Greenpoint tower with outdoor pool opens lottery for 127 middle-income units, from $2,370/month

A housing lottery opened this week for 127 middle-income apartments at a brand new rental tower in Greenpoint. Two Blue Slip, one half of a pair of luxury towers developed by Brookfield Properties and Park Tower Group, is a 40-story building located on the waterfront at the northern end of the Brooklyn neighborhood. New Yorkers with combined household incomes between $81,258 and $192,400, or 130 percent of the area median income, can apply for the apartments, which start at $2,370/month studios, $2,542/month one-bedrooms, $3,063/month two-bedrooms, and $3,530/month three-bedrooms.

Designed by Handel Architects, Two Blue Slip rises 40 stories and contains 421 rental units, with 30 percent of them income-restricted. Its sister tower, One Blue Slip, has 369 apartments and is slightly shorter at 30 stories.
As 6sqft previously reported, the exterior of the towers features a mix of brick, metal, and glass as a way to complement the surrounding buildings. The building sits on a three-level, trapezoidal-shaped podium and has a crown with “overlapping ellipses.”
Apartments have impressive Manhattan skyline and water views, high-end finishes, floor-to-ceiling windows, and in-unit Bosch washer-dryers.
The units available through the lottery are rent-stabilized, protecting tenants from large rent increases in the future. According to the lottery advertisement, the building is currently offering renters two months free on a new lease.
Designed by Gachot Studios, the amenity spaces include a resort-like rooftop pool with a bar, cabanas and an outdoor grilling station, a resident’s lounge, media room, children’s playroom, and a two-story fitness center. Building amenities cost an additional monthly fee.
The two towers are the result of a 2005 rezoning of the neighborhood. The Greenpoint Landing plan involves the construction of 5,550 residential units across 11 towers along a half-mile of waterfront, a new pre-K through 8th-grade public school, and four acres of public space designed by James Corner Field Operations. Overall, 1,400 units will be designated affordable.
