Apply for 35 affordable studios at former Bronx army reserve center for $892/month

Applications are now being accepted for 35 studios set aside for low-income New Yorkers. Located at 555 Nereid Avenue in Wakefield, the building sits on the site of the former Joseph A. Muller Army Reserve Center. The newly redesigned four-story site, dubbed the Muller Residences, now contains roughly 90 units, with 54 apartments set aside for formerly homeless veterans and 35 for those earning 60 percent of the area median income, which are available through this current housing lottery. Applicants must earn between $30,583 annually for a one-person household and $57,000 annually for a two-person household to qualify for the $892/month studio apartments.
In 2019, the Doe Fund, a nonprofit serving formerly homeless and incarcerated people, announced plans to convert the former army reserve center to affordable housing. As 6sqft previously reported, the group acquired the vacant property in 2013 and then worked with local residents to develop the site into a community-oriented space.
MHG Architects handled the redesign and gut renovation of the property, which includes a 123-seat lecture hall for programming and a private side yard for residents, in addition to the apartments.
Amenities include social services from the Doe Fund, a live-in super, 24-hour security, a laundry room, and bike storage.
“New York City’s recovery has been a wonder to behold, but we must ensure that it is shared by everyone,” John McDonald, executive vice president of real estate at The Doe Fund, said in a press release announcing the opening of the building.
“That means addressing the housing crisis by providing vulnerable New Yorkers with a place to call home. It means improving public safety by alleviating the root causes of crime: poverty, lack of opportunity, and mental illness. Muller will uplift individuals, families, and veterans struggling to escape homelessness after bravely serving our country. With comprehensive, onsite social services, tenants will have access to the support they need to live with dignity and stability.”
Qualifying New Yorkers can apply for the affordable units until October 25, 2021. Fifty percent of the units are set aside for residents of Bronx Community Board 12.
