Jonah Hill Spotted Eyeing Noho Condo Conversion The Schumacher

Looks like Jonah Hill is battening down the hatches in hopes of finding a new Downtown pad. Three years ago, the actor bought a Soho loft at 27 Howard Street for $2.65 million, but put it on the market in August 2014 for a hefty $3.8 million. Back in March, he chopped the price to $3.5 million, and now a tipster tells us that he was seen taking photos outside The Schumacher, the newly unveiled Noho condo conversion at 36 Bleecker Street.

The seven-story, red-brick building was completed in 1883 to the designs of Edward E. Raht to house the Schumacher and Ettinger Lithography Studio. In 2012, architect Morris Adjmi (who is well known for his ability to sensitively blend projects with their historic surroundings while still displaying subtle, modern touches) was tapped to restore the Queen Anne Victorian and Romanesque Revival-style facade. This followed Stillman Development paying $45 million for the building.

Though the facade was only recently completed, the 21 condo units started going into contract three years ago, with art collector Alberto Mugrabi buying two triplexes for $11 and $10 million each. He also has some of his collection on display in the building’s vine-covered courtyard designed by Ken Smith and complete with two fountains. Units feature exposed brick vaulted ceilings, some of which are 15 feet high.

Building amenities include a landscaped roof, fitness center, library, children’s playroom, refrigeration and bicycle storage.

As for which unit Jonah checked out, we can’t be sure, but there are six units on the market, averaging $3,410 per square foot. This includes a five-bedroom, 4,480-square-foot penthouse for $20 million, a four-bedroom, 3,527-square-foot penthouse for $10.5 million, and a three-bedroom, 2,991-square-foot unit for $8.3 million. The other three units, three-bedrooms ranging from $8.5 to $9.5 million, are currently in contract.
