See the luxury condo towers coming to one of Greenpoint’s remaining waterfront parcels

A new luxury residential project is set to rise on one of Greenpoint’s few remaining vacant waterfront parcels. First spotted last month by CityRealty, The Huron is a two-tower condo development featuring 171 units ranging from studios to four bedrooms. Developed by Quadrum Global, the two towers boast eight exposures that maximize waterfront views and 30,000 square feet of amenity space, including an indoor saltwater pool overlooking the Manhattan skyline.
As Crain’s reported, Quadrum, the firm behind the Arlo Hotels, acquired the site for $45.5 million in 2014 through a 1031 exchange. “Greenpoint is steeped in history and culture and is ever evolving,” Amir Setayesh, managing director at Quadrum Global, said.
“The Huron is the next step in Greenpoint’s evolution, bringing elevated waterfront living to the community. With an elegant design that pays homage to Greenpoint’s industrial past, and enduring views of the Manhattan skyline, we are proud of this project and are excited to share it with the world.”
Designed by Morris Adjmi Architects, the apartments have been strategically designed to maximize residents’ access to outdoor space. In fact, the property offers more than 20,000 square feet of private outdoor space across select units.
“For the design of The Huron, we wanted to respect Greenpoint’s past and present contexts,” Morris Adjmi said. “At the ground plane, the rough brick podium is inspired by the materials and scale of surrounding warehouses—vestiges of the neighborhood’s industrial past. For the towers above, we drew inspiration from post-industrial architecture, the cinematic hues of Edward Hopper’s urbanscapes, and the everyday luminosity and artistry of the local community.”
Amenities include a fitness center, residents lounge, co-working space, screening room, children’s room, outdoor playground, bike storage, and a rooftop space with BBQs. The two towers are connected through a courtyard on the fourth floor accessible by all residents.

While pricing for the condo project has not been released yet, nearby luxury developments may give us an idea. The Greenpoint at 21 India Street has available units going for close to $2,000 per square foot and 186 Huron Street is selling one and two-bedroom units at an average of $1,479 per square foot.
According to CityRealty, the average asking price of a condo in Greenpoint is $1,262,500, or $1,389 per square foot.
