Extell’s One Manhattan Square reaches halfway point and gets its glassy skin
Despite the rapid influx of new development that’s popping up in the controversial Two Bridges area, the Chinatown-meets-Lower East Side neighborhood’s first project, One Manhattan Square, still reigns as the tallest. In fact, when it reaches its full 823-foot height, Extell’s 80-story condo at 252 South Street will have the highest rooftop between downtown and Midtown Manhattan. Now that sales have commenced, CityRealty paid the construction site a visit, noticing that the double-slab tower is already more than 30 stories tall and has begun to receive its reflective glass skin.
The glass skin is being placed on the east and west facades, while the narrower north and south elevations will have a rust-colored skin.
With the concrete frame now near the halfway point, we get a clearer view of how the architects at Adamson Associates angled the structure so that nearly all of the 815 condos will have views of either the East River or skyline.
The construction site also shows the large podium base that will hold more than 100,000 square feet of over-the-top indoor and outdoor amenities. Two retail spaces will occupy the two lowest levels, one of which is expected to be a grocery store.
Amenities include a 70-seat movie theater, tree house with fire pits, tea pavilion, cigar room, putting green, sunken tranquility garden, bowling alley, stargazing observatory, herb garden, outdoor kitchen and dining area, 75-foot indoor pool, hot tub and sauna, dog spa, cellar bar, full basketball court, squash court, and more.
The condos range from a $1.18 million one-bedroom to a $4.4 million three-bedroom, as well as a $13 million penthouse that reportedly went into contract in February. Though these prices might seem steep for the area, Extell’s Gary Barnett has said he purposely kept them relatively moderate: “There are a tremendous amount of people who would like to own something in New York City but are priced out because everybody’s building super-luxury.”
