Two-tower Prospect Heights rental with huge public park launches lottery, from $2,290/month

A housing lottery opened this week for 240 middle-income units at 595 Dean Street, the latest building to open at the Prospect Heights mega-development, Pacific Park. The two-tower, mixed-use project has 798 total rentals, 30 percent of which are designated below market rate, and is anchored by roughly 60,000 square feet of public open space. New Yorkers earning 130 percent of the area median income, or between $78,515 annually for a single person and $187,330 for a household of five, can apply for the apartments, which range from $2,290/month studios to $3,360/month two-bedrooms.
Developed by TF Cornerstone and designed by Handel Architects, 595 Dean Street sits mid-block between Dean and Pacific Streets and consists of a 23-story tower and a 28-story tower, which are linked via an underground passageway. The building officially opened in April.
The project also brings major public green space to Pacific Park, a long-in-the-works 22-acre development from Greenland Forest City Partners that includes 15 buildings with more than 6,000 apartments around the Barclays Center.
Surrounding 595 Dean is roughly 60,000 square feet of public green space designed by MNLA in addition to the nearly 29,000 square feet of outdoor amenities for residents. The outdoor spaces include a picnic grove, shaded woodland gardens, and a landscaped central lawn. There’s also a playground, dog run, seating, and a series of water jets to keep residents cool during the warmer months.
The towers include a large space for Chelsea Piers, which will operate a soccer field, running track, swimming pool, gymnastic practice area, and fitness studio. Residents of 595 Dean Street will get a 50 percent discount on membership to Chelsea Piers Fitness.
For an extra fee, other residential amenities include a rooftop swimming pool and terrace, a sundeck, BBQ grills, coworking lounges, private conference rooms, a screening room, an arcade room, a children’s playroom, and a dog grooming space. Simo Pizza and Ni Hao, a Chinese eatery, will operate on the ground floor.
The 798 studio, one-, and two-bedroom apartments feature flexible layouts, stainless steel appliances, and high-end finishes. Select units include in-unit laundry.
According to CityRealty, market-rate apartments at 595 Dean Street currently start at $3,360/month for studios, $4,450/month for one-bedrooms, and $6,695/month for two-bedrooms.
