Revealed: Karl Fischer’s 12-Story East Harlem Residential Tower
Here’s our first peek at a 12-story residential building designed by Karl Fischer Architects for the northwest corner of 110th Street and Park Avenue in East Harlem. The property was picked up last fall by Brooklyn-based Isaac Schwartz who has now placed the 7,000-square-foot property on the market for $13.9 million.
According to the sales brochure prepared by Ariel Property Advisors, the lots 1516-1520 Park Avenue and 94 East 111th Street present a full block-front opportunity to construct a development up to 48,600 square feet. The property would be delivered with DOB-approved plans that call for the 12-story, 44-unit residential building shown above.
While the parcel directly fronts the elevated Metro North viaduct, it is two short blocks from the northeast corner of Central Park and one block from the Lexington Avenue line’s 6 train. Several new developments have risen on the block, including the rental Lovina House at 71 East 110th Street, where currently there are 3 one-bedrooms available starting from $2,890, and 8 two-bedrooms starting from $3,350. Next door, the 77 Condominiums has 2 two-bedrooms available priced around $1,050 per square foot. One block over along Fifth Avenue is the Robert A.M. Stern-designed condominium tower One Museum Mile whose 9 units on the market are priced at an average of $1,700 per square foot.
Schwartz has developed a handful of boutique Williamsburg developments that include 210 North 12th Street and 15 Jackson Street, both also designed by Karl Fischer.
