126 middle-income units available at waterfront rental Astoria West, from $2,350/month

Applications are now being accepted for 126 middle-income units at a new residential development in Queens. Developed by Cape Advisors, Astoria West, located on Vernon Boulevard and 30th Drive, includes three buildings across 2.5 acres along the East River. The housing lottery falls under the project’s second phase; a lottery launched at the building in March for 36 units. New Yorkers earning 130 percent of the area median income, or between $80,572 for a single person and $187,330 for a household of five, can apply for the apartments, priced from $2,350/month for studios to $3,287/month for two-bedrooms.

Designed by Fogarty Finger, Astoria West has a mix of 534 studio one-, and two-bedroom rentals along with more than 40,000 square feet of amenities. Leasing for the market-rate apartments launched in June, with current availabilities starting at $3,208/month for a one-bedroom and going up to a $5,928/month two-bedroom.

Apartments boast large windows that help fill the space with natural light. The living rooms and bedrooms feature nine-foot ceiling heights, wide plank style flooring, central heating and cooling, and a washer and dryer unit.

Kitchens include state-of-the-art appliances, and bathrooms include deep soaking tubs, custom cabinets and vanities, polished chrome fixtures, and ceramic tiled flooring.

Indoor amenities include co-working spaces, parking, a gym, a yoga and dance studio, a media room and billiard lounge, a party room, a children’s playroom, a golf simulator lounge, bike storage, and a self-service pet spa.

Outdoor amenities include a courtyard, rooftop pool, and a rooftop terrace with breathtaking views of the East River and city skyline. Residents will also have access to 60 acres of green space at the nearby Astoria Park.

Astoria West has an on-site cafe and bar, and its indoor parking garage contains 276 spaces. The development also provides shuttle service to the N and W subway trains.

There are a number of incentives for prospective tenants, including no security deposit, free internet service with select providers for six months, free access to select amenities for a year, and a $1,000 reimbursement for moving expenses on a two-year lease.
