$45M oceanfront estate is the priciest sale in the Hamptons since 2016

Mansion Global reports that the sprawling oceanfront estate at 26 and 32 Windmill Lane in East Hampton has closed for $45 million, as per sources close to the deal. Though they can’t confirm the final sale price, Douglas Elliman does tell us that it’s the most expensive sale in the Hamptons since 2016. The 6.7-acre property, which was listed for $60 million in July and most recently for $55 million, was built in 1989 for former Union Pacific president and chairman James Evans. There’s a massive main house with beautiful beachy interiors and tons of outdoor space including a 50-foot pool, as well as a separate guest house.

The main home sits on 5.4 acres and totals 5,500 square feet with five bedrooms and six bathrooms. It was designed by local Hamptons firm ZOH Architects. Its landscaped grounds include a 50-foot heated pool overlooking the ocean and a private path to the beach.

The house takes full advantage of its waterfront location with oversized windows framing the gorgeous views. Likewise, a neutral color palette highlighted by blue accessories and easy, textured fabrics lend a beach house vibe that doesn’t complete with the ocean.

As the listing describes, “With a layout that seamlessly integrates indoor/outdoor entertaining spaces, dining ocean-side is possible any time of year either on the over-sized terrace, in the eat-in kitchen, or in the expansive dining room.”

All of the bedrooms have en-suite bathrooms, perfect for hosting guests. Two of them have second-floor balconies.

The first-floor master suite is set apart from the other bedrooms and has its own terrace.

Connected to the pool area is another outdoor terrace with a barbecue grill and covered dining area.

The other 1.3-acre site holds a four-bedroom guest house that also comes with its own in-ground pool. It was built in the 1950s, one of the first homes in the area.

The property is located off Further Lane, which as the Journal notes, is “one of the most exclusive enclaves in the Hamptons.” It’s being sold by Evans’ family, as he passed away in 2015.
