Could These Twin Glassy Towers Be Coming to the Greenpoint Waterfront?

Momentum is building along the Williamsburg-Greenpoint waterfront. Since the Bloomberg administration's sweeping 2003 rezoning of the two-mile stretch of East River shoreline, nearly every buildable river-facing plot has been accounted for by developers. More than a dozen master plans are in the works, dominated by residential uses that scale upward to 50 stories and 600-foot heights. One remaining mystery lot is a block-long parcel in Greenpoint currently holding a two-story warehouse at 161-167 West Street (aka 53 Huron Street). The 65,000-square-foot site lies near the India Street ferry stop and is sandwiched between three development sites: Park Tower Group's ten-tower Greenpoint Landing master plan and Mack Real Estate Group/Palin Enterprises' 10 Huron Street (155 West Street), and The Gibraltar at 160 West Street.

$1.7B Light Rail Connecting the Brooklyn-Queens Waterfront Proposed

The dream of a Brooklyn-Queens light rail is moving further into the realm of reality. Back in July last year, 6sqft reported that an advisory committee comprised of developers, transportation experts and civic organizers was in the midst of forming to address the need for a more robust transportation system that could connect underserved, but booming, areas of Brooklyn and Queens. Now as the Daily News tells us, a non-profit advocacy group called Friends of the Brooklyn Queens Connector has officially materialized to tackle the issue, and they've just released a detailed proposal revealing the route and the potential design the modern streetcars could take on.

REVEALED: SHoP Architects’ Long Island City Waterfront Development

Here's our first peek at Simon Baron Development, Quadrum Global and CRE Development's three-tower Long Island City development slated to rise alongside the former Paragon Paint factory building at 45-40 Vernon Boulevard. Permits for the first tower were filed with the DOB back in June and detail a 28-story, 296-unit rental tower designed by SHoP Architects. The tower is part of a larger master plan that will revamp the eastern extents of the Anable Basin inlet with a waterfront esplanade and bring an additional 14-story residential tower at 45-24 Vernon Boulevard and an eight story building along 45th Road. As per the renderings provided by SHoP, the design of the two lower towers is consistent with many of the firm's recent New York City projects and feature copper-clad, orderly bases yielding to playful facades of angled projecting windows. The central tower partially rises from within the rear section of the Paragon Paint factory building and its form will be a sheer 300-foot glass prism creased along each elevation to better capture sweeping views of the East River and Manhattan skyline.

Two New Handel-Designed Towers to Sail Onto the Greenpoint Landing Waterfront

Yesterday it was announced that Brookfield Property Partners is making their first Brooklyn venture by purchasing a majority stake in two Greenpoint Landing development sites for $59.7 million. While better known for their commercial ventures, Brookfield will begin construction early next year on 775 market-rate apartments on two waterfront parcels. The towers should be finished sometime in 2019 at the total cost of $600 million as part of the first phases of the of the 22-acre master plan which is being designed by Handel Architects. Plans filed with the Department of Buildings for Brookfield's sites call for a 30-story, 372-unit rental building at 37 Blue Slip and a larger 39-story, 401-unit tower at 41 Blue Slip. A cul-de-sac will separate the slab-shaped towers, which will open onto a waterfront esplanade designed by James Corner Field Operations.

First Look at the Gibraltar, Newest Addition to the Greenpoint Waterfront

Another residential building has been called to join the ranks of the Greenpoint waterfront. Located at 160 West Street, the six-story condo is known as the Gibraltar. Permits filed a year ago claimed 13 apartments and 16,198 square feet, but according to developer Saddle Rock Equities, it will house 14 apartments over 20,000 square feet. Designed by architect Joe Eisner, the bulky grey building stands out for its oversized balconies and abundance of rooftop space.

Feasibility Study to Address Streetcars or Light Rail for Brooklyn-Queens Waterfront

In the ongoing discussion of expanding the city's mass transit options to underserved areas, we may be a step closer to addressing the need for transit along the Brooklyn and Queens waterfront–between Astoria, Red Hook and Sunset Park, according to CapitalNY. While many of those areas have transit to and from Manhattan covered, a north-west connection is needed (and relying on the G train doesn't help much). An advisory committee comprised of developers, transportation experts and civic organizers has formed to address this need. Recently, the consulting firm of HR&A Advisors (former employers of city planning commissioner Carl Weisbrod) was hired by the committee to study the feasibility of a streetcar service or a light rail line to connect Sunset Park to Astoria, connecting rapidly growing neighborhoods like Red Hook, Williamsburg and Downtown Brooklyn, as well as burgeoning business and industry hubs like Long Island City and the Brookyn Navy Yard.

Bush Terminal Piers Park Opens on the Sunset Park Waterfront

Sunset Park has gotten people's attention in recent months–ours included–thanks to an influx of creative and commercial opportunities, as well as the major Industry City development. Located in the former Bush Terminal, the 16-building, 6.5 million-square-foot complex is being remodeled with the intent of creating “a dynamic 21st century innovation and manufacturing community that balances existing manufacturing tenants with those centered on creative and innovation economy fields.” And adjacent to the site is Liberty View Industrial Plaza, an eight-story, 1.2 million-square-foot warehouse that will offer work space. These waterfront developments are touting Sunset Park as a walk-to-work neighborhood, and now residents will have a new park to stroll through on their way in to the office. Bush Terminal Piers Park opened this week after being in the works since the '90s. Extending from 45th to 50th Streets along the waterfront, Brooklyn's newest park sits atop a former toxic waste site, but was cleaned up over the past decade and now offers an esplanade overlooking tide ponds and restored wetlands.

Herzog & de Meuron’s Undulating Condo Design for the Hudson River Waterfront Revealed

Move over Greenwich Village, there's a new gold coast in Manhattan and it's nowhere near Fifth Avenue. Since former Mayor Michael Bloomberg announced that the far west side is the city's new Gold Coast and Manhattan's last frontier, a necklace of ravishing projects have been announced along the Hudson River waterfront.
