Middle-income housing lottery launches for 47 units at new amenity-filled rental in Jackson Heights

A new affordable housing lottery has launched for Roosevelt Parc, a brand-new rental in Jackson Heights, Queens designed by Marvel Architects. The mixed-use project has a unique Flatiron-esque shape that lends itself to a large outdoor garden. There’s also a huge roof deck complete with outdoor kitchens and grills and various lounging and dining areas, among a slew of other amenities. There are 47 units available to those earning 130 percent of the area median income, ranging from $1,121/month studios to $3,283/month three-bedrooms.
Roosevelt Parc is conveniently located just off the Broadway exit of the BQE and just a few blocks each from the 7 train at 69th Street-Fisk Avenue and the E, M, R trains at 65th Street. It’s also a short walk to the LIRR at Woodside.
In addition to the outdoor space mentioned, the 40,000 square feet of amenities at Roosevelt Parc include a 24-hour concierge, on-site parking garage, state-of-the-art fitness center, yoga lawn, internet lounge, children’s playroom, bike storage, and laundry room. There’s also a rooftop lounge that features the Oculus viewpoint, a fireplace, dining room, pool table, and a screening room. From here and the rooftop, you have panoramic views of the Manhattan skyline.
The renderings above show the mixed-use nature of the building. On the ground floor will be 8,400 square feet of retail space; the second floor will be 19,000 square feet of community facility space.

In total, there are 154 apartments, 30 percent of which have private balconies or terraces. The two-, three-, and four-bedroom homes have in-unit washer/dryers.
Though the prices are not as low as some affordable housing lotteries, they are cheaper when compared to the market-rate units, which start at $1,695/month for studios, $2,000/month for one-bedrooms, and $3,750/month for three-bedrooms, according to current availabilities.
