New Renderings of Park Slope’s Parking Garage Condo Conversion at 800 Union Street
In 2014, plans were announced to convert a cherished Park Slope parking garage at 708-804 Union Street into residential apartments. Slopers complained that the 260-car garage’s removal would increase traffic and that the underway development would overcrowd schools. Nonetheless, the longtime property’s owner Lewis Meltzer secured a zoning variance and building department approvals to convert the 85-year-old structure into residential units with retail space at ground level. Now, Midwood Investment & Development and Hailey Development Group are bringing the project to fruition, redistributing the parking garage’s 52,000 square feet of bulk across six high-ceilinged floors and carving out 28 high-end condo units and 11,153 square feet of retail.
Newly published renderings on Midwood’s website show that the garage’s once staid and no-frills exterior is getting quite the overhaul and will bear little resemblance to its former look. The Union Street elevation will get a new red-brick facade, larger windows in a completely overhauled configuration, and spandrel and ground-floor areas trimmed with black metal. Upper penthouse floors will also be faced with the industrious metalwork, and large arched windows and set-in terraces will bring the symmetrically massed composition all together. Christian Zambrano of Sibertekture is listed on the alteration permits as the architect of record.
According to Hailey, the gut-renovated interiors will host one- to three-bedroom condos and two duplex units with private roof terraces. The cellar and ground floors will contain a bi-level retail space that will join a well-trafficked shopping stretch of Union Street and Seventh Avenue. A few doors down Union Street is the Park Slope Food Co-op, which was angered by the loss of the parking spots and initially opposed the conversion.
800 Union’s residential amenities will include a fitness center, yoga studio, shared roof deck, residential storage space, party room, and a dog spa. According to CityRealty, there are currently 54 condo apartments available in Park Slope that are priced at a median of $1,023 per square foot or $1.225 million.

Just to be clear, since this post maligns an entire neighborhood, there are sweeping generalizations in this piece. You write:
“Slopers complained that the 260-car garage’s removal would increase traffic and that the underway development would overcrowd schools….A few doors down Union Street is the Park Slope Food Co-op, which was angered by the loss of the parking spots and initially opposed the conversion.”
These were the views of very few people. This project had Community Board support from the get-go, and the vast majority of Coop members who cared supported this project as well. A few loud complainers were worried about a parking spot that saw, on average, one validated parking slip per day at the Coop. I live around the corner from this and it’s a welcome and respect development in an area sorely lacking in housing options.
