Lottery opens for 70 mixed-income units at High Line-facing rental in Hudson Yards, from $772/month

A new high-rise tower in Hudson Yards launched a housing lottery last week for 70 mixed-income apartments. Dubbed the 30th and 11th Apartments, the mixed-use building at 606 West 30th Street sits across from the High Line and just south of New York City’s newest neighborhood. Qualifying New Yorkers earning 40, 60, and 100 percent of the area median income can apply for the apartments, priced from $772/month studios to $2,592/month two-bedroom apartments.

The tower at 606 West 30th Street is one of two skyscrapers rising on infill land that once sat in the Hudson River two centuries prior, as CityRealty reported. The other is the massive two-building development at 601 West 29th Street, developed by Douglaston Development and designed by FXCollaborative and known as 3ELEVEN.
Lalezarian Properties is developing the 30th Street tower, which will rise 45 stories and include 277 apartments and nearly 14,000 square feet of commercial space. Roughly a quarter of the homes are priced below market-rate.
Designed by Ismael Leyva Architects, 606 West 30th Street will offer residents in-unit dishwashers and laundry, energy-efficient appliances, and air conditioning. Amenities include an outdoor terrace, lounge, bike storage, rec room, and a pool.
Located on Manhattan’s far west side, the building’s nearest subway line is the 7 at 34th Street-Hudson Yards. All of the shops, dining, and cultural happenings of Hudson Yards and West Chelsea are only minutes away.
Qualifying New Yorkers can apply for the apartments until June 26, 2023. Preference for 50 percent of the units will be given to residents of Manhattan Community District 4.
