143 apartments available next to Brooklyn Botanic Garden in Crown Heights, from $914/month

A housing lottery has opened for 143 mixed-income apartments just a block from the Brooklyn Botanic Garden in Crown Heights. Located at 54 Crown Street, Loden is a 17-story building offering residents thoughtfully designed apartments in a prime location within the vibrant Brooklyn neighborhood, with Prospect Park, the BBG, and public transit just steps away. New Yorkers earning 40, 60, and 100 percent of the area median income can apply for the units, priced from $914/month studios to $3,067/month two bedrooms.

Developed by Carmel Partners and designed by Hill West Architects, the project includes a total of 569 units and 7,483 square feet of retail space.

Amenities include a gym, yoga studio, media room, party room, co-working lounge, bike storage, a rooftop terrace, and a 170-space parking garage.

Residents will have easy access to vast acres of public green space at Prospect Park and the lush Brooklyn Botanic Garden, situated a block to the west.

The apartments feature in-unit washers and dryers, dishwashers, air conditioning, hardwood floors, and high-end kitchen appliances, countertops, and finishes, according to Yimby.

In August 2023, Carmel Partners secured $223 million in construction financing for the project. The developer acquired the site in 2018 for $41 million as part of an assemblage of three lots, as reported by Crain’s.

The stretch of Franklin Avenue was part of a controversial zoning initiative that would have allowed for a 1,500-unit development at 960 Franklin Avenue. After pushback from residents and the Brooklyn Botanic Garden, who said the two high-rise buildings would block sunlight from its greenhouses, the application from Continuum Companies and Lincoln Equities was rejected, killing the rezoning.

After several years and multiple iterations, a new 355-unit mixed-use building was approved in November at 962-972 Franklin Avenue. Continuum and Council Member Crystal Hudson reached an agreement to develop a 10-story project, with changes to the roof slope to minimize shadows on the garden’s rare plant collection.

Loden is conveniently located within a five-minute walk of the S, 2, 3, 4, and 5 subway lines and the B48 bus.
