The Upper East Side residence The Harper at 310 East 86th Street has begun sales of its 63 two-, three-, and four-bedroom homes. The new condominium project was designed by the renowned architectural practice ODA, known internationally for innovative and skyline-changing designs. For the latest addition to the iconic Manhattan neighborhood, the firm used large format windows with stepped framing, creating a stunning Art Deco vibe inspired by classic New York City architecture. With occupancy expected this year–a furnished model is available now–the new building features interiors also designed by ODA and an impressive suite of state-of-the-art amenities.
The building’s façade is clad in limestone punctuated by oversize windows. In addition to the visual Deco effect, the stepped design allows for private terraces for many apartments. Additional details such as antiqued brass detailing also reference the Deco-era inspiration.
Within each residence, interiors balance pre-war graciousness with modern design and comfort. Oversized windows maximize light; rooms are framed by wide-plank European white oak flooring.
Kitchens feature worktops and backsplashes of Taj Mahal Quartzite, Poliform cabinetry, and fixtures by Waterworks. A suite of Miele kitchen appliances and wine coolers by Uline add function to form.
Bathrooms feature marble floors and limestone walls with antiqued brass accents. Details like marble countertops, nickel Waterworks fixtures, walnut vanities, and Italian porcelain tile floors reflect ODA’s design expertise.
A full 50 of the 63 homes feature their own private outdoor space. Each of the two penthouses has a balcony, a terrace, and a private roof terrace. Two garden residences offer the rare city oasis of a private backyard with a fully-equipped outdoor kitchen; 46 apartments have a private terrace or balcony.
A gorgeous 24-hour-attended lobby is a showcase of marble, limestone, and brass, highlighted with detailed flooring, sculptural light fixtures, and one-of-a-kind art.
Amenities are as dazzling as the building’s interiors, both visually and in what they offer residents. There are two rooftop terraces with iconic skyline views. Roof terraces feature an outdoor TV, fireplace, lounge, sitting areas, and an outdoor kitchen with a Viking Grill.
Lifestyle perks include a fully-equipped fitness center, a music center and practice room, a children’s art room and playroom, a games lounge, a pet spa, laundry, private storage, and a bike room. Additionally, the School of Rock is providing one year of complimentary group music lessons, and Robofun is offering a year of group art lessons for residents.
Apartments are priced from $2,000,000. As of this week, there have been six contracts signed. Occupancy is set for later in 2023.
