$6.95M Prospect Park-facing penthouse to become priciest condo ever sold in Park Slope

A Brooklyn penthouse overlooking Prospect Park went into contract last week for $6.95 million. As first reported by Mansion Global, the deal will become the priciest condo ever sold in Park Slope when it closes. The sprawling four-bedroom, four-bath residence is located at One Prospect Park West, a roughly 100-year-old building that originally served as a Knights of Columbus hotel and now has been converted into a luxury condominium with 64 homes.

Measuring over 3,180 square feet, the penthouse boasts impressive 360-degree exposures with views facing both Prospect Park and Manhattan. Architectural details like over 10-foot ceilings, hand-laid reclaimed heart pinewood floors, and oversized windows make the home truly one-of-a-kind.

The apartment features a custom chef’s kitchen with integrated appliances by Wolf and Sub-Zero, a huge center marble island, and an adjacent formal dining room accessed through an arched partition.

Designed with pre-war features in mind, the palatial great room features custom trim and wall moldings and a wet bar with a paneled under-counter wine fridge. There are two spacious, open-layout living areas that face Prospect Park.

On the other end of the building are the bedrooms, with the primary suite taking up the entire corner. The main bedroom contains a large walk-in closet, a bathroom with a freestanding tub and marble tiled shower, and windows facing the Manhattan skyline.

But the condo’s crowning feature is a 1,460-square-foot roof terrace with a gas hookup, offering private outdoor space for relaxing and entertaining.

Developer Sugar Hill Capital Partners is converting the 10-story building into a luxury condominium with 64 residences with 40 unique floor plans. Brooklyn-based studio Workstead designed One Prospect Park West. It’s the first residential building for the firm, known for its interior and lighting design.

Amenities include an ODA New York-designed landscaped rooftop with “secret gardens” with edible fruit and herbs, an art gallery, library, basketball court, bike storage, and more.

Sales launched at the condo building last August, with move-ins expected by the end of the year. According to CityRealty, current availability at the building ranges from a $2 million two-bedroom to a $5.925 million four-bedroom.

Patty LaRocco, the Douglas Elliman agent with the listing, told Mansion Global the sales team has gone into contract on multiple units in the building worth roughly $30 million, all in the last month.

“A lot of the buyers that you’re seeing are townhouse owners that want to go from vertical living,” LaRocco told the website. “There is so much pent-up demand because of the pandemic.”
