$905K Brooklyn Tower studio sets new sales record for the borough

The tallest tower in Brooklyn just broke another record. A studio apartment in the Brooklyn Tower has sold for $905,000, marking the most expensive studio sale on a price-per-square-foot basis in the borough. Situated over 720 feet above ground, the 440-square-foot apartment boasts soaring, unobstructed views of the city and way beyond. According to city records, the property fetched a little over $2,000 per square foot.
The studio, unit 72A, measures features western exposure, floor-to-ceiling windows, European White Oak flooring, and a Miele washer and dryer. Skyler Rhoten of Douglas Elliman had the listing.
“This is an incredible milestone for Downtown Brooklyn. Our newest residents will be living at the highest elevations ever available in the borough,” said Michael Stern, founder and CEO of JDS Development Group, the developer and builder of the project. “These are epic views from Brooklyn’s most recognizable new addition to the skyline.”
The 93-story tower was developed by JDS Development and designed by SHoP Architects. At just over 1,000 feet tall, the Brooklyn Tower is the first “supertall” skyscraper in Brooklyn. The building, which incorporates the historic Dime Savings Bank of Brooklyn into its design, contains 143 condos and 400 rental apartments.
The tower’s design is characterized by its “convexacave” columns that give the building a shape that shifts. The design goes from convex to concave, giving texture and movement the closer it gets to the pinnacle, as 6sqft previously reported. The impressive structure is topped by a neo-Deco crown.
AD100 firm Gachot Studios designed the apartment interiors, which feature over 10-foot ceilings and unprecedented views. Finishes include custom Mahogany-finished wood entry door, Absolute Black granite countertops, white oak floors, and bronze mirrors. Kitchens include a fully-integrated suite of Miele appliances and Waterworks fixtures in a custom brass finish.
Amenities, designed by Krista Ninivaggi of Woods Bagot, take up over 120,000 square feet inside and out, including the 66th floor Sky Park, home to the highest basketball court, dog run, and playground in the Western Hemisphere. Residents have access to a Life Time Atheltic Club and the Dome Pool and Terrace, which includes three outdoors pools around the historic bank’s Guastavino dome.
Sales launched at the building in 2022; current availabilities start at $950,000, according to CityRealty. Leasing for the 400 rentals began last spring, starting at $3,965/month for studios, $5,075/month for one-bedrooms, and $7,100/month for two-bedrooms. About 120 of the rentals are priced below market rate.
Another studio at Brooklyn Tower measuring nearly 600 square feet listed for $1,235,000 in February, marketed as the “highest available studio” in the city.
Although One Brooklyn Bridge Park at 360 Furman Street has recorded a few studio sales over $1 million, the converted lofts are much larger than a traditional New York City studio, measuring around 1,000 square feet.
In Manhattan, sky-high price tags for one-room abodes are nothing new. In December, a studio in the Mandarin Oriental Residences at 685 Fifth Avenue sold for $3.88 million, according to the New York Post.
