Lottery opens for nearly 700 mixed-income units at huge Far Rockaway complex, from $388/month

A housing lottery opened this week for 692 affordable apartments at a brand new development in Far Rockaway, Queens. Developed by Phipps Houses, the Rockaway Village Apartments consist of three buildings within a massive complex, which is currently under construction on site of a former abandoned shopping center. New Yorkers earning 30, 40, 50, 60, 80, and 100 percent of the area median income can apply for the lottery units, which range from $388/month studios to $1,885/month three-bedrooms.
Far Rockaway Village is a multi-phase mixed-use development with eight buildings and nearly 1,700 new units of affordable housing. Designed by Marvel, the project’s first phase includes the three residential buildings on Village Lane that are part of the lottery, as well as more than 100,000 square feet of commercial space, a new plaza, and a parking lot.
The project is part of Mayor Bill de Blasio’s rezoning of Far Rockaway, which was approved by the City Council in 2017.
The available affordable residences have stainless steel appliances, dishwashers, and air conditioning. Amenities include on-site laundry, a landscaped plaza, and a children’s playground. Units in the buildings feature a mix of studio, one-, two-, and three-bedroom units.
The property sits across the street from the Far Rockaway-Mott Avenue subway terminal, the terminus of the A train.
Qualifying New Yorkers can apply for the affordable units until February 21, 2022. Fifty percent of the units are set aside for residents of Queens Community Board 14.
