Jersey City waterfront rental opens with 400+ luxury units and ample amenity package

Another new luxury residential building has opened along the Jersey City waterfront. The new 35-story tower is part of the second phase of the VYV complex at 444 Warren Street and joins the north tower which opened in 2017. Together, they contain over 850 apartments and boast a plethora of perks, including an eighth-floor indoor-outdoor amenity deck with a pool and grills, two fitness centers, and multiple co-working spaces.

Brookfield Properties and G&S Investors developed the two towers, which include studio, one-, and two-bedroom units. The south tower rental contains 432 apartments, all of which boast open layouts, chic finishes, and oversized windows. Kitchens, with the choice of Oak or Walnut tones, have Caesarstone quartz countertops, built-in pantries, islands, and stainless steel appliances.

In addition to the modern interiors, renters will be drawn to the amenity package that makes it feel like a mini-escape. The buildings are connected by an 8th-floor amenity deck and indoor space that contains a co-working lounge with seating and private work pods, a game room, two fitness centers, a kids’ room, a sports bar with TVs, and a communal kitchen and dining room.

Plus, the expansive outdoor deck provides enough space for private groups to dine, grilling stations, outdoor games, a movie screen, and a pool and hot tub with lots of seating. The views of the New York City skyline and the Statue of Liberty are really the icing on the cake. A new large-scale sculpture by artist Maximilian Pelzmann opened on the 8th-floor deck this week. Dubbed “Pavilion,” the sculpture is designed to be interacted with by the residents.

The buildings offer full-time concierge service, package lockers, bike storage, on-site parking, and a daycare center on the ground floor.

“With the opening of the south tower, we are excited to complete our twin residential project VYV as part of our larger Hudson Exchange development, which is bringing new housing, public open space, retail, and dining to the Jersey City waterfront,” Alireza Esmaeilzadeh, senior vice president of development for Brookfield Properties, said in a statement.

“VYV brings unparalleled amenities and views to Jersey City living within a dynamic community with great access to transit, local retail, restaurants, and more.”

Current availabilities at VYV’s south tower range from around $2,452/month for a studio to $5,499/month for a two-bedroom. The building is offering two-and-a-half months free for move-in dates before October 31.
