41-story tower on Greenpoint waterfront opens lottery for 115 apartments, from $1,782/month

A lottery opened this week for 115 middle-income apartments in a 41-story luxury rental on the Greenpoint waterfront. Developed by Park Tower Group and Rockefeller Group, the company’s first project in Brooklyn, The Dupont will offer 381 apartments, a vast majority of which will have incredible East River and Manhattan skyline views. New Yorkers earning 80 and 130 percent of the area median income can apply for the units, priced from $1,782/month for studios to $4,001/month for two-bedrooms.

Designed by Gerner Kronick + Valcarcel with interiors by Workstead, the tower also includes retail space and parking. Leasing for the market-rate rentals at The Dupont will launch this September and the project is expected to be completed in 2025.

The Dupont sits within Greenpoint Landing, a 22-acre development with 5,500 new homes and five acres of open space. As of April, 11 buildings have been completed within the waterfront development, most recently, a fully affordable rental at 35 Commercial Street.

Residences include panelized appliances, Bosch induction cooktops, and in-unit washers and dryers.

The Dupont also offers an indoor/outdoor amenities suite, such as a cutting-edge fitness center and rooftop pool with sweeping views of the Manhattan skyline. Additional amenities include a recreation room, media room, game room, party room, business center, shared laundry room, dog washing station, and a children’s playroom.

Approved as part of the 2005 Greenpoint-Williamsburg rezoning, the sprawling Greenpoint Landing development spans about a half-mile along the East River and will bring 5,500 residential units over the next 10 years.

Greenpoint Landing’s first building, One Blue Slip, opened in August 2018, followed by Two Blue Slip in 2020. Other properties at the site include The Bellslip and Eagle & West.

Qualifying New Yorkers can apply for the apartments until September 18, 2024. Complete details on how to apply are available here. Preference for 20 percent of the units will be given to residents of Brooklyn Community District 1.
