Former West Village B&B Sells as a Single-Family Townhouse for $25M
The West Village mansion at 278 West 11th Street hit the market for $30 million in March of last year, which was a huge jump from the $8.2 million owner George Agiovlasitis paid for it in 2011. But he did buy the property when it was a purple bed and breakfast and transform the 6,500-square-foot Greek Revival townhouse into a single-family home, revealing its original brick façade and replacing the historic stoop. Agiovlasitis has now made quite the profit, unloading the house for $25 million, according to city records released today. The buyer is Paula Wardynski, senior vice president of finance at 21st Century Fox, according to The Real Deal.
278 West 11th Street was built in 1853 for William Bogert, a silversmith for Tiffany & Company. Hercules Kontos bought the charming townhouse in 1985 and turned it into the West Eleventh Townhouse bed and breakfast, painted purple and featuring four apartment suites, all with their own kitchen. When Agiovlasitis bought it in 2011 he had a lot of work to do. Not only did he restore the historic integrity of the façade, but he replaced the south-facing walls with glass to let more light in and added a roof deck, elevator, 1,200-bottle wine cellar, and a gym. The undertaking lasted three years with the help of Triton Enterprises and Chicago-based design firm Soucie Horner.
The house is most special for its location on Bleecker Gardens, a large private garden included in the ownership of the townhouses bordering it. The home’s own magnificent garden, which is accessed through a wall of windows and French doors off the breakfast room, leads to the communal space.
In addition to the garden access, the home has an incredible roof deck and second- and third-floor terraces. It’s also been outfitted with full smart home technology and high-end finishes and appliances. And there’s no sign of purple paint anywhere.
