between West 59th and 61st Streets that's part of Riverside Center. In addition to views of the glassy structures, which will offer a combination of condos and rentals, and a Mathews Nielsen-designed park, what makes the reveal so exciting is the roster of starchitects behind the towers--Richard Meier and Partners, Rafael Viñoly Architects, and Kohn Pedersen Fox Associates.

Owner of Red Hook waterfront terminal asks city to consider his site for Brooklyn-Queens Streetcar railyard

Just yesterday, 6sqft took a look at reports that the Brooklyn-Queens streetcar will require a train yard/maintenance facility that will likely take up an entire city block and cost around $100 million (which is included in the $2.5 billion overall cost). Finding such a large swath of available real estate would be challenging, but a local industrialist wants to ease the burden by offering up his own property. Crain's tells us that John Quadrozzi Jr., owner of the GBX Gowanus Bay Terminal on the Red Hook waterfront, wants the city to consider his site to host the train yard. The Terminal, which was originally constructed in 1922 as the New York Port Authority Grain Terminal, is a 13-acre shipping depot with an additional 33 acres of underwater property that's used for concerts, film shoots, and commercial offices, and it's expected to be very close to the streetcar's route.

First Look at Williamsburg’s Tallest Building Not Planned Along the Waterfront

"Avid church and factory convertor" Yoel Werzberger and Watermark Capital Group are building a 19-story, 230-foot residential building in the heart of Williamsburg at 321 Wythe Avenue, reports CityRealty.com, and it'll be the tallest tower in the neighborhood not along its waterfront. The site was formerly a parking lot and single-story church owned by the Parish of Saints Peter and Paul Roman Catholic Church, who also owns an acre of property on the block between Wythe and Berry Streets. The struggling church entered a long-term lease deal with Watermark last year that will allow them to erect a residential tower while making payments to the Parish that begin at $2.1 annually.

Construction Kicks Off on a Pair of Condo Buildings in the Columbia Street Waterfront District

Avery Hall Investments and co-developer OTL Enterprises are forging ahead with the development of pair of understated five-story condominium buildings at 161-163 Columbia Street in Cobble Hill's Columbia Street Waterfront District. The team picked up the lots in 2014 through a unique deal with the nonprofit Carroll Gardens Association where proceeds of the sale would be used to preserve below-market rate rents for 28 units on the street and possibly develop 70 more affordable units in nearby Red Hook.

Controversial Lower East Side Waterfront May Get Even More Tall Towers

Just a few weeks ago 6sqft learned that the supertall super-team of JDS Development and SHoP Architects are planning a 900-foot, 77-story rental building at 247 Cherry Street, directly next to Extell's 850-foot One Manhattan Square. These waterfront developments in the Two Bridges area caused quite a stir since the neighborhood has historically been mostly low-income and low-rise, but now two more supertalls may rise at the site. Bowery Boogie reports that L+M Partners are looking to erect two 50-story towers on the nearby lots at 265-275 Cherry Street. Together, the buildings would hold about 1,000 units.

Skyline Wars: New Jersey’s Waterfront Transforms With a Tall Tower Boom

Carter Uncut brings New York City’s latest development news under the critical eye of resident architecture critic Carter B. Horsley. Here, Carter brings us his seventh installment of “Skyline Wars,” a series that examines the explosive and unprecedented supertall phenomenon that is transforming the city’s silhouette. In this post Carter looks at the new New Jersey skyline. The hulking, 781-foot-high Goldman Sachs tower at 30 Hudson Street in Jersey City is like the Rock of Gilbraltar to Lower Manhattan’s famed skyline: massive and impressive. To some, perhaps, it conjures a Monty Python catapult or a very steep cliff on which to mount the Guns of Navarone for an assault on Lower Manhattan. It dominates the Jersey City skyline, which is a bit Spartan, especially in comparison with Brooklyn’s. Most of the skyscrapers in Brooklyn, however, are not directly on the waterfront and the Goldman tower is very much “in your face” on the water. Furthermore, all of a relative sudden, Jersey City is about to explode with three taller towers, which I can only describe as delirious, dancing, shimmy-shimmy-shake buildings with drop-dead vistas of Manhattan and the Hudson.

New Renderings and Video Released for Sheepshead Bay’s Waterfront Vue Condominium

Rybak Development's latest venture named the Vue Condominium will add a bit of pizzazz and a sizable plaza to a popular stretch of Emmons Avenue in Sheepshead Bay. Rising from a prominent, full-block parcel at the intersection of Emmons and Sheepshead Bay Road, the envisioned eight-story structure replaces former neighborhood fixture the El Greco Diner, whose site was snapped up by Sergey Rybak and Jason Reznik for $13 million in late 2014. The project first appeared one year ago, and now a handful of renderings and a video have been released by the developers. The 175,000-square-foot structure will be the first LEED Certified building in south Brooklyn and will house 58 condos, 26,000 square feet of retail, two commercial office units, and a 134-car garage shared by tenants and businesses. The 9,000- square-foot plaza will take up a quarter of the development site and will have raised planters, ambiance lighting and bicycle parking.

Waterfront Neighborhoods Fear Proposed BQX Streetcar Would Favor ‘Tourists and Yuppies’

Recent news has focused on plans announced by Mayor De Blasio for a streetcar line, dubbed the Brooklyn Queens Connector (BQX), to connect “underserved, but booming” areas of the boroughs. The city’s plan would run for 16 miles along the East River, from Astoria to Sunset Park, at a projected cost of $2.5 billion, serving bustling commercial hubs like the Brooklyn Navy Yard and Long Island City, as well as providing access for about 45,000 public housing residents. With concerns from local businesses and residents growing, the Times looks to the Hudson-Bergen Light Rail, an already-existing streetcar line in New Jersey that travels from Bayonne through Jersey City and Hoboken to Weehawken. It's been moving passengers for over a decade and today serves 46,800 passengers on a typical weekday. By most accounts it's been a success, helping employees get to work (with a skyline view, no less) and encouraging development in areas along the waterfront that had suffered from blight and neglect. Two rivers over, it's the areas through which the proposed "BQX" would travel that are the subject of some concern.

$3,400/Month Greenpoint Waterfront Mini-Loft Is Cozy and Cool With Killer Views

The once-sleepy waterfront neighborhood of Greenpoint is in the midst of a transformation into one of the most coveted and talked-about Brooklyn 'hoods. The Pencil Factory condominium at 122 West Street was one of the first conversions of the area's historic industrial buildings. Residential Projects Surface Along the Astoria Waterfront Ahead of New Ferry Service

The Astoria waterfront is poised to become the city's next high-density residential enclave, with more than 4,000 apartments planned within the Astoria Cove and Hallets Point developments alone. Just to the south, and more modest in scale, a six-story, 65-unit condominium building is preparing to rise from a block-through site at 30-05 Vernon Boulevard. City records indicate 3005 Vernon BLVD Joint Venture LLC purchased the lot for $3 million in 2014, and filed demolition permits in November to raze the existing one-story warehouse. Renderings provided by the building's architect, Young Kim of Tan Architect, show a white brick building with a glass curtain wall on its east- and river-facing elevations. As required by zoning, on-site parking is provided at ground level, and the garage roof will hold an expansive rooftop terrace. According to Young Kim, the development is moving forward and the team is in the process of filing building permits.

Could These Twin Glassy Towers Be Coming to the Greenpoint Waterfront?

Momentum is building along the Williamsburg-Greenpoint waterfront. Since the Bloomberg administration's sweeping 2003 rezoning of the two-mile stretch of East River shoreline, nearly every buildable river-facing plot has been accounted for by developers. More than a dozen master plans are in the works, dominated by residential uses that scale upward to 50 stories and 600-foot heights. One remaining mystery lot is a block-long parcel in Greenpoint currently holding a two-story warehouse at 161-167 West Street (aka 53 Huron Street). The 65,000-square-foot site lies near the India Street ferry stop and is sandwiched between three development sites: Park Tower Group's ten-tower Greenpoint Landing master plan and Mack Real Estate Group/Palin Enterprises' 10 Huron Street (155 West Street), and The Gibraltar at 160 West Street.

$1.7B Light Rail Connecting the Brooklyn-Queens Waterfront Proposed

The dream of a Brooklyn-Queens light rail is moving further into the realm of reality. Back in July last year, 6sqft reported that an advisory committee comprised of developers, transportation experts and civic organizers was in the midst of forming to address the need for a more robust transportation system that could connect underserved, but booming, areas of Brooklyn and Queens. Now as the Daily News tells us, a non-profit advocacy group called Friends of the Brooklyn Queens Connector has officially materialized to tackle the issue, and they've just released a detailed proposal revealing the route and the potential design the modern streetcars could take on.
