After three years, developer Joseph Chetrit unloads UES townhouse with an indoor pool for $25M

The townhouse might’ve sold for $14 million under its asking price, but it’s still one of the biggest sales to come through since the coronavirus crisis hit NYC. Owner and big-time real estate developer Joseph Chetrit first listed the double-wide home at 118 East 76th back in 2017 for $39 million. The Wall Street Journal, who learned of the sale from a source close to the deal, notes that the Upper East Side home went into contract “for a significantly larger amount” but “was renegotiated due to the market tumult caused by the pandemic.” The lavish home boasts a top-floor indoor pool with a glass-enclosed gym that overlooks it, an elevator that stops at all six floors, a cigar bar, and a patio with an outdoor kitchen and living area.
Joseph Chetrit is the founder of the Chetrit Group. In the summer of 2017, he paid $26 million for a collection of six townhouses on East 76th Street that he bought from Lenox Hill Hospital. He then combined them into three large homes and listed them all for sale that November. Believe it or not, number 118 is the smallest of the bunch at 32-feet-wide and with 13,000 square feet. Number 110, the largest at 36-feet-wide, was listed for $51 million. It sold in 2018 for $40,250,000 to the late investor David Koch. Number 114, 34-feet-wide, was listed for $44 million; it’s currently off the market.
In addition to the elevator, the entire home is connected via a grand spiral staircase with a skylight at the top. Throughout are luxurious details like six-inch white oak flooring and Giorgio Armani stone and tile accents.
Off the entry foyer is the long kitchen. It boasts a five-seat island, two dishwashers, a wine fridge, a pantry, and a ton of cabinet and counter space. The cabinetry is custom-Italian. Not pictured above is additional space for a small dining table.
The formal dining room is located behind the kitchen.
Off the dining room, you’ll find the incredible back terrace.
Up on the second floor are the living room and a rear-facing library. They’re separated by the cigar lounge/bar, which has a kitchenette.
The third floor is entirely devoted to the master suite. The bedroom is in the back, while a sitting room is in front. There’s a full bathroom, two powder rooms, and two walk-in dressing rooms.
There are four bedrooms, all with en-suite bathrooms on the fourth floor, as well as a den.
The fifth floor is really the most spectacular with its 14.4′ X 35.10′ swimming pool and glass-enclosed gym that overlooks it. There are two terraces, one in the front and one in the back, as well as a sauna and steam shower. There’s also a sixth-floor landscaped roof terrace.
The cellar level holds a large screening room/media room, complete with a wet bar, that opens up to the lower terrace. There’s a laundry room, storage space, and a wine cellar.
